West & Tramuntana covers ten municipalities in the Serra de Tramuntana, the mountain range along Mallorca’s north-west coast, from Estellencs in the south-west to Escorca in the north-east. It is a zone of stone villages, terraced slopes and small coves, with Sóller as its main town. It rewards buyers who rank landscape and village life above sandy beaches and convenience.

The zone covers the heart of the Serra de Tramuntana, whose cultural landscape of dry-stone terraces and old water works UNESCO listed in 2011. All ten municipalities also lie partly or wholly in the Serra de Tramuntana natural area, protected since 2007. That protected area runs on beyond the zone, into Andratx and Calvià in the Southwest, Pollença in the North, Palma, and Raiguer municipalities such as Alaró and Selva. Puig Major in Escorca, at 1,436 metres, is Mallorca’s highest peak, and the GR 221 Dry Stone Route links many of the villages on foot.

Everyday services gather in a handful of places. Sóller, with nearly 14,000 residents, has a covered market, state primary and secondary schools and a health centre with round-the-clock urgent care. Esporles has the zone’s other state secondary school and its other health centre with 24-hour urgent care. Bunyola, Palmanyola, Valldemossa, Puigpunyent, Fornalutx and Deià have state primary schools, and Estellencs a small state school for ages 3 to 10, but in the smallest villages the health post opens only a few hours a week. Banyalbufar has no school, and Escorca looks to Inca for supermarkets, urgent care and hospital.

Distance from Palma varies more than the map suggests. The villages on the Palma side of the mountains are closest: Palmanyola is 20 to 25 minutes from the cathedral, Esporles and Puigpunyent about 25 to 30, Bunyola and Valldemossa about 30. The Ma-11 through the toll-free Sóller tunnel puts Sóller about 35 minutes away. The Ma-10, about 112 km long, winds along the range from Andratx to Pollença, past Estellencs, Banyalbufar, Valldemossa, Deià and the Sóller valley, then across Escorca. TIB buses serve the main villages, but coves such as Cala Deià, Port de Valldemossa and Port des Canonge have no bus.

Visitors shape much of the year. Sóller, Deià and Valldemossa draw heavy day-trip crowds, Sóller brought in a low-emission zone in 2026, and in summer Sa Calobra’s car park fills, with cars sent on to Cala Tuent. Water is the other shared worry: between 2024 and 2026 Sóller, Deià, Esporles, Banyalbufar and Puigpunyent all restricted mains water, and some brought it in by tanker. Mountain weather matters too, from storms and rockfalls that close roads to snow that can lie for long spells on Escorca’s highest ground.

Who buys here

Deià has drawn foreigners since the years after the First World War, the poet Robert Graves, who arrived in 1929, among the first, and the Sóller valley, which grew quickly after its tunnel opened in 1997, has long drawn well-off Europeans. In both, many homes are second homes or holiday lets. Esporles, Bunyola and Valldemossa remain mainly local, with foreign residents a minority, and many in Esporles and Bunyola commute to Palma. In the smallest places, such as Orient, Port des Canonge and Escorca, most homes are nobody’s main residence.

Property

The typical homes are old stone village houses and townhouses on steep, often stepped lanes, and country estates (possessions) and farmhouses among olive and citrus terraces. Detached houses fill developments laid out from the 1960s onwards, such as Palmanyola, Es Verger, Ses Rotgetes de Canet and Son Coll above Port des Canonge, and Sóller town and Port de Sóller also have flats and holiday apartments. Building land is scarce: much of the land is protected, village cores such as Deià, Biniaraix, Estellencs and Orient are listed historic ensembles, and Deià and Estellencs were still working through new general plans in 2026.

How the zone breaks down

  1. The Sóller valley is the zone’s busiest and best-served corner: a market town with schools and round-the-clock urgent care, a harbour with two beaches, and the stone villages of Biniaraix and Fornalutx below Puig Major. Palma is 35 to 45 minutes away through the tunnel, but visitor pressure is heavy.

  2. The best-known villages on the Ma-10 coast road. Valldemossa, about 30 minutes from Palma, has a primary school and a Sunday market; Deià, about 45, has a long-established foreign community. Cala Deià, Llucalcari and Port de Valldemossa are tiny seaside spots with almost no services, and day-trippers crowd both villages.

  3. The quiet south-west: two small stone villages on sea-facing terraces along the Ma-10, about 40 to 50 minutes from Palma, and the old fishing cove of Port des Canonge. Services are few, Banyalbufar has no school and a fragile water supply, and there is very little room to build.

  4. Inland valleys on the Palma side of the mountains, 25 to 40 minutes from the city and with no coast. Esporles has a secondary school and 24-hour urgent care, Puigpunyent a primary school and a Saturday market. Galilea and the wooded Es Verger development are quieter, and most errands mean a drive.

  5. Bunyola straddles the Ma-11 Palma to Sóller road: a working village with a twice-weekly market and a station on the Sóller railway, the residential area of Palmanyola, mostly detached houses with gardens 20 to 25 minutes from Palma, and Orient, a protected stone hamlet in its own mountain valley.

  6. The high, wild north-east of the zone, with the Lluc sanctuary, Puig Major and the coves of Sa Calobra and Cala Tuent. About 200 people live across 139 square kilometres, Palma is about an hour away, and residents go to Inca, 30 minutes from Lluc, for supermarkets and the hospital.

Which parts of the West & Tramuntana are closest to Palma?

The villages on the Palma side of the mountains. Palmanyola is 20 to 25 minutes from the cathedral, Esporles and Puigpunyent about 25 to 30, and Valldemossa and Bunyola about 30. Sóller is about 35 minutes through the toll-free tunnel, Estellencs about 50 and Lluc, in Escorca, about an hour.

Where can I live all year with schools and doctors nearby?

Sóller town and Esporles are the best served, each with a state secondary school and a health centre with round-the-clock urgent care. Bunyola, Palmanyola, Valldemossa and Puigpunyent have primary schools and health units open most weekdays. In the smallest villages the health post opens only a few hours a week and children often travel for school.

Are there good beaches?

Not many. Port de Sóller has two beaches of sand and gravel. Elsewhere the coast is steep, with small pebble and gravel coves such as Cala Deià, Port de Valldemossa, Port des Canonge and Cala Estellencs, plus Sa Calobra and Cala Tuent on Escorca’s north coast. Esporles, Puigpunyent and Bunyola have no coast at all.

Can I build or extend a house?

Expect tight limits. All ten municipalities lie partly or wholly in the protected Serra de Tramuntana natural area, several village cores are listed historic ensembles, and in 2026 Deià and Estellencs were still working through new general plans, with licences restricted in Estellencs. Have a local architect check what a property allows before you buy.

Is water a problem?

In dry summers it often is. Between 2024 and 2026 Sóller, Deià, Esporles, Banyalbufar and Puigpunyent all restricted mains water, most of them banning pool filling, and Deià, Esporles and Banyalbufar have all relied on tanker water. Ask how a house gets its water, and whether it has a well or cistern, before you buy.
