Living here

Es Verger is a 1960s housing development spread over wooded hills a few kilometres south of Esporles village, in the Serra de Tramuntana, about 35 to 40 minutes' drive from central Palma. Its detached houses are scattered through the woods below the Mola de Sobremunt. Space, privacy and mountain walks are the draw; for everything else you get in the car.

Es Verger lies in the south-west of the municipality of Esporles, on wooded hillsides well above the village. The main way in is the camí des Verger, a lane of about 3 kilometres that leaves Esporles at Son Tries and winds up through the woods. At the top, houses are spread along a web of side lanes below the Mola de Sobremunt (722 metres) and the higher Fita del Ram (833 metres), which separates Es Verger from the Superna valley in Puigpunyent. Walkers and climbers use the paths and rock faces above. It is mostly private homes and woodland, with no shops of its own.

Everyday life runs through Esporles, about 15 minutes' drive away. The village has a municipal nursery, the Gabriel Comas i Ribas state primary school, the Josep Font i Trias secondary school and the Tramuntana health centre, with urgent care round the clock outside surgery hours. Son Espases, Palma’s main public hospital, is about 25 to 30 minutes away. Keeping the access roads in good order is a recurring task: in 2022 the council cleared vegetation along the camí des Verger, and in 2024 it asked the Consell de Mallorca for funding to maintain and improve the roads up to Es Verger and neighbouring Sobremunt.

Two natural hazards need weighing up. Part of Es Verger lies below rock faces where rocks have fallen several times. A rock hit a house in 2018, the same homes were affected again in March 2025, and in January 2026, after weeks of heavy rain, another fall damaged two private access lanes. The council closed the area to cars and walkers and advised residents of the affected homes to leave until a technical report was ready. Fire is the other risk: the council ranks Es Verger among the areas most exposed to forest fire, and a publicly funded clearance of the woods towards Sobremunt is planned for early 2027.

Who buys here

There are no published figures on who lives in Es Verger. With no shops of its own, it suits buyers who want a detached house with room and privacy in the hills, within reach of Palma and of the schools and health centre in Esporles, and who are content to drive for daily needs. Keen walkers will like the paths on the doorstep. It is a poor fit for anyone who wants to stroll to a café, or who would rather not live with fire and rockfall precautions.

Property

Es Verger was laid out in the 1960s, and its housing is mainly detached homes on their own plots, spread across the wooded slopes and reached by lanes, some of them private. Houses sit among the trees, and that brings duties: because the area is where houses meet forest, owners must by law keep dry vegetation cleared, prune trees and maintain a safety strip around their buildings. Before you commit, have the access lane, any rockfall exposure and the planning status of extensions checked locally.

Questions buyers ask

How far is Es Verger from Palma and the airport?

Central Palma is about 35 to 40 minutes away and the airport 45 to 50, outside rush hour. The first stretch is the winding camí des Verger down to Esporles; from there the route runs past s’Esgleieta to the Valldemossa road and the Ma-20 ring road.

Is rockfall a real risk in Es Verger?

Yes, in one part of it. Homes there were affected by falling rock in 2018, March 2025 and January 2026; after the last fall the council closed the area and advised residents of the affected homes to leave temporarily. Ask the town hall whether a property lies in the affected zone, and get a geotechnical opinion before you buy.

What does the fire risk mean for owners?

Es Verger sits where houses meet forest, and the council counts it among the areas of Esporles most at risk of wildfire. Owners must remove dry vegetation, prune trees and keep a safety strip around buildings, and in 2026 the council began sending formal notices to owners whose plots fall short. A publicly funded clearance of the woods between the camí des Verger and Sobremunt is planned for January to March 2027.

How far are schools and doctors?

In Esporles village, about 15 minutes' drive: a municipal nursery, the Gabriel Comas i Ribas state primary school and the Josep Font i Trias secondary school, plus the Tramuntana health centre with round-the-clock urgent care outside surgery hours. Son Espases hospital in Palma is about 25 to 30 minutes away.

Can I rent out a house in Es Verger to holidaymakers?

Not without a tourist-rental licence. The Consell de Mallorca hands out a limited number of new places for houses, and flats can no longer be registered at all. If a house comes with a licence, ask a lawyer to confirm it before you sign.
