Living here

Estellencs (Estellenchs in Castilian) is a village and municipality on Mallorca’s west coast, on the Ma-10 between Banyalbufar and Andratx and below the Puig de Galatzó. About 370 people live here, around 50 minutes' drive from Palma. The village is protected, quiet and set above the sea, but buyers must manage with very few services.

The village climbs a steep slope of dry-stone terraces between the mountains and the sea. Its name is recorded in 1234, and terraced farming around the springs and streams goes back to Islamic times. Olive oil brought prosperity in the 18th century, with around 15 oil presses at work in 1830. Barbary pirate raids were frequent in the 16th and 17th centuries, and four 16th-century defence towers survive: one became the bell tower of the 17th-century church of Sant Joan Baptista, and the Torre de Tem Alemany stands in the Plaça des Triquet. In 2007 the old core was declared a protected historic ensemble (Bé d’Interès Cultural).

Most of the municipality is protected natural land, with no resort or golf course. Cala Estellencs, about a kilometre below the village and reached by two lanes, is a small pebble cove with traditional boat shelters (escars). The GR 221 Dry Stone Route heads north from here to Banyalbufar and Esporles, the town hall’s walking routes also head south towards Es Capdellà and Sant Elm, and a circular route climbs the Puig de Galatzó, over 1,000 metres high. The public estate of Sa Coma d’en Vidal has a mountain refuge.

Services barely go beyond the basics. There is one small grocery shop, a pharmacy, a library and a small state school, CP Gabriel Palmer, for children aged 3 to 10. The village health post opens on Monday around midday and Thursday morning only, and the Tramuntana health centre in Esporles, about 25 minutes away, has 24-hour urgent care. For a big shop you drive out. TIB line 202 runs to Esporles and Palma, but the draft town plan calls the bus link with Palma wholly insufficient. In 2025 a seasonal line also ran to Andratx and the Calvià coast from April to October.

The population rises in summer, when second homes fill up and walkers, cyclists and day visitors arrive along the Ma-10. Sant Antoni brings a blessing of animals on 16 and 17 January, and a wine and cheese fair has been held on 1 May since 2009. A series of guitar recitals runs through July and August, the patron saint festivities for Sant Joan Baptista take place around 29 August, and an autumn food fair is held in early October.

Who buys here

The draft town plan notes that many homes are second homes, and foreign nationals make up a larger share of residents than the island average, more than half of them from other EU countries. Homes rarely come up for sale, and those that do are houses: stone village houses or country properties with sea and mountain views and walks from the door. Buying here means accepting a long drive to Palma and very few services. Families with children over 10 face a daily trip out of the municipality for school.

Property

Most homes are single-family houses. In the village they are traditional stone buildings on steep lanes and stairways, many over a century old. The old core is a protected historic ensemble, so until a special protection plan is approved, licences there need the approval of the Consell de Mallorca’s heritage commission. Below the village, houses line both sides of the Camí de la Mar towards the cove, in the Son Torrat area, and old estates such as Es Collet, Es Grau and Son Serralta lie beyond. A court annulled the 2006 planning rules in 2010, and a general plan only reached initial approval in February 2026.

Questions buyers ask

What is the quickest way to Palma?

North along the Ma-10 through Banyalbufar, then via Esporles: about 50 minutes to the cathedral and 55 to 60 to the airport outside rush hour. Going south through Andratx and the Ma-1 takes a little longer.

Are there schools and doctors in Estellencs?

CP Gabriel Palmer, the village state school, takes children aged 3 to 10, so older children travel out of the municipality. The health post opens on Monday from 12:00 to 13:30 and on Thursday from 8:15 to 10:30. The Tramuntana health centre in Esporles, about 25 minutes away, provides 24-hour urgent care.

Can I renovate or extend a house in Estellencs?

Expect a slow, careful process. When the council gave initial approval to its general plan on 24 February 2026, it suspended licences across the municipality while the plan goes through, except for works that fit both the current rules and the new plan. In the protected old core, works also need the approval of the Consell de Mallorca’s heritage commission, so have an architect check what is allowed before you buy.

Is the road to Estellencs ever closed?

It can be. The Ma-10 is the only road in, linking the village with Banyalbufar to the north and Andratx to the south. Heavy rain has closed the stretch towards Andratx more than once, after subsidence in February 2013 and a rockfall in January 2017, leaving the road through Banyalbufar as the only way out.

Could I let a house to holidaymakers?

The 2026 draft town plan counted only about two dozen licensed holiday homes, and new licences are hard to get. Flats can no longer be registered in Mallorca, and the Consell de Mallorca allocates the few new places for houses, so have a lawyer check any licence a property comes with.
