Living here

Valldemossa (Valldemosa in Castilian) is a mountain municipality in the Serra de Tramuntana, stretching from the border with Palma to the cliffs of Mallorca’s north-west coast. Most of its roughly 2,000 residents live in the historic village, about 30 minutes from Palma. The rest are spread between tiny Port de Valldemossa and a few small residential estates. Tramuntana village life within easy reach of the city is the main draw.

The municipality covers about 43 square kilometres and borders Deià, Bunyola, Palma, Esporles and Banyalbufar, with the sea along its north-west edge. It rises from the cliffs to the Puig del Teix, at 1,064 metres. Most of the land is woodland of holm oak and pine, with olive terraces and old country estates in between. The coast is steep, and apart from Port de Valldemossa its few small coves are hard to reach from land. On the Ma-10 towards Deià lies Miramar, the estate Archduke Ludwig Salvator bought in 1872. It is one of the municipalities of the Serra de Tramuntana, whose cultural landscape UNESCO listed in 2011.

The services the whole municipality shares are in the village. The town hall stands on the Jardins del Rei Joan Carles I, and the village also has the municipal nursery, the state infant and primary school, CEIP Nicolau Calafat, the municipal library, a health unit open on weekday mornings except Wednesday, and the Sunday market. There is no secondary school in the municipality, so pupils take a school bus to the institute in Esporles, which also has the nearest 24-hour urgent care. Son Espases, the island’s main public hospital, and the University of the Balearic Islands are on the Ma-1110 towards Palma.

Three roads tie the municipality together. The Ma-1110 climbs from Palma past Son Maixella to the village. The Ma-10 runs north-east to Deià and Sóller and south-west towards Banyalbufar. The narrow, steep Ma-1131 drops from the Ma-10 to Port de Valldemossa. That road was closed after a retaining wall gave way in heavy rain on 20 October 2026, and no reopening date had been given when this guide was written. TIB line 203 links the village and Son Maixella with Palma, Deià and Sóller, but no TIB bus goes down to the port.

Who buys here

About 2,040 people were registered in the municipality in 2025, and the figure has stayed close to 2,000 since 2010. Most are Spanish, and foreign residents are a minority. Buyers can choose between a stone house in the village, with school and shops on foot, a house on one of the small estates outside it, with a short drive in for everything, or a country property among the terraces. As in other Tramuntana villages, high housing costs have pushed many young locals elsewhere.

Property

Homes are concentrated in a handful of places. The village has old stone houses on steep lanes inside a permit-only traffic zone, with newer houses on its edges, including the s’Arxiduc estate. Outside it are a few small residential estates: Son Maixella, just off the Ma-1110 about 10 minutes towards Palma, and George Sand and Shangri-la, about 4 km west of the village off the Ma-10. Beyond them are old country estates, fincas and terraced land, parts of it inside the protected Serra de Tramuntana natural area, and at the port a few dozen houses, mostly summer homes. How Valldemossa breaks down

  1. The historic village, about 400 metres up, holds most of the municipality’s residents and its shared services: the town hall, nursery, primary school, health unit, library and Sunday market. Its Carthusian monastery draws day-trippers for much of the year.

  2. A tiny former fishing hamlet with a pebble beach and a small harbour, about 15 minutes below the village down the narrow Ma-1131. Most houses are summer homes, and the road was closed by storm damage in October 2026.

Pros and cons

For

  • Historic village with a primary school, health unit and Sunday market
  • Palma 25 to 45 minutes away, with Son Espases on the way
  • Woodland and terraces, with the GR 221 and the Archduke’s path
  • Village houses, small estates, country fincas and a seaside hamlet

Against

  • Heavy day-tripper traffic in the village for much of the year
  • No secondary school or 24-hour care; both are in Esporles
  • Winding mountain roads; the port road was shut in October 2026
  • The village is cooler and wetter than Palma

Questions buyers ask

What is in the municipality of Valldemossa?

The historic village, where most of its roughly 2,040 residents live, the tiny Port de Valldemossa on the coast, a few small residential estates such as s’Arxiduc, Son Maixella, George Sand and Shangri-la, and the Miramar estate on the border with Deià. The rest is woodland, terraces and old country estates.

Where in the municipality should I look?

The village is the practical choice, with the school, shops and health unit on foot. The small estates are quieter and need a short drive for everything, with Son Maixella the closest to Palma. Port de Valldemossa is mainly a summer place at the end of a narrow road.

Where are the nearest secondary school and hospital?

Secondary pupils go by school bus to the institute in Esporles, which also has the nearest 24-hour urgent care. Son Espases, Palma’s main public hospital, is about 20 minutes from the village down the Ma-1110.

Is there public transport?

TIB line 203 stops in the village and at Son Maixella. It runs to Palma, with some trips calling at the university and Son Espases hospital, and in the other direction to Deià, Sóller and Port de Sóller. No TIB bus goes down to the port.
