Living here

Port des Canonge is a small former fishing harbour on Mallorca’s north-west coast, in the municipality of Banyalbufar, at the end of a winding road below the mountains of the Serra de Tramuntana and about 45 minutes from Palma. With a stony cove, old boat sheds and about 60 registered residents, it works for people who want the sea on the doorstep and can manage without services.

The settlement sits in a hollow between the lands of Son Bunyola and Son Valentí, at the eastern end of Banyalbufar’s coast. It was once a fishermen’s harbour, and its name, the canon’s port, comes from a legend about a canon from Palma who was put ashore here in a storm. The cove is about 70 metres of coarse sand and stones, often covered with dead seagrass, with no beach services. More than 20 old boat sheds (escars) and wooden slipways line the rocks. The coast here is part of a Natura 2000 site in the UNESCO-listed Serra de Tramuntana, and local rocks have yielded rare fossil reptiles.

The town hall lists two restaurants in the port and no shops. Banyalbufar village, about 25 minutes by car, has a food shop, a pharmacy, a Thursday market and a health post open on Tuesday and Friday mornings. Esporles, about 20 minutes away, has the area’s health centre and state primary and secondary schools. No bus comes down: the nearest TIB line 202 stop is on the Ma-10, about 5 km up the road. On foot, the marked Volta des General path runs about 4 km past the pebble beach of Son Bunyola, about an hour from the edge of Banyalbufar and an hour and a half back.

The port holds its own festival for Sant Jaume on 25 July, and Banyalbufar’s summer jazz concerts, Banyalbujazz, are also staged here. The wooded slopes around it have been hit hard by storms. A tornado in August 2020 cut the access road for two days and left the port without power or phone lines, and on 9 September 2026 another storm brought down trees, roof tiles and power lines. The acting mayor said more than four in five homes were affected, and the council asked for the municipality to be declared an area seriously affected by a civil protection emergency, a step towards extra public aid.

Who buys here

Port des Canonge is mainly a place of second homes. The town hall’s walking leaflet says the old fishing hamlet now includes a built-up area of second homes, and official figures for 2025 count about 60 registered residents, with about 30 more in the Son Coll urbanisation just behind it. It suits buyers who want a weekend or summer house by the sea within reach of Palma. The few who live here all year accept a drive for almost everything.

Property

By the cove, on lanes such as Avinguda la Mar and Sa Punta Rotja, the old core has houses that cadastral records date mostly from the 1940s to the 1980s. Behind it, the Son Coll urbanisation climbs the slope with detached houses built mainly from the 1970s to the 1990s and one small block of flats. No growth of the urban area is planned. Neither part has public mains water or sewerage yet: a private supplier serves the old core, and the council plans to charge owners for new networks. In July 2025 Banyalbufar and Esporles councils asked the Spanish government to revoke demolition orders for the boat sheds.

Questions buyers ask

Can you live in Port des Canonge all year?

Some people do: about 60 were registered as residents in 2025. But there are no shops, no bus and no school, and public water and sewerage are still missing, so expect to drive to Banyalbufar or Esporles for nearly everything.

Is the house connected to mains water and sewerage?

Not to public networks. Banyalbufar’s 2025 water plan says a private supplier serves the old core and that neither Port des Canonge nor Son Coll has public water mains or sewage collection. The council aims to have the projects drafted by 2027 and to recover the cost from owners through special charges, so ask how a house is supplied and what it may owe.

How long does it take to reach Palma?

Allow about 45 minutes to central Palma and 45 to 50 minutes to the airport, up the access road to the Ma-10 and on through Esporles. The nearest bus stop, for TIB line 202 to Palma, is on the Ma-10 about 5 km away.

How far are the doctor and the schools?

Banyalbufar’s health post opens on Tuesday and Friday mornings, and the health centre for the area is in Esporles, about 20 minutes away. Children go to state schools in Esporles (CEIP Gabriel Comas i Ribas and IES Josep Font i Trias) or to the state school in Estellencs for ages 3 to 10. Son Espases hospital in Palma is about 35 minutes by car.

How bad were the recent storms?

On 9 September 2026 a severe storm brought down trees, roof tiles and power lines, and the acting mayor said more than four in five homes in the port were affected. A tornado in August 2020 had already cut the road for two days. Check a house’s roof, nearby trees and insurance before you buy.
