Living here

Puigpunyent (Puigpuñent in Castilian) is a small village in the valley of sa Riera, in the south-western Serra de Tramuntana, about 17 kilometres by road from Palma Cathedral. It has around 1,650 residents, a nursery, a primary school and a Saturday market. Expect a working mountain village within half an hour of the city, with no beach.

The village lies in a valley crossed by sa Riera, the stream that splits the municipality roughly in half. Dry-stone terraces of olives, almonds, oranges and vines line the valley, and about two thirds of the municipality is woodland. To the west rises the Puig de Galatzó, at 1,027 metres the municipality’s highest point, shared with Calvià and Estellencs. The Serra de Tramuntana around it was listed by UNESCO as a World Heritage cultural landscape in 2011, and the town hall promotes a network of old public paths for walkers.

Most of the municipality’s roughly 2,050 residents live in the village. Its core has two parts: Son Bru to the north, and la Vila to the south around the parish church of the Assumpció, medieval in origin and rebuilt in Baroque style in the 18th century. The town hall, library and health post are on Carrer de sa Travessia, and there is a post office, a municipal nursery and a state primary school. Day-to-day needs are covered by two supermarkets, a few cafés and restaurants and a traditional market on Saturdays. Bigger shopping means a drive out of the village.

Since the 1990s rural tourism and second homes have become mainstays of the local economy as farming has shrunk, and wine-making has been revived in the valley. The main dates are the Mare de Déu d’Agost and Sant Roc fiestas in mid-August, a summer music festival and an organic farm and craft fair in late May or early June. Galilea, a smaller village about 4 kilometres up the Ma-1032, and Son Serralta, a small residential area about 3 kilometres away known for a prehistoric talaiotic site, belong to the same municipality. TIB bus 201 links all three with Palma.

Who buys here

Puigpunyent village has about 1,650 registered residents, a number that has changed little since 2020. In the national statistics institute’s 2024 income atlas the municipality ranked fifth in the Balearics for average household income. The village works well for buyers who want a quiet place with a school and countryside around it, within half an hour of Palma, and who don’t mind driving to the beach or for bigger shopping.

Property

Village houses cluster in la Vila, around the church, and in Son Bru to the north. In recent decades newer residential areas have grown at Son Net and Conques. Beyond them the valley is farmland and woodland with old country estates (possessions), many of which grew out of farmsteads from the Islamic period, along with scattered country houses on the terraced slopes. On rural land, check with an architect before counting on any extension or new building.

Questions buyers ask

How far is Palma by car and by bus?

By car, 25 to 30 minutes to the cathedral and 30 to 35 to the airport outside rush hour, along the Ma-1041. TIB bus 201 also runs between Galilea, Puigpunyent and Palma’s Intermodal station.

Are there schools in Puigpunyent?

Yes, for younger children. Ses Alzinetes is the municipal nursery for under-threes, and CEIP Puig de na Fàtima is the state infant and primary school. There is no secondary school in the municipality; state secondary places are at institutes in the north of Palma. The nearest international schools are in western Palma and Calvià; Portals Nous is about 25 minutes away.

What healthcare is there in the village?

According to the town hall, the village health post holds GP surgeries on four weekday mornings and a children’s clinic on Friday mornings, by appointment. Outside those hours, urgent cases go to the Son Serra-la Vileta health centre in Palma, open until 8pm Monday to Thursday and until mid-afternoon on Friday. Son Espases, the main public hospital, is 20 to 25 minutes away.

Has the village had water restrictions?

Yes. In August 2024, citing drought and low well levels, the council cut the mains supply from 11pm to 11am and banned filling private pools and watering private gardens from the public network. Ask how a property gets its water, and whether it has a well or a tank, before you buy.

How does Puigpunyent differ from Galilea?

Both are in the same municipality. Puigpunyent is the main village, with the town hall, school, health post and market. Galilea is a much smaller village of stone houses about 4 kilometres away, around 10 minutes' drive up the Ma-1032, with about 320 residents and wide views from its church.
