Living here

The municipality of Banyalbufar (Bañalbufar in Castilian) covers about 18 square kilometres of terraced mountainside and cliff coast in the south-west of the Serra de Tramuntana, 40 to 45 minutes from Palma. With about 570 residents it is one of Mallorca’s smallest, and most live in the hill village. Quiet and landscape are what it offers; convenience is in short supply.

Banyalbufar borders Estellencs to the west, Esporles and Puigpunyent to the south and Valldemossa to the east. It climbs from about 7 kilometres of steep coast, between Port des Canonge and the Racó de s’Algar, to the Mola de Planícia, more than 900 metres high. Woodland covers most of the land, with old farming terraces (marjades) around the village. The Ma-10 coast road crosses the municipality and the GR 221 Dry Stone Route passes through on foot. Almost all of it lies in the protected Serra de Tramuntana natural area, within the landscape UNESCO listed in 2011.

There are three settlements. The hill village on the Ma-10 holds most residents and all the shops and public services. Port des Canonge, a former fishing cove at the eastern end of the coast, and the Son Coll urbanisation on the slope behind it have a few dozen registered residents each, and the port is mainly a place of second homes. Around them lie woods, terraces and old estates such as Son Bunyola and Son Valentí. The drive from the village to the port takes about 25 minutes, and the Volta des General path covers it on foot in about an hour.

Every public service is in the village. The town hall is on the Plaça de la Vila, and there is a municipal library, a playgroup for under-threes, a pharmacy, a health post open on Tuesday and Friday mornings and a municipal gym. The Ses Escoles grounds on Carrer Font have courts for futsal and basketball. There is no school: children go to state schools in Esporles, or to Estellencs up to age 10, and the Tramuntana health centre in Esporles has 24-hour urgent care. TIB line 202 links the village with Esporles and Palma, but no bus goes down to Port des Canonge.

Water is the biggest headache. Banyalbufar has no link to Mallorca’s bulk water network. The village relies on the Font de la Vila spring, a municipal well with water-quality problems and water bought in by tanker, while Port des Canonge and Son Coll still have no public mains or sewerage. The council’s water and drought plan, running to 2030, calls for new boreholes and more storage. Storms are a second risk on the wooded slopes: a tornado in August 2020 and a severe storm on 9 September 2026 brought down trees and power lines, above all at Port des Canonge.

Who buys here

Tourism and second homes are now the municipality’s main activities, according to the town hall’s 2021 tourism strategy, and holiday lets have grown since about 2010. The main choice is between a stone house in the village, within walking distance of the shop, pharmacy and bus, and a weekend or summer house by the sea at Port des Canonge or Son Coll. With every school a drive away, it is simpler for couples and second-home owners than for families.

Property

Homes are few, most of them old, and little new building is possible. The village has traditional stone townhouses built wall to wall on the slope, many from the tomato boom of the early 20th century. Port des Canonge has houses by the cove, mostly from the 1940s to the 1980s, and Son Coll detached houses built mainly from the 1970s to the 1990s. Old estates and farmhouses lie among the terraces and woods. Planning still rests on the Normes Subsidiàries of 1986, which plan for no growth, and most of the land is protected, so new building there is heavily restricted.

How Banyalbufar breaks down

Port des Canonge and Son Coll have no public mains or sewerage yet, so ask how any house gets its water.

Can I build or extend a house here?

There is little room for it. Almost the whole municipality lies in the protected Serra de Tramuntana natural area, and planning still rests on the Normes Subsidiàries of 1986, which plan for no growth. Get a local architect’s advice before you buy.
