Living here

Fornalutx is a stone village and small municipality at the upper end of the Sóller valley, about 140 metres up below the Puig Major, Mallorca’s highest peak. Sóller is about 10 minutes away by car and Palma 40 to 45. Its draw is a quiet mountain village of stepped lanes and orange groves; the catch is that many errands mean a drive.

For centuries Fornalutx belonged to Sóller. It first broke away under Spain’s liberal constitution of 1812, and its independence was finally recognised in 1837. The village grew from a farmstead of the Islamic period, as the plan of its oldest streets suggests. Today it is a tight cluster of stone houses with green shutters, cobbled lanes and flights of steps around a small square and the parish church of the Nativitat de la Mare de Déu, rebuilt between 1613 and 1621. Look up and you will see painted tiles under some of the eaves: only Sóller has more buildings decorated this way.

The village guards its looks. It won island and national awards for its upkeep in 1983, and in 2017 became the first Mallorcan member of the Most Beautiful Villages of Spain association. In 2002 the council bought Can Xoroi, whose olive mill was the last in the village to work, until the late 1970s; part of its painted-tile collection is on show there. The patron’s day is 8 September. A few days before, in the Baixada des Bou, a tame young animal is brought down to the square, crowned with laurel and led through the lanes. Since 2017 the animal has been spared, but animal-welfare groups want a ban.

For about 740 residents, the basics are close by: a small supermarket, a bakery and a pharmacy. The state infant and primary school, CEIP Fornalutx, has a new classroom block, the council runs a nursery for under-threes, and there is a municipal sports centre. A small public health unit opens two days a week; otherwise people go to the Serra Nord health centre in Sóller, about 10 minutes away on the Ma-2121, where they also find the covered market, supermarkets and the state secondary school. Most lanes in the old centre are open only to residents and deliveries, and the village has a few public car parks.

Walking is the other big draw. Old paths lead down to Sóller by way of Binibassí, the Camí des Creuer runs to Biniaraix, and a variant of the GR 221 Dry Stone Route reaches the village. A small part of Biniaraix, at the mouth of its well-known gorge, lies inside Fornalutx’s boundary. Above the village a short road joins the Ma-10, the mountain road towards Lluc and Pollença, and TIB bus line 232 runs between the village and Port de Sóller. The municipality reaches the sea only at the mouth of the Torrent de na Mora; the nearest beaches by road are at Port de Sóller, about 15 minutes away.

Who buys here

The town hall notes a rise in residents of mainly foreign origin, drawn by the village’s appeal, and in 2022 about 160 of its roughly 710 registered residents were foreign nationals. The national statistics office’s latest household income atlas puts Fornalutx first among all Balearic municipalities for average household income. Buyers tend to want a stone village house or a terraced country property in the mountains, often as a second home, and value quiet and walking over convenience.

Property

The old village is almost entirely stone houses and townhouses packed along stepped, cobbled lanes, usually with green shutters, some with painted eaves tiles and few with parking at the door. Beyond it, olive and citrus terraces and steep mountainside hold scattered country houses and old estates such as Binibassí and Bàlitx. Planning rules have long protected the village’s look and building land is scarce: six new houses approved in 2019 also needed the approval of the Consell de Mallorca, which oversees heritage, and had to be scaled down. A 2025 local press report put Fornalutx top in Mallorca for the share of homes that are nobody’s main home.

Questions buyers ask

Is Fornalutx part of Sóller?

No. It has been a separate municipality with its own town hall since 1837, although it shares the Sóller valley and relies on Sóller for many services. A small part of the hamlet of Biniaraix also lies within Fornalutx, so check which town hall a property comes under.

Can I drive to a house in the village?

Often not to the door. Most lanes in the old centre are narrow and stepped, open only to residents and deliveries, and some are too narrow for any vehicle. In 2025 firefighters had to free a delivery van wedged in one of them, so ask where you would park before you buy.

Can I renovate or build?

Expect close scrutiny. Planning rules have protected the village’s appearance for decades, building land is scarce and the countryside around it is protected rural land in the Tramuntana. When six new houses were approved in 2019 the developers had to reduce both the land used and the size of the buildings, so involve a local architect early.

Can I let a house to holidaymakers?

Don’t count on it. When Mallorca’s holiday-rental zones were drawn up in 2018, the first draft limited new lets in Fornalutx to 60 days a year in the owner’s own main home, and the zoning allowed no new lets at all on protected rural land. Rules can change, so check with the town hall and the Consell de Mallorca before you buy.

Is there a school in the village?

Yes. The state infant and primary school, CEIP Fornalutx, has been rebuilt and enlarged with a new two-storey classroom block, and the council runs a nursery for under-threes, Sa Rutlana. The nearest state secondary school, IES Guillem Colom Casasnoves, is in Sóller, about 10 minutes away by car.
