Living here

The Southwest is where most people picture “living in Mallorca”: marinas full of yachts, villas looking out to sea, and a short drive along the motorway into Palma. It covers two municipalities, Calvià and Andratx, and runs from the edge of Palma at Illetes all the way to Sant Elm at the western tip of the island.

No other part of Mallorca is as international as this one. English and German are heard as often as Spanish in the shops and cafés of Santa Ponsa, Portals and Port d’Andratx, and many services (doctors, lawyers, builders, schools) are set up for people who are new to the island.

The Ma-1 motorway runs the length of the zone, so most places are 15 to 35 minutes from central Palma and a little longer from the airport. There are four marinas within a short drive of each other (Puerto Portals, Port Adriano, Santa Ponsa and Port d’Andratx) and several golf courses, including Bendinat, Santa Ponsa and Golf de Andratx at Camp de Mar.

The coast is busy in July and August, but unlike some resort areas the Southwest has a large year-round population. Restaurants, supermarkets and schools stay open through the winter.

Who buys here

Families who want an international school nearby, couples looking for a holiday home that is easy to reach from the airport, and buyers at the top end of the market who want sea views and a marina on the doorstep. British, German and Scandinavian buyers have been coming here for decades, and each has its favourite spots.

Property

Almost everything is here, from one-bedroom apartments in Palmanova to some of the most expensive villas on the island in Port d’Andratx, Bendinat and Costa d’en Blanes. Typical stock is apartments and townhouses near the beaches, and detached villas on the hillsides behind them. Building land is scarce, which keeps prices high, and new developments tend to be small.

Getting around

Approximate times by car, outside rush hour.

  • 25–40min

How the zone breaks down

  1. The closest to the city, quiet and expensive. Often called Palma’s “golden mile”.

  2. The tourist heart of the area. Lower prices, more rental demand, and a lot of renovation in recent years.

  3. Large, established residential areas with their own beaches, golf and a strong year-round community.

  4. The far west. Fewer people, bigger views and the zone’s highest prices.

  5. Village life, fincas and more space for the money, 10 minutes from the coast.

Pros and cons

For

  • Close to Palma and the airport
  • International schools and services in English and German
  • Marinas, golf and beaches all within a short drive
  • Busy all year, not only in summer

Against

  • Among the highest prices on the island
  • Busy roads and beaches in high summer
  • Parts of Magaluf and Palmanova are still very touristy
  • Little new building land, so limited choice of new homes

Questions buyers ask

Is the Southwest a good place to live all year round?

Yes. Santa Ponsa, Portals, Bendinat and Port d’Andratx all have large year-round populations, so shops, restaurants and services stay open in winter.

How far is the Southwest from Palma airport?

Roughly 25 minutes from Illetes and Portals, and 35 to 40 minutes from Port d’Andratx, outside rush hour.

Which part of the Southwest is quietest?

Inland villages such as Es Capdellà and S’Arracó, and the far west around Sant Elm and Camp de Mar outside the summer months.

Are there international schools in the Southwest?

Yes. There are British international schools in the Calvià area, and several more in western Palma, within 15 minutes' drive of most of the zone.
