Living here

Escorca is Mallorca’s least populated municipality: a large, wild stretch of the high Serra de Tramuntana that takes in the Lluc sanctuary, the Puig Major and the north-coast coves of Sa Calobra and Cala Tuent. About 200 people live here and Palma is about an hour away. It appeals to buyers who want space and quiet in the mountains and accept that most errands mean a long drive.

Escorca covers about 139 square kilometres of the island’s highest, most rugged ground, between Sóller and Fornalutx to the west and Pollença to the east. There is no town as such. The town hall is at Lluc, and the 199 registered residents (2025) are spread between Lluc, scattered farms and estates, the small developments of el Guix and Son Macip, and the coastal settlements of Sa Calobra and Cala Tuent. The Puig Major, at 1,436 metres Mallorca’s highest peak, rises here; its summit holds a military radar and is closed to the public. Below it, the Gorg Blau and Cúber reservoirs have supplied Palma with water since the early 1970s.

Lluc has drawn pilgrims since the 13th century. Its church, built between 1622 and 1691, holds the Mare de Déu de Lluc, patron of Mallorca, and the Missionaries of the Sacred Hearts have run the sanctuary since 1891. Around it are visitor rooms, a camping area, a museum, a botanic garden begun in 1956, a few bars and restaurants, and the Escolania, the Blauets choir school, teaching pupils through primary and compulsory secondary. Big dates include the Marxa des Güell a Lluc a peu, a night walk from Palma on the first weekend of August, the Fira de la Serra de Tramuntana in October and a Christmas fair in December.

From the Ma-10, which crosses the municipality, the Sa Calobra road (Ma-2141) winds about 13 kilometres down to the sea, including a 270-degree loop where it passes over itself. Antoni Parietti designed it, and it opened in the early 1930s. Sa Calobra is a tiny port with restaurants and a car park. Tunnels in the rock lead to the beach at the mouth of the Torrent de Pareis gorge, a natural monument since 2003, and boats come round from Port de Sóller in season. A branch road reaches Cala Tuent, a 180-metre cove below the Puig Major and the largest in the Tramuntana to escape heavy development.

Daily life depends on the car. Lluc has a public health post open on Tuesday mornings, and another opens at Sa Calobra from June to September; both come under the So na Monda health centre in Inca, which has 24-hour urgent care. Inca, about 30 minutes from Lluc, is also where residents go for supermarkets and the hospital. Pollença is about 30 minutes away and Sóller about 50. TIB bus line 312 runs all year between Lluc and Inca by way of Caimari and Selva, and from late March to October line 231 links Lluc with Sóller and Pollença. Snow can lie for long spells on the highest ground.

Who buys here

Escorca had 199 registered residents in 2025. In 2022 only 26 of the 187 residents were foreign nationals and just 10 were under 16. Official figures show that more than half of its homes are second homes, holiday lets or empty rather than anyone’s main residence, and the national statistics office’s latest income atlas ranks Escorca first in the Balearics for average income per person. Homes here suit buyers who want a mountain estate or a retreat near the north coast and put space and quiet before convenience.

Property

Most of Escorca is mountain and woodland, within the Serra de Tramuntana natural area, declared in 2007, and the UNESCO World Heritage landscape, listed in 2011. Homes are thinly spread: houses on old country estates, a few around Lluc, a handful at Sa Calobra and Cala Tuent, and the small developments of el Guix, on the Inca road, and Son Macip. Building at el Guix and Cala Tuent stalled after fierce controversy, and Cala Tuent is now protected rural land under the island’s territorial plan. Large estates such as Binifaldó and Menut, public since 1927, and Son Amer, bought by the Consell de Mallorca in 1999, are publicly owned.

Questions buyers ask

Is there a village called Escorca?

Not really. The municipality is named after Escorca, a medieval farmstead whose little church of Sant Pere was its first parish church; it stands on private land and opens for worship on 29 June each year. Residents live around Lluc, where the town hall is, on scattered estates, at el Guix and Son Macip, and at Sa Calobra and Cala Tuent.

How easy is it to build or extend?

Not easy. The municipality lies within the Serra de Tramuntana natural area, plans to develop el Guix and Cala Tuent stalled, and Cala Tuent is now protected rural land. Talk to the town hall and a local architect before you commit.

Are holiday lets possible?

You would need a tourist-rental licence, and those are hard to come by here. When the island’s holiday-rental zones were drawn up in 2018, lets were ruled out on protected rural land, and new places for houses are now scarce and allocated by the Consell de Mallorca. Check how the land is classified and have a lawyer check any existing licence before you buy.

How far are shops, doctors and a hospital?

Lluc has a public health post open on Tuesday mornings. Inca, about 30 minutes away by car, has supermarkets, the So na Monda health centre with 24-hour urgent care and the Hospital Comarcal d’Inca, the area’s public hospital. Son Espases, Palma’s main hospital, is about 55 minutes away.

How busy does Sa Calobra get?

Very busy in summer. The town hall reckons 700 to 800 private cars a day head for Sa Calobra and Cala Tuent, against just over 300 parking spaces at Sa Calobra, and an officer sends cars on to Tuent when it is full. Coaches and minibuses must book one of 30 daily spaces at the port.
