Living here

Llucmajor is the inland market town at the head of Mallorca’s largest municipality, about 30 kilometres south-east of Palma by the Ma-19 motorway. It has the town hall, a health centre, schools up to age 18 and markets three mornings a week, and the airport is 20 to 25 minutes away. It suits buyers who want a Mallorcan town that lives all year, close to the city.

The town stands on a low plateau about 150 metres above sea level, with the Puig de Randa rising to the north-east and open countryside running south towards the sea. Its municipality covers about 327 square kilometres, the largest in Mallorca, and reaches the coast at s’Arenal, Cala Blava, Sa Torre, Badia Gran, S’Estanyol and Cala Pi. About 40,500 people live in the municipality (2025); the town itself had about 11,300 residents in 2022, with some 3,450 more in the countryside around it. King Jaume II founded Llucmajor as a town in 1300, and it was made a city in 1916.

Life centres on the Plaça d’Espanya, where the town hall, opened in 1882, looks over the market stalls. The neoclassical parish church of Sant Miquel, begun in the 1780s, has a large dome and a bell tower finished in 1822. The cloister of the 17th-century Franciscan convent of Sant Bonaventura reopened in 2007 after restoration. Shoemaking employed much of the town until the 1970s, and a monument of 1963 honours the shoemakers. A bronze monument of 1927 remembers Jaume III, the last king of independent Mallorca, killed in the battle of Llucmajor in 1349, and a statue of 1965 outside the convent church honours the poet Maria Antònia Salvà.

Markets fill the Plaça d’Espanya on Wednesday mornings, the biggest, and again on Friday and Sunday mornings. The town has several supermarkets and bakeries, banks, pharmacies, a post office and a municipal sports centre. The Migjorn health centre on Carrer d’Antoni Maura sees patients on weekdays, and its out-of-hours service (PAC) covers nights and weekends; the public hospital for the area is Son Llàtzer, on the eastern edge of Palma. Schooling runs from a municipal nursery through two state primary schools and three state-funded (concertat) schools to IES Llucmajor, the state secondary school, which also teaches the Batxillerat and vocational courses.

In January, Sant Antoni brings bonfires and a blessing of animals, and in early August the fiestas of Santa Càndida bring out the giants and the cavallets cotoners dancers. The autumn fairs, granted by Charles V in 1543, open on Sant Miquel’s day, 29 September, with a fair each Sunday until the biggest, on the Sunday before 18 October; the Monday after, the Firó, is a local holiday. Bus 501 runs to Palma about every half hour, line 508 goes to S’Estanyol and Sa Ràpita on the south coast, and the A51 serves the airport.

Llucmajor suits people who want to live in a working town with everything close at hand: families who need schools up to 18 and a health centre nearby, people who commute to Palma or fly often, and buyers looking for a country house on the farmland around the town. The municipality’s tourism is centred on s’Arenal and the coast, about 15 to 20 minutes away.

The old centre is the Quadrat, a square of streets planned in the 14th century, ringed by a larger square, the quadrat gros, and then by newer streets, the rondes. Land registry records show that within about 300 metres of the Plaça d’Espanya the great majority of residential buildings hold a single home, mostly built before 1960. Further out, older houses mix with small apartment buildings, and the outer streets have more blocks of flats, many from the 2000s. Country houses and fincas are scattered across the surrounding farmland of cereals, almonds, carobs and figs. On rural land, have a lawyer check that every building is legal and registered.

Questions buyers ask

Is Llucmajor town near the sea?

No. The town is inland, although its municipality reaches the coast. The nearest beaches, the long sandy one at s’Arenal, where Platja de Palma begins, and the small cove at Cala Blava, are about 15 to 20 minutes by car, and the cove of Cala Pi on the south coast is 30 to 35 minutes away.

Can I get to Palma and the airport without a car?

Yes. On the timetable in force since March 2026, TIB line 501 runs from Llucmajor to Palma’s Estació Intermodal about every half hour, every day, from before 6 in the morning until after 11 at night, and the trip takes 35 to 40 minutes. The A51 links the town with s’Arenal and the airport. A rail line from Palma through the airport to Llucmajor has also been approved, with opening expected around 2032.

What schools are there?

The town has a municipal nursery, Fada Morgana, two state infant and primary schools (CEIP Rei Jaume III and CEIP Sa Marina de Llucmajor) and three state-funded concertat schools, two of which continue through secondary. IES Llucmajor, the state secondary school, teaches ESO, the Batxillerat and vocational courses. There is no international school in the town.

Which day is market day?

Wednesday is the main market, from early morning until about 1 pm in the Plaça d’Espanya. There are smaller markets on Friday, which adds craft stalls and a second-hand market on the Passeig de Jaume III, and on Sunday. The autumn fairs run from 29 September to the Sunday before 18 October.

Is holiday letting an option?

It depends on the licence. No new holiday-let registrations are allowed for apartments in Mallorca, and the limited new places are sold by the Consell de Mallorca only to owners who have held the property for at least three years. If rental income matters, buy a property that already has a licence and have a lawyer check it.
