Living here

Portals Nous is a small coastal village in Calvià, about 15 to 20 minutes west of Palma, with the Puerto Portals marina at its foot. The council counts it among the most exclusive parts of the municipality, and it has apartments, villas, two international schools and a sheltered sandy beach. Buyers who want marina life with the city and the airport close at hand are well served here.

Portals Nous lies on the coast of Calvià, between Bendinat to the east and the villa-covered hillside of Costa d’en Blanes to the west and above. It began in the 1930s, when families from Palma started building summer houses here, and it is still small, with just over 2,000 registered residents. The name comes from the Mare de Déu de Portals, a statue of the Virgin that was moved in 1866 from the old quarry caves at Portals Vells, further down the coast, to the Oratori, the chapel that stands above the beach.

Puerto Portals, the marina below the village, opened in 1986 and has around 700 berths for boats of up to 60 metres. Restaurants, fashion boutiques, jewellers, yacht services and estate agents line its waterfront. It has long been a summer meeting place for well-known visitors, and members of the Spanish royal family have been among them during their stays at Marivent in Palma. Platja de l’Oratori, the village’s main beach, lies right beside the marina’s eastern breakwater, with the islet of Illa d’en Sales just offshore. A smaller sandy cove, Platja de Portals Nous, is a short walk east.

Everyday life runs along the old Palma to Andratx road (Ma-1C), which passes through the village with small supermarkets, a pharmacy, cafés and restaurants. A few minutes' drive east, towards Illetes, are a small public GP unit (UBS Bendinat) and the state primary and secondary schools, CEIP and IES Bendinat. The main health centre for the area, which runs that unit, is in Palmanova, about five minutes west. Two private international schools are in the village itself: King Richard III College, which follows the English National Curriculum, and Agora Portals International School, which teaches the International Baccalaureate.

Summer is the busy season. The beaches fill up, the marina holds an evening market of fashion, design and homeware stalls on some nights in July and August, and the village shares its festes with Bendinat around mid-August. Parking near the beach is hard to find on busy days. Winter is much quieter, but the place keeps going. People live here all year, the shops and buses keep running, and the marina stays active with winter sailing regattas, a St Martin’s lantern evening in November and a Christmas market that runs into January.

Who buys here

Portals Nous has drawn Palma families since the 1930s, and today it is an international place, with British, German and Swedish residents alongside Spanish ones. Some live here all year, some with children at the two international schools; others keep a second home close to the airport. Boat owners like having Puerto Portals on the doorstep, and Palma is near enough for a daily commute.

Property

Housing is a mix of apartment buildings and detached villas, with a few hotels in between. Homes on or just off the main road are the most practical, within walking distance of the shops and bus stops, though they live with its traffic. The side streets and the higher streets are quieter but involve steep walks. Above the Ma-1 motorway, the Costa d’en Blanes hillside is mostly detached villas with gardens, many with views over the marina. Building began with summer houses in the 1930s and has carried on in stages since, so the housing spans several decades.

Questions buyers ask

Is Puerto Portals the same place as Portals Nous?

Puerto Portals is the marina at the foot of Portals Nous, opened in 1986, and its postal address is Portals Nous. Many people who say they live “in Puerto Portals” actually live in Portals Nous or on the Costa d’en Blanes hillside just above it.

Which municipality is Portals Nous in?

Calvià. It is about 12 kilometres by road from Palma cathedral, but it is not part of the city, so Calvià’s town hall handles planning, local taxes and the residents' register (padrón).

Are there international schools in Portals Nous?

Yes, two. King Richard III College, near the Oratori, teaches the English National Curriculum through to A levels, and Agora Portals International School, on the old Andratx road, offers the International Baccalaureate. Both also offer the Spanish Bachillerato.

Is Portals Nous quiet in winter?

Quieter, but far from empty. People live here all year, the shops and buses keep going, and the marina runs winter regattas and a Christmas market. It is in July and August that it gets crowded.

Can I live in Portals Nous without a car?

Partly. The shops and the stops for several TIB bus lines to Palma are on the main road, and the A11 airport bus stops here too. The higher streets are steep and further from the stops, though, so a car makes daily life easier up there.
