Central: Pla is the farming plain in the middle of Mallorca: 14 inland municipalities, from Santa Eugènia and Algaida on the Palma side to Petra and Vilafranca de Bonany near Manacor. Market towns and villages, lived in all year, sit among almond groves, cereal fields and vineyards 30 to 50 minutes from Palma. It is for buyers who put village or country life ahead of being near the sea.

The zone takes in the 14 municipalities of the Pla de Mallorca, which together cover nearly 600 square kilometres and have no coastline. Most of it is low, flat or gently rolling farmland, broken by hills such as the Puig de Bonany (317 metres) near Petra and, highest of all, the Puig de Randa (543 metres) in the south of Algaida. Dry-farmed cereals, almonds, figs and carobs cover much of it, with apricots around Porreres, capers in Llubí, melons in Vilafranca and vines around Santa Eugènia, Sencelles and Porreres. About 44,850 people were registered across the zone in 2025.

Every municipality has a state primary school and a public health unit, and from Monday to Saturday there is a market somewhere in the zone; Sineu’s Wednesday market goes back to a royal privilege of 1306. Fairs run through the year, from Costitx en Flor and Sineu’s Sa Fira in early May to Lloret’s fig festival at the end of summer, Vilafranca’s melon fair in September and the autumn fairs of Algaida and Porreres, and the Cossiers still dance in Algaida and Montuïri. The 14 town halls belong to the Mancomunitat Pla de Mallorca, based in Petra, which runs shared services such as rubbish collection and adult education.

Three main roads lead to Palma: the Ma-15 dual carriageway from Manacor, past Vilafranca, Montuïri and Algaida, the Ma-13 motorway from Inca for the north of the zone, and the old Sineu road (Ma-3011). Sineu and Petra have stations on the Palma–Manacor line and Llubí one on the sa Pobla line, with trains to Palma in 50 minutes to an hour, and TIB buses run along the Ma-15 and through Sencelles and Santa Eugènia. The health centres in Sineu and Vilafranca provide urgent care at nights and weekends, and the public hospitals are in Inca, Manacor and Palma.

Hilltop sanctuaries are the plain’s landmarks: Cura on the Puig de Randa, Bonany above Petra, Monti-sion near Porreres, Consolació by Sant Joan and the Bona Pau oratory outside Montuïri, and several towns walk up to theirs on the Tuesday after Easter. The Pla is rich in prehistory too, with the Talaiotic settlement of Son Fornés at Montuïri, the Son Corró sanctuary at Costitx and Son Fred at Sencelles. Petra keeps the family home of Junípero Serra, Sineu the royal palace Jaume II set up in 1309, and signposted cycle routes follow quiet lanes across the plain.

Who buys here

The Pla shrank for much of the 20th century, and every municipality has grown again in recent decades. Long-established local families still make up much of the population, and many residents commute to work in Palma. Foreign residents are a minority: in INE’s 2022 figures, Moroccans were the largest foreign group across the zone and Germans the second. Buyers tend to be families wanting a village school, couples restoring an old townhouse and people looking for a finca among the fields.

Property

The towns and villages grew around old centres of traditional village houses, built wall to wall along the streets, with newer detached houses towards the edges of town. Several villages have old windmill towers converted into homes. Out in the fields, fincas, farmhouses and old estates (possessions) stand on rustic land, and many estates now run as rural hotels or agroturismes. The old centres of Sineu, Petra and Biniali, the hamlet of Ruberts and Santa Eugènia’s three hamlets are protected, and several towns are drawing up new planning rules, so check what is allowed, and on rustic land ask a lawyer to confirm that each building is legal and registered.

How the Pla breaks down

  1. The western edge of the Pla, about 30 minutes from Palma. Santa Eugènia village, with about 1,600 people, has a primary school, a health unit and a pharmacy, and Ses Alqueries, on the plain among vineyards, is one of the municipality’s three small protected hamlets. Little land is left for building.

  2. Flat farmland and vineyards 30 to 40 minutes from Palma. Sencelles town has a primary school, a weekday health post and two weekly markets, while Biniali and the tiny hamlet of Ruberts have listed old cores. Costitx, part of Sencelles until the 1850s, is a small village with a Saturday market and Costitx en Flor around 1 May.

