Living here

The South is the municipality of Llucmajor, Mallorca’s largest. It runs from the end of Platja de Palma down the cliff coast to Cap Blanc, then along the open south coast to S’Estanyol, with a market town inland. It suits buyers who want the sea with Palma and the airport close at hand, or real quiet on the far south coast.

Llucmajor covers about 327 square kilometres, most of it a broad limestone plateau of farmland, pine woods and garrigue, with the Puig de Randa on its northern edge. The plateau meets the sea in a long line of cliffs, and the zone has two quite different coasts. One looks across the Bay of Palma, from s’Arenal past Cap Enderrocat to the lighthouse at Cap Blanc. The other faces the open sea and the island of Cabrera, running east past Cala Pi to S’Estanyol and the boundary with Campos.

About 40,500 people were registered in 2025, in three main parts: around 15,600 in and around Llucmajor town, about 10,200 in the Llucmajor half of s’Arenal and nearly 15,000 across the coastal estates. The town and s’Arenal keep going all year, each with a public health centre that has a 24-hour service, state primary and secondary schools and markets several mornings a week. Among the estates, Badia Gran has a health unit, a primary school and shops, and Son Verí Nou, Maioris and Puig de Ros have supermarkets. Cala Pi and S’Estanyol, on the far south coast, have neither a school nor a health centre, and winters there are very quiet.

Getting around starts with the Ma-19 motorway, which runs from Palma past the airport turn-off and s’Arenal to Llucmajor town. From s’Arenal the Ma-6014 heads south through the estates towards Cap Blanc and Cala Pi, and the Ma-6015 runs from the town down to S’Estanyol. TIB buses run all year from Palma to the town (501), along the coast road to Tolleric (504) and via the town to S’Estanyol (508), and the A51 serves the airport from the town and s’Arenal. A rail link from the town to Palma by way of the airport is approved, though opening is expected only around 2032.

Outdoor life is about the sea and the cliffs. There are marinas at s’Arenal and S’Estanyol, three golf courses (Golf Maioris and the two at Son Antem), and coastal walks from s’Arenal to Cala Blava and from S’Estanyol to the s’Estalella lighthouse. The cliffs from Cap Enderrocat to Cap Blanc are a protected bird area, and two marine reserves protect the sea: the Bay of Palma reserve off the estates and the Migjorn reserve off the south coast. Sand is scarce: once Platja de Palma ends in s’Arenal, the choice comes down to the little coves of Cala Blava and Cala Pi and S’Estanyol’s sand-and-pebble beach.

Who buys here

Most of the growth since 1960 has come on the coast, with newcomers from mainland Spain and, increasingly, from abroad; in 2022 Germans were the largest foreign nationality in the municipality, ahead of Italians. The estates nearest s’Arenal suit Palma commuters, frequent flyers and families after a house and garden near schools. Maioris, beside its golf course, suits golfers, and S’Estanyol suits boat owners. The south coast has traditionally been a place of second homes for Mallorcans.

Property

s’Arenal is mostly flats from the 1960s to the 1980s. Detached houses with gardens, many with pools, dominate most estates, though Maioris is mainly flats and Sa Torre and Puig de Ros have large apartment complexes. Cala Blava dates largely from the 1960s and 1970s, Badia Gran from the 1980s and 1990s, and Son Verí Nou, Sa Torre, Maioris and Puig de Ros mostly from the 1990s and 2000s. The town has old townhouses in its centre and flats on its outer streets, with country houses and fincas in the farmland. On the south coast the island’s tourism plan allows no new building land for homes or tourism. Any country property needs a lawyer’s check that each building is legal.

How the South breaks down

  1. The busy end of the zone: a year-round resort town of flats and hotels on the last stretch of Platja de Palma, with a marina, a 24-hour health centre, schools and a market from Tuesday to Saturday. For buyers who want the beach and the city close and don’t mind summer crowds. About 25 minutes from Palma.

  2. The estates closest to s’Arenal and the airport. Son Verí Nou, Cala Blava and Bellavista face the bay on low ground and low cliffs, about 25 minutes from Palma; Sa Torre, the largest estate with about 3,600 residents, is on the clifftop a little further south. Mostly detached houses with gardens, plus apartment complexes.

  3. Clifftop estates 30 to 35 minutes from Palma. Maioris, mostly flats beside Golf Maioris, and Puig de Ros, one of the newest estates, lie just north of Sa Torre. Badia Gran, further south, began in 1969, with a weekday health unit, a primary school and a Saturday market. Es Pas, listed with Puig de Ros, is on the south coast.

  4. The quietest choice, 45 to 50 minutes from Palma and facing the open sea: S’Estanyol, an old summer village with a marina, and Cala Pi, an estate above a narrow sandy cove, with the small Vallgornera and Es Pas estates between them. Mostly second homes, with no school or health centre.

  5. The choice for year-round town life away from the beach: the inland capital, 30 to 35 minutes from Palma and 20 to 25 from the airport. Town hall, 24-hour health centre, schools up to 18, markets three mornings a week and autumn fairs; townhouses in the old centre, flats further out and country houses in the farmland.

Questions buyers ask

Is the South the same as Llucmajor?

Yes. The zone is a single municipality, Llucmajor, with one town hall in Llucmajor town; only the northern part of s’Arenal lies outside it, in Palma. Within it are four quite different areas: the inland town, the Llucmajor half of s’Arenal, the estates along the bay from Son Verí Nou to Tolleric, and the open south coast from Cala Pi to S’Estanyol.

Should I look on the bay side or the south coast?

The bay side, from s’Arenal to Badia Gran, puts you 25 to 35 minutes from Palma and 15 to 25 from the airport, with schools, shops and neighbours all year. The south coast around Cala Pi and S’Estanyol is quieter, with small beaches and a marina, but it is 45 to 55 minutes from Palma, has no school or health centre and is mostly second homes. Inland, the town offers everyday life on foot, 15 to 20 minutes from the beach.

Can I live here without a car?

In the town and s’Arenal, yes: shops, schools and health centres are close at hand, and buses run all year to Palma and the airport. In the estates, bus 504 runs to s’Arenal and Palma, but homes are spread out, so a car helps a great deal. On the south coast, S’Estanyol has an all-year bus (508), Cala Pi’s is seasonal (late February to October) and Es Pas has none.

Where are the nearest international schools?

Just outside the zone. Eurocampus, the German school, is on the Palma side of s’Arenal, about 5 minutes from s’Arenal, 10 from Cala Blava and 15 to 20 from the town and Badia Gran. British-curriculum schools are mostly in western Palma and Calvià, about 25 to 30 minutes from s’Arenal and Cala Blava, 30 to 35 from the town and Badia Gran, and 45 to 55 from the south coast.

Can I let my property to holidaymakers?

Only with a licence. No new holiday-let licences are granted in apartment buildings anywhere in the Balearics, and the Consell de Mallorca sells only a limited number of new places for houses; its March 2026 round was allocated by public draw. If you are counting on rental income, buy a home that is already licensed and have a lawyer confirm it.
