Living here

Port d’Andratx is a natural harbour at the far western end of Mallorca, surrounded by hills covered in villas. It is one of the most sought-after and expensive places to buy on the island, known for its sunsets, its yacht club and its relaxed waterfront.

The port grew up as a fishing harbour, and fishing boats still share the water with yachts. The waterfront is lined with restaurants and cafés, and the Club de Vela Port d’Andratx is at the heart of the sailing scene. The hills on either side, including La Mola, Cala Llamp and Mont Port, are where most of the villas are, many with views straight down the bay.

It is quieter than the resorts closer to Palma, especially outside the summer. Andratx town, with its weekly market and everyday shops, is about five minutes inland, and the beaches at Camp de Mar and Sant Elm are each about ten minutes away.

Who buys here

Buyers at the upper end of the market, with a strong German presence and many British, Scandinavian and Swiss owners. Many use their homes for part of the year; a growing number live here full time.

Property

Mainly detached villas on the hillsides, plus a smaller number of apartments and townhouses close to the harbour. Planning rules are strict and building land is scarce, so the supply of new homes is limited and prices are among the highest in Mallorca. Sea views and walking distance to the port are what buyers pay most for.
