Living here

Son Armadans climbs from the Paseo Marítimo towards Bellver Castle on the west side of Palma, about 10 minutes' drive from the cathedral. Seafront apartment buildings, city hotels and older villas with gardens share the slope. It works for buyers who want a view of the bay, with Santa Catalina’s market and bars within walking distance.

Son Armadans (officially Son Armadams) sits between Santa Catalina and El Terreno, at the foot of the Bellver hill. Its name recalls an old country estate, whose defensive tower still stands on Carrer de Pilar Juncosa and is protected as an Asset of Cultural Interest (BIC). This was once a well-to-do residential area. Today it is a mix of large older homes and new buildings, with city hotels, shops and restaurants and a large foreign population. Roughly 8,000 people live here.

The Paseo Marítimo (officially Avinguda de Gabriel Roca) runs along the bottom of the neighbourhood. Its renovation by the Balearic Port Authority opened in November 2025 after almost three years of works, bringing fewer traffic lanes, wider pavements, more green space and a cycle lane on the sea side. The Real Club Náutico de Palma, which organises the Copa del Rey regatta, is just to the east, and Club de Mar is further west. The Auditorium, a large concert and theatre hall open since 1969, stands on the seafront here. The nearest beaches, Cala Major and Can Pere Antoni, are each about 10 minutes' drive away.

Everyday life spills over into Santa Catalina next door, whose market is 15 to 20 minutes' walk away, and the cathedral is about half an hour on foot. The neighbourhood’s public health centre is Casa del Mar, by the port, which also runs a smaller unit on Plaça Gomila in El Terreno. Son Espases, the public hospital for this part of Palma, is about 15 minutes by car. Carrer de Camilo José Cela is the road up into the Bellver pine woods and the 14th-century round castle, which houses the city history museum. Several city bus lines, including a weekend night bus, run along the seafront and through the streets.

With plenty of city hotels, the neighbourhood sees more visitors in summer. In 2024 residents told the local press about night-time noise from young people and late venues, scarce parking made worse by the seafront works, broken pavements and a growing number of massage parlours, and their association asked the council for a community centre, a library and sports facilities. Through autumn and winter the Auditorium keeps up its programme of concerts and shows.

Who buys here

It suits three kinds of buyer: people with jobs in Palma, residents who like to walk to Santa Catalina, the old town and the seafront, and second-home owners after a flat with a view of the bay that they can close up between visits. Boat owners have the Real Club Náutico and Club de Mar within easy reach. The neighbourhood already has a large foreign population.

Property

Along and just behind the Paseo Marítimo, homes are mostly flats in large apartment buildings from the mid-20th century onwards, many with terraces looking over the harbour and the bay. On the quieter streets climbing towards Bellver there are older villas and houses with mature gardens, some with pools, a reminder of the area’s past as a well-to-do suburb, mixed with newer buildings. Small new-build projects still appear, including homes with a pool and parking. In older blocks, check for a lift and a parking space, because neither can be taken for granted.

Questions buyers ask

Is Son Armadans the same as the Paseo Marítimo?

No. The Paseo Marítimo is the seafront avenue that runs around Palma’s harbour, from Portopí in the west to the airport motorway in the east. Son Armadans is one of the barris on the slope behind its western stretch, between Santa Catalina and El Terreno.

Can I walk to the old town from Son Armadans?

Yes. The cathedral is two to three kilometres away depending on your street, about 30 minutes on foot along the seafront, and the Santa Catalina market is 15 to 20 minutes' walk.

What do residents complain about?

In 2024 they told the local press about night-time noise from young people and late venues, speeding at night and at weekends, scarce parking, broken pavements and a growing number of massage parlours. If a flat faces the Paseo, see it after dark and at a weekend as well.
