Living here

El Coll d’en Rabassa is a barri on Palma’s eastern seafront, about 6 km from the centre, between El Molinar and Can Pastilla. Its older core is an everyday local neighbourhood with a parish church and a main shopping street, while Ciutat Jardí, laid out as a garden suburb in the early 1920s, has a sandy town beach. Its appeal is simple: the sea in front and the airport a few minutes away.

The barri took shape in the 19th century around modest houses by the sea. Its parish church, Nostra Senyora del Carme, was first blessed in 1885, and the barri’s festes are held around 16 July, the Carme feast day. The Palma to Llucmajor railway, which stopped here from 1916, brought new residents, schools and cinemas; the old station is now the municipal library. Ciutat Jardí, at the western end by the Torrent Gros, was laid out in the early 1920s as a garden suburb on the English model, but at first it failed, largely because the torrent often flooded. Its domed, Moorish-style hotel from that time is a protected building.

A promenade and cycle path follow the whole shore, west through El Molinar to the city and east to Playa de Palma. Ciutat Jardí beach, just under half a kilometre of fine white sand between breakwaters, fills up with locals in July and August. Near its eastern end stands the Torre d’en Pau, a coastal battery built in 1898 and now a municipal park. Further on come the little beach of Es Penyó and Cala Gamba, a cove of coarse sand and rock beside the harbour of the Club Nàutic Cala Gamba. Beyond lies Es Carnatge, a protected natural area on the old quarries that supplied stone for the Cathedral.

Daily life centres on Carrer del Cardenal Rossell, the main shopping street, and Plaça de l’Església, where a council market is held on Wednesday and Saturday mornings all year. The health centre, on Carrer de Vicente Tofiño, is linked to Son Llàtzer hospital; residents say it is old and overstretched. The Sant Joan de Déu hospital by Cala Gamba, opened in 1955 and now part of the public network, specialises in orthopaedics, rehabilitation and care of older people. Besides CEIP Coll d’en Rabassa, a state infant and primary school, there are two long-established state-subsidised schools, one also teaching secondary. There is also a neighbourhood centre, sports centre and football ground.

Official statistics count about 11,000 residents, and the residents' association speaks of nearer 14,000. It has rough edges. The barri lies beside the airport’s approach path, and residents have campaigned against aircraft noise for years. Access roads jam, parking in the old core is scarce, and fuel and bus depots stand nearby. Residents say traffic has grown sharply since the island’s largest shopping centre opened by the airport motorway in 2016. Summer buses fill with tourists. In 2024 residents called Es Carnatge abandoned and asked for the Torre d’en Pau park to be made safe. In October 2026 the Bicipalma bike-share reached this coast with five new stations.

Who buys here

Long-standing local families make up the core of the barri, with many newer residents who have arrived over recent decades. Ciutat Jardí has the higher profile: in 2020 the island press called it one of the most sought-after areas near the city and a magnet for Germans settling on the island. A 2025 magazine feature, by contrast, found the old barri and the streets towards Cala Gamba still almost untouched by gentrification. Buyers here want a home near the sea inside the city, with the airport minutes away.

Property

In the old core around the church and Carrer del Cardenal Rossell, streets and pavements are narrow. Older houses, mostly built between the early 1900s and the 1960s, stand among blocks of flats, many from the 1960s to the 1980s and some from the 2000s. Most homes in Ciutat Jardí, by the beach, are flats, many in buildings from the 1970s to the 2000s, alongside houses old and new. On the streets towards Cala Gamba, such as Carrer de Bailèn, houses outnumber blocks of flats; many are older, with gardens and large terraces, some with pools.

Questions buyers ask

Is Ciutat Jardí part of Coll d’en Rabassa?

Yes. Ciutat Jardí (Ciudad Jardín in Castilian) is the seaside area at the western end of the official barri of El Coll d’en Rabassa, first laid out as a garden suburb. The Torrent Gros separates it from El Molinar, and Cala Gamba and Es Carnatge lie at the eastern end of the barri.

How bad is the aircraft noise?

It is the main drawback. The barri lies beside the approach path to Palma airport, and in summer 2017 residents' leaders put daytime traffic at roughly one flight a minute. Aena, the airport operator, has run a soundproofing scheme for the most exposed homes, which residents have long wanted extended. Visit at different times of day, ideally in summer, before you buy.

Can I get into the centre by bike or bus?

Yes. The seafront cycle path runs all the way to the cathedral, about 30 minutes by bike, and since October 2026 there have been Bicipalma bike-share stations along this shore. EMT buses link the barri with the centre, including line 35 to Plaça de la Reina, which fills up with tourists from Playa de Palma in summer. A tram to the airport through the barri was planned but dropped in 2023.

What is there for families?

It has a state primary school, two other long-established schools, a health centre and a town beach. In 2024 residents were asking for a state secondary school in the barri. Eurocampus, the German school, is about 10 minutes away by car towards Playa de Palma, while the British international schools are mostly in western Palma, Calvià and Marratxí.

Can I buy here to let to holidaymakers?

Only a house with a licence that is already legal, and lapsed places are not replaced. Holiday lets in apartment buildings have been banned in Palma since 2018, and new places in houses were stopped by a council decision finalised in May 2026. Check the licence before you buy.
