Living here

Puig de Sant Pere is the western corner of Palma’s old town, between the Born and the Sa Riera channel that divides it from Santa Catalina. Once home to the city’s fishermen, it is a tangle of narrow lanes and stone steps climbing to the Renaissance walls and the Es Baluard museum. It is for buyers who want a historic home in the centre and can do without a car.

Its origins, and its winding street plan, go back to Islamic Palma. It was long known as Santa Creu, after its Gothic parish church, which has a crypt chapel dedicated to Sant Llorenç. The present name comes from a fishermen’s guild devoted to Saint Peter, recorded by 1576, and until the 1960s tourism boom most residents lived from the sea. A 1943 city plan included demolishing part of the quarter, and in 1975 two buildings on Carrer de la Pólvora collapsed, killing a mother and her two-year-old son. From 1980 a renovation plan set out to restore the quarter without pushing residents out.

On the western edge stands the Sant Pere bastion, added to the Renaissance walls in the late 16th century. Since 2004 it has housed Es Baluard, Palma’s contemporary art museum, whose terraces look over the port, the cathedral and the bay. Nearby, on Plaça de la Porta de Santa Catalina, the Can Sales building houses Palma’s state public library. At the eastern end, Plaça de la Drassana sits beside the Consolat de Mar, seat of the Balearic Government’s presidency, with the 15th-century Gothic Llotja (La Lonja) just beyond. Below the walls, the seafront road separates the quarter from the water, with the Real Club Náutico de Palma across it.

Summer brings far more visitors. The residents' association says the quarter has no supermarkets or everyday local shops, so groceries mean a short walk across Sa Riera to Santa Catalina and its covered market, Palma’s oldest municipal market. Public health centres by the port at Casa del Mar and in Santa Catalina are both within about 15 minutes on foot, and Son Espases, the islands' main public hospital, is about 15 minutes by car. The nearest sandy beach is Can Pere Antoni, roughly 2 km along the seafront past the cathedral.

Getting around is mostly on foot. The Born and Jaume III border the quarter, and the cathedral is about 10 minutes' walk. The A1 airport bus starts from Passeig de Mallorca, a few minutes' walk away, and city buses run along the seafront. Driving is another matter: the lanes are narrow, some are stepped, and residents complain about the lack of parking and the number of hire cars. In the evenings the bars and terraces around La Lonja, next door, fill up, and people living there have complained for years about noise at night.

Who buys here

Puig de Sant Pere has changed a great deal, and the residents' association talks openly about gentrification. Long-time residents and tenants of council social housing share the same streets with newer, wealthier owners, many of them from northern Europe, in high-end homes. It tends to suit couples, singles and part-time residents who would rather be close to the port, Es Baluard and the restaurants of the centre than have a parking space.

Property

Most homes are in old buildings on narrow, irregular lanes. In the 19th century many houses were split into flats, and by 1885 this was the most densely populated part of Palma; modest houses were even built against the bastion walls. Since the renovation plan of the 1980s many buildings have been restored, so homes range from small flats to renovated houses, with council social housing beside high-end renovations. Parking is scarce, and renovations must respect the old town’s heritage protection, in force since 1964. Palma bans holiday lets in flats, and in May 2026 it approved a ban on new ones in houses too.

  • An active residents' association and a mixed community

Against

Questions buyers ask

Is Puig de Sant Pere part of Palma’s old town?

Yes. It is an official barri in Palma’s Centre district, bounded by Jaume III to the north, La Llotja-Born to the east, the port to the south and Sa Riera to the west. It is also known simply as Sant Pere, and was once called Santa Creu, after its parish church.

Can I park near a home in Puig de Sant Pere?

Rarely on the street. The lanes are narrow, and residents complain about the lack of parking and about hire cars, so plan on renting a parking space nearby or living without a car.

How do I get to the airport without a car?

The A1 airport bus starts from Passeig de Mallorca, a few minutes' walk from the quarter. By taxi it is about 20 minutes outside rush hour.

Is Puig de Sant Pere noisy?

Mostly on its eastern edge, next to the bars and terraces around La Lonja, where residents have complained about night-time noise for years. If you are looking at a flat on that side, go back after dark at a weekend.
