Living here

The municipality of Esporles (Esporlas in Castilian) covers about 35 square kilometres on the inland side of the Serra de Tramuntana, just north-west of Palma. Around 5,300 people live there, most in Esporles village and the rest around the small hamlet of s’Esgleieta and in housing developments in the woods such as Ses Rotgetes de Canet and Es Verger. Year-round village life close to Palma is its strength.

Esporles borders Palma, Valldemossa, Banyalbufar and Puigpunyent. The land rises from about 100 metres around s’Esgleieta, in the east, to nearly 900 metres on the eastern slopes of the Mola de Planícia, in the west. Holm-oak and pine woods cover the heights, among them the Fita del Ram (833 metres) and the Mola de Son Pacs, while the middle slopes carry dry-stone terraces of olives, carobs and almonds. The village lies in the valley of the torrent de Sant Pere. There is no coast: the nearest sea is Port des Canonge in Banyalbufar, about 9 km from the village.

There are two historic centres. The village holds most residents and nearly every service. S’Esgleieta, 10 minutes' drive east on the Palma to Valldemossa road (Ma-1110), is a small hamlet around the church of Santa Maria de l’Olivar, which began as a 13th-century chapel. About 30 people live in the hamlet and some 410 in houses scattered around it. It has no school or health centre and few shops; the university is about 2 km south. Ses Rotgetes de Canet, just south-west of it, dates from the 1960s, like Es Verger south of the village. Newer areas include Son Cabaspre, north of the village, and Sobremunt, south of Es Verger.

The town hall is in the village, on the Plaça de l’Ajuntament, and so are the shared services: a municipal nursery, the Gabriel Comas i Ribas state primary school and the Josep Font i Trias state secondary school, which teaches up to 18. The Tramuntana health centre serves Esporles, Banyalbufar, Estellencs and Valldemossa, with urgent care round the clock outside surgery hours. The IMEDEA research institute, run by Spain’s national research council (CSIC) and the University of the Balearic Islands, is also based in the village. TIB bus 202 links Palma with s’Esgleieta, Ses Rotgetes de Canet and the village, and line 203 to Valldemossa and Sóller stops at s’Esgleieta.

Water and fire are the two shared worries. In July 2024 the town hall banned using mains water for pools and gardens, and from July to October 2026 it arranged tanker water from Palma to reinforce supply to Ses Rotgetes and one other area. By October 2026 it had also fitted smart meters to 197 homes in Ses Rotgetes to track use and spot leaks. The council counts Es Verger, Sobremunt, Son Cabaspre and Ses Rotgetes as the areas most at risk of forest fire, and owners there must keep their plots cleared. Part of Es Verger also lies below rock faces prone to rockfalls.

Who buys here

In 2022 about one registered resident in ten held a foreign nationality. Most of the rest are local families, many with deep roots here, and people who commute to Palma. The population roughly doubled between 1981 and 2021. Village buyers want schools, shops and community life on foot. S’Esgleieta suits those who want to be as close as possible to Palma and the university, and the developments in the woods suit buyers who want space among the trees and don’t mind driving.

Property

The village has stone townhouses in the Vila Vella and Vila Nova, with some old mill buildings among them, and newer streets at es Balladors and Son Tries. Houses set among the trees fill the 1960s developments of Es Verger and Ses Rotgetes de Canet and newer areas such as Son Cabaspre and Sobremunt, and old country estates (possessions) dot the terraced slopes. Building still follows planning rules (normes subsidiàries) approved in 2001. In 2026 the council started work on a new general plan to limit building and keep the population under 6,000, which the mayor expects to take about ten years, so have an architect check what is allowed.

How Esporles breaks down

  1. The village in the valley of the torrent de Sant Pere holds most residents and nearly every service: the town hall, nursery, primary and secondary schools, the health centre, the Saturday market and the pool. Stone townhouses fill the Vila Vella and Vila Nova, with newer streets around them, about 25 minutes from Palma.

  2. A 1960s development of detached houses spread through the woods below the Mola de Sobremunt, reached by a winding lane of about 3 km from Son Tries. It has no shops or bus, the village is about 15 minutes' drive away, and it lives with fire risk and, in one part, rockfalls.

Questions buyers ask

Is the municipality just Esporles village?

No. Most of the roughly 5,300 residents live in Esporles village, but the municipality also takes in the small hamlet of s’Esgleieta on the Palma to Valldemossa road, with the houses scattered around it, housing developments in the woods such as Ses Rotgetes de Canet, Es Verger, Son Cabaspre and Sobremunt, and old country estates. It borders Palma, Valldemossa, Banyalbufar and Puigpunyent.

Is it better to buy in the village, s’Esgleieta or the developments?

For schools, shops and the health centre on foot, the village is the obvious pick. S’Esgleieta is closest to Palma, the university and Son Espases hospital, with two bus lines, but has no school and few shops. The developments in the woods offer houses with space among the trees, at the price of driving for most things and living with fire precautions.

Is water supply a problem?

It can be in dry summers. In July 2024 the town hall banned filling pools and watering gardens from the mains, and from July to October 2026 it arranged tanker deliveries of drinking water from Palma to reinforce supply to Ses Rotgetes and another area. Ask about wells, cisterns and recent restrictions before you buy.

What do fire and rockfall risk mean for owners?

The council names Es Verger, Sobremunt, Son Cabaspre and Ses Rotgetes as the areas most exposed to forest fire, and owners there must clear dry vegetation, prune trees and keep a safety strip around buildings. Part of Es Verger lies below rock faces where rocks fell in 2018, 2025 and 2026, so ask the town hall whether a property is in the affected zone.

Can I get to Palma by bus?

Yes. TIB line 202 runs daily between Palma and the village by way of s’Esgleieta and Ses Rotgetes de Canet, with some trips calling at Son Espases hospital and the university. Line 203, between Palma, Valldemossa and Sóller, also stops at s’Esgleieta. Es Verger, Sobremunt and Son Cabaspre are off the bus routes.
