Living here

The Pla de Sant Jordi is the flat farming plain on Palma’s eastern side, around the airport, dotted with old windmills and with a string of villages that belong to the city: Son Ferriol, Sant Jordi, La Casa Blanca, L’Aranjassa and El Pil·larí. Look here for a village house or a country property 20 to 25 minutes from the old town, with the airport close by.

The plain covers about 60 square kilometres between the city, the sea and the island’s interior. Until the mid-19th century much of it was marsh, the Prat de Sant Jordi. A drainage company was formed in 1846, and the Dutch engineer Paul Bouvy led the works that finally dried it out. Windmills pumped up groundwater for the farms, and the plain became Palma’s larder for vegetables, fruit, beef and milk. Most of the mills are now disused and many have lost their wheels, though in 2017–2019 the Consell de Mallorca offered owners restoration grants. Ses Fontanelles, near Playa de Palma, is the last remnant of the old wetland.

Son Ferriol, about 6 km from the centre on the old Manacor road, is the largest village, with almost 10,000 residents in 2018. Its first houses date from 1898, and the village proper from 1917, when a priest bought the estate; its streets were laid out from 1920. For Sant Antoni, the patron, bonfires burn on 16 January and devils parade the next day. A farming and crafts fair fills a weekend in late March, and a market is held in the main square on Saturday mornings. A new health centre was due in early 2026, but in late October IB-Salut still listed a temporary site at Son Llàtzer hospital.

Sant Jordi, with about 3,500 residents in 2025, sits on a low rise where a church and a small settlement were recorded in 1451. It has a municipal library, a state school, a sports centre and a public health unit open on weekdays until 2.30pm. La Casa Blanca grew up beside the Manacor road and takes its name from a whitewashed roadside inn. L’Aranjassa, popularly s’Aranjassa, was settled by farmers from Llucmajor and Vilafranca once the marsh had been drained. El Pil·larí, towards s’Arenal, grew from 1905, when its estate was divided up, around marès sandstone quarries; its church of Sant Francesc d’Assís dates from 1956.

For the beach, people head to Can Pastilla and Playa de Palma, the nearest sand. The airport’s runways lie on the plain, and Aena, which runs it, keeps permanent noise monitors in Sant Jordi, La Casa Blanca and Son Gual. Between Son Ferriol and the Coll d’en Rabassa is Son Riera, better known as Son Banya, built in 1968 for Roma families moved out of shanty towns and long linked with drug dealing. The council has been pulling down shacks there for years, but plans to rehouse residents and clear it have stalled, and police raids continued in 2026.

Who buys here

Most residents live here all year. Foreign residents, mostly from other EU countries, were a small minority in L’Aranjassa and El Pil·larí in 2018. Typical buyers want a house with a garden or a country property within easy reach of both the city and the airport, and are prepared to live with aircraft noise.

Property

In Son Ferriol a little over half the residents live in the village, the rest on outlying estates and in country houses. The smaller villages grew as clusters of houses with residential estates around them: La Casa Blanca includes Puntiró, Can Morey, Can Valent and Son Pelat Vell, and around L’Aranjassa many old orchards have become house plots. El Pil·larí also has a large area of flats. East of Sant Jordi, the Son Gual estate, which now also has a golf course, was partly divided into plots in the 1970s and 1980s. Country houses stand on rustic land, where building is tightly restricted, so check every licence.

Questions buyers ask

Is the Pla de Sant Jordi part of Palma?

Yes. Son Ferriol, Sant Jordi, La Casa Blanca, L’Aranjassa, El Pil·larí and Son Riera are all official neighbourhoods (barris) of the municipality of Palma. On their outer edges they border the municipalities of Marratxí and Llucmajor.

Will I hear the planes?

It depends on where you are. The airport’s two parallel runways lie on the plain, and Aena keeps permanent noise monitors in Sant Jordi, La Casa Blanca and Son Gual. Check the official noise maps for the airport, and listen for yourself at a house in the morning and evening, and in summer if you can, before you buy.

What is Son Banya?

Son Banya is the popular name for Son Riera, a settlement between Son Ferriol and the Coll d’en Rabassa, built in 1968 to rehouse Roma families from shanty towns. It has long been linked with drug dealing. Palma council has been demolishing shacks there for years, slowly, partly because there is no other housing for those evicted; in January 2025 it extended its demolition contract to October 2027, and police raids continued in 2026.

Can I rent my house to holidaymakers?

Only if a legal licence is already in place. Flats in Palma were already excluded, and on 28 May 2026 the council gave final approval to banning new holiday-rental places in houses. A home on rustic land legalised under the 2024 amnesty cannot be let to holidaymakers either.

Can I get around without a car?

Partly. EMT city bus line 14 runs from Plaça d’Espanya along the Manacor road via Son Llàtzer hospital to Son Ferriol, La Casa Blanca and Sant Jordi. Line 31 runs from Sant Jordi through L’Aranjassa and El Pil·larí to Playa de Palma, Can Pastilla and the city centre. Country houses between the villages are much easier with a car.