  3. The zone’s most populous municipality, with about 6,350 people, on the Ma-15 30 to 40 minutes from Palma and 25 to 35 from the airport. Algaida town has the school, a weekday health unit and the Friday market; Pina is a small farming village and Randa a tiny one at the foot of the Puig de Randa.

  4. The south of the Pla. Montuïri, a royal town since 1300 on a ridge beside the Ma-15, has buses to Palma about every hour and the Son Fornés prehistoric site. Porreres, with about 5,900 people, has apricot orchards and vineyards, a Tuesday market, a secondary school up to 16 and Es Trenc 25 to 30 minutes away.

  5. The middle of the island, about 45 minutes from Palma. Sineu, with about 4,500 people, has one of Mallorca’s oldest weekly markets, a train station, a health centre with urgent care and IES Sineu. Lloret de Vistalegre and Sant Joan, smaller farming communities about 10 minutes away, send their teenagers there.

  6. The north of the Pla, 40 to 50 minutes from Palma and 20 to 25 from the beaches at Can Picafort. Llubí, known for its capers, has a station on the sa Pobla line. Maria de la Salut and Ariany, the island’s youngest municipality, are quiet farming villages with buses to Sineu station.

  7. The east, 45 to 50 minutes from Palma and about 15 from Manacor and its hospital. Petra, birthplace of Junípero Serra, has a protected old centre and a station on the Manacor line. Vilafranca de Bonany, known for its melons, has a health centre with round-the-clock urgent care and buses to Palma about every half hour on weekdays.

Which places does Central: Pla include?

Fourteen inland municipalities: Algaida, with Pina and Randa; Santa Eugènia and its hamlets, among them Ses Alqueries; Sencelles, with Biniali and Ruberts; and Costitx, Lloret de Vistalegre, Sineu, Llubí, Maria de la Salut, Ariany, Petra, Sant Joan, Vilafranca de Bonany, Montuïri and Porreres. Together they make up the Mancomunitat Pla de Mallorca, and none of them reaches the sea.

Which part of the Pla should I look in?

For Palma and the airport, the western side and the Ma-15: Santa Eugènia, Sencelles, Algaida and Montuïri are 30 to 40 minutes from the city. For the beaches of the Bay of Alcúdia, the north, where Llubí, Maria de la Salut, Ariany and Petra are 20 to 25 minutes from Can Picafort. Sineu, Petra and Llubí have train stations, and Sineu and Vilafranca have the health centres with urgent care.

Can I live here without a car?

Partly. Trains run to Palma from Sineu, Petra and Llubí, whose station is about 2 km outside the village, and TIB buses link Vilafranca, Montuïri, Porreres and Algaida (lines 401 and 403) and Costitx, Sencelles, Biniali and Santa Eugènia (line 304) with Palma. Smaller villages such as Lloret, Pina, Ariany, Maria de la Salut and Sant Joan rely on connecting buses to Sineu station or Algaida, so a car is close to essential.

Where are the doctors, hospitals and schools?

Every municipality has a public health unit and a state primary school. Urgent care at nights and weekends is at the health centres in Sineu and Vilafranca, or in Llucmajor, Santa Maria del Camí and Binissalem for Algaida, Santa Eugènia and Sencelles, and the hospitals are in Inca, Manacor and Palma. Secondary pupils from much of the zone go to IES Sineu or to IES Porreres, which teaches only up to 16, and the Rafa Nadal International School in Manacor is about 25 minutes from Porreres.

What should I check before buying, renovating or letting?

Planning first: Lloret de Vistalegre and Montuïri have put many licences on hold while new general plans go through, Sencelles and Vilafranca still work with rules from the 1990s, and until their special protection plans are approved, works in the protected centres of Sineu and Petra also need the Consell de Mallorca’s heritage approval. On rustic land, have a lawyer confirm that every building is legal and registered. For holiday letting, buy a home that already has a licence: no new flats can be registered in Mallorca, and new places for houses are limited and sold by the Consell de Mallorca.
