Living here

Cala Millor is one of the biggest beach resorts on Mallorca’s east coast, a long sandy bay shared by the municipalities of Son Servera and Sant Llorenç des Cardassar, about 75 minutes' drive from Palma. It is a hotel resort first, but about 5,400 people are registered on the Son Servera side alone. It makes most sense for buyers who want a flat by a big, easy beach.

The resort runs along about 1.8 km of fine, pale sand, between the harbour of Cala Bona to the north and the wooded headland of Punta de n’Amer to the south, with the hill of Na Penyal behind. Before tourism the shore had a few small huts used for storing seaweed, and people from Son Servera and Sant Llorenç came down to the beach on Sant Llorenç’s day, 10 August. Summer houses and a few hotels came first, and hotels and apartment blocks went up in large numbers from the 1960s.

A promenade runs the length of the beach and carries on to Cala Bona, with hotels and apartments along it and a pedestrian zone behind. The beach shelves gently and has lifeguards, showers and loungers in season, and both councils' stretches were on the 2026 Blue Flag list. It is also losing sand year after year. Storms in January 2020 took away about 11,400 cubic metres and narrowed it by 5 to 15 metres. An EU-backed climate project, LIFE AdaptCalaMillor, running from 2023 to 2027, has proposed moving part of the southern promenade back by about 20 metres and holding sand at the northern end.

At the southern end, Punta de n’Amer is a protected natural area of about 200 hectares, with savin juniper and mastic scrub, pines and small dunes, which you can explore on foot or by bike. On it stands a small fort, built between 1693 and 1696 against pirate raids, which houses an exhibition of old weapons and uniforms. In the resort, the Sa Màniga auditorium, opened in 1999, serves as a cultural and conference centre. The summer festes for the Mare de Déu dels Àngels, patron of the resort’s church, run for a week in late July, and the Festes del Turista, organised with both councils, are held in the last week of September.

Out of season it changes. Most hotels close for the winter, and in 2022 the local hotel association expected only a small share of them to be open in November. Year-round residents have a public GP unit, open on weekdays until 3 pm, and a state primary school, CEIP Na Penyal. Secondary pupils go to IES Puig de sa Font in Son Servera town, 5 to 10 minutes away, where the health centre has urgent care around the clock and a market is held on Friday mornings. Manacor’s public hospital is about 25 minutes' drive away, and Porto Cristo is 10 to 15 minutes south.

Who buys here

Cala Millor grew with the tourism boom of the 1960s and 1970s, and it remains popular with German holidaymakers. Most of its hotels are locally owned. About 5,400 people are registered on the Son Servera side, up from about 1,200 in 1981, partly through people coming to work in tourism, some for the season only. Its natural buyers want a holiday flat or a retirement base by a long beach, with an all-year bus to Palma, and accept a quiet winter.

Property

Cala Millor is above all a resort of hotels and apartment blocks, most of them built from the 1960s onwards, so expect flats far more than houses. Along the seafront, hotels and apartments face the sea, with the pedestrian zone behind them. Check which council a property is in: the northern part, towards Cala Bona, belongs to Son Servera, and the southern part, towards Punta de n’Amer, to Sant Llorenç, and each sets its own planning rules. For homes near the southern end of the beach, ask how the plans to move the promenade back might affect them.

Questions buyers ask

Is Cala Millor in Son Servera or Sant Llorenç?

Both. The northern part, towards Cala Bona, is in Son Servera, and the southern part, towards the Punta de n’Amer headland, is in Sant Llorenç des Cardassar. Each council has its own town hall, planning rules and local services, so check which one a property falls under before you buy.

Does Cala Millor shut down in winter?

The seafront largely does: it is a hotel resort first, and most hotels close for the winter. About 5,400 people are registered on the Son Servera side alone, though, and the primary school, the GP unit and the buses carry on all year.

Is there a bus to Palma?

Yes. Bus 401 runs all year between Cala Millor and Palma via Manacor, and bus 412 links the resort, roughly hourly, with Son Servera and with Manacor, where you can also take the train. In the summer season, roughly late March to October, the A42 airport bus starts from neighbouring Cala Bona.

Is the beach disappearing?

It is shrinking. It loses sand year after year, and storms in January 2020 narrowed it by 5 to 15 metres. An EU-backed project, LIFE AdaptCalaMillor, has proposed pulling part of the southern promenade back by about 20 metres and holding sand at the northern end, but in March 2026 these were still plans.

Can I rent out a flat to tourists?

Only one that already holds a tourist-rental licence, as Mallorca no longer accepts new holiday-let registrations for flats. If rental income matters, make the existing licence part of the deal and have a lawyer verify it.
