Living here

Sa Torre and Son Verí Nou are two residential urbanisations on the coast of Llucmajor, south-east of Palma. Son Verí Nou faces the Bay of Palma just beyond s’Arenal, about 25 minutes from the old town. Sa Torre lies about 7 km further south, on the cliffs. Either one puts a home on the coast within easy reach of the city and the airport.

These are two separate places, linked by the Ma-6014 coast road, which runs south from s’Arenal towards Cap Blanc. Son Verí Nou lies just south-west of s’Arenal, between Son Verí Vell and Cala Blava, on low ground facing the Bay of Palma. Sa Torre sits on the limestone plateau about 100 metres above the sea, with Maioris and Puig de Ros to the north and Badia Blava to the south. It stands on land that once belonged to Sa Torre, an old estate a few kilometres inland. The estate’s fortress-like manor house, whose oldest part probably dates from the 15th century, is a listed monument and now a hotel.

Son Verí Nou is quiet and mainly residential. A seafront promenade with a cycle path, the Passeig d’Alfons XIII, runs along its rocky shore. The coastal walk from s’Arenal to Cala Blava is about 3 km, passing small swimming spots such as Caló de Sant Antoni and Cala Mosques. There is a supermarket and a private cooperative school that teaches from nursery age to the baccalaureate. For most other things you go to s’Arenal, a few minutes away: shops and pharmacies, the Trencadors health centre (open 24 hours), state schools, the Club Nàutic s’Arenal marina and the start of the long sandy Platja de Palma.

Sa Torre is the larger of the two, with about 3,600 registered residents. Its seaward edge is a line of cliffs with viewpoints but no beach. These cliffs belong to the Cap Enderrocat to Cap Blanc protected bird area, where shags nest. Ways down to the water nearby include the wooden steps to a small rocky cove at Badia Blava and the path at the Davallador des Carros, near Maioris. Supermarkets are in neighbouring Badia Blava and Puig de Ros, Maioris has a shopping centre, and the 18-hole Golf Maioris is next door. It has a municipal nursery school, with a state primary school on its edge.

Badia Gran, a few minutes south of Sa Torre, has a public health unit, another state primary school and a Saturday morning market, and Maioris has a market on Wednesday mornings. Both have a year-round population, though this coast has long drawn second-home owners, and s’Arenal, one of Mallorca’s biggest hotel areas, is busiest in summer. TIB bus 504 runs from Palma’s intermodal station through s’Arenal, Son Verí Nou and the coastal urbanisations to Sa Torre and Badia Gran, and the A51 airport bus stops in s’Arenal. Llucmajor town, with the town hall, is 15 to 20 minutes inland.

Who buys here

Both work well for people who commute into Palma, frequent travellers who value a short drive to the airport, and second-home owners who want a quick transfer after landing. Son Verí Nou, with roughly 840 registered residents, mixes main homes and second homes; Sa Torre has about four times as many people.

Property

Both urbanisations are fairly young. Son Verí Nou dates from the mid-1980s, and most of its homes were built between the early 1990s and the mid-2000s: detached houses on their own plots, plus a number of apartment complexes. Building in Sa Torre began in earnest in the late 1980s. It grew fastest in the 2000s, when most of its larger apartment complexes were built and its registered population rose from a few hundred to almost 3,000. Detached houses are spread throughout, and new ones are still being added. Anyone planning holiday lets should confirm a property’s licence first.

Questions buyers ask

Are Sa Torre and Son Verí Nou the same place?

No. They are separate urbanisations in the municipality of Llucmajor, about 7 km apart along the Ma-6014. Son Verí Nou is just beyond s’Arenal on the Bay of Palma; Sa Torre is further south on the cliffs, between Maioris and Badia Blava.

Where can I swim?

Neither has a proper sandy beach. Son Verí Nou has a rocky shore with a promenade and small coves, and Platja de Palma’s long sandy beach starts in s’Arenal, a 20 to 30 minute walk away. Sa Torre sits on cliffs; nearby ways down to the sea include the steps at Badia Blava and the path at the Davallador des Carros.

Where are the nearest doctor and hospital?

The Trencadors health centre in s’Arenal is open 24 hours, and Badia Gran, just south of Sa Torre, has a smaller health unit open on weekdays. The public hospital for this area is Son Llàtzer in Palma, about 15 to 25 minutes by car.

How easy is life without a car?

Easier in Son Verí Nou than in Sa Torre. Son Verí Nou has a supermarket, s’Arenal’s shops and health centre are a 20 to 30 minute walk away, bus 504 runs to Palma and the A51 airport bus stops in s’Arenal. Sa Torre is more spread out and has only the 504, so a car makes life much easier there. A railway from Palma to Llucmajor via the airport has been approved, but it is not expected to open until around 2032.

Where would children go to school?

Sa Torre has a municipal nursery school, and CEIP Urbanitzacions, a state infant and primary school, is on its edge towards Puig de Ros. Badia Gran has another state primary school; s’Arenal has two more, plus a state secondary school (IES s’Arenal) and a state-funded private school. Son Verí Nou has a private cooperative school that runs from nursery to the baccalaureate.
