Living here

The Northern Eixample covers eight barris just north of Palma’s old town, from the shopping streets of Arxiduc and Bons Aires to Plaça de Toros, named after its 1929 bullring, and out to the ring road. This is everyday, year-round city life, with local shops, schools and health centres. As a city base it is practical, close to the centre, the main hospital and the trains.

This is our name for eight neighbouring barris in Palma’s Nord district, north of the Avingudes, the ring of avenues that follows the line of the old city walls. Arxiduc, Bons Aires and the southern half of Plaça de Toros were laid out under the Pla Calvet of 1901, the city’s first planned expansion, which used a radial pattern of irregular blocks instead of a strict grid. Further out, Camp Redó, Cas Capiscol, L’Olivera, Son Oliva and Amanecer reach up to the Via de Cintura (Ma-20) ring road. More than 70,000 people lived in the eight barris in 2018.

Arxiduc takes its name from Carrer de l’Arxiduc Lluís Salvador, a street of small shops named after Archduke Ludwig Salvator of Austria, and its main square, Plaça del Cardenal Reig, has an obelisk in his honour. To the north, the Coliseu Balear bullring, built of marès stone to a design by the architect Gaspar Bennàssar and opened in 1929, gives Plaça de Toros its name. The barri keeps rationalist buildings from the 1930s and 1940s, and one of them, Can Alonso (1937), is now a community centre. Along its eastern edge, Passeig de Jacint Verdaguer continues the Parc de les Estacions over the railway, which runs underground here.

Bons Aires, the most populous of the eight, has its focal point at Plaça de Santa Pagesa on Carrer de Blanquerna, a pedestrian street since 2009 that runs for about 700 metres from the Avingudes towards Plaça de París. The stretch nearest the centre has the smartest cafés and terraces, with more traditional shops further along. The Ramon Llull and Joan Alcover state secondary schools and the Parc de sa Riera are on the western side. Camp Redó, to the north, grew with the wave of migration from the 1950s. Its old slaughterhouse, S’Escorxador, was restored by 1987 and now holds a cinema, a public library, a supermarket and bars.

The outer barris are newer. Son Oliva was built up from the 1970s to the 1990s, partly on the site of a fertiliser plant that is now a park, and busy Carrer d’Eusebi Estada cuts it in two. The centre of L’Olivera has been built since 2005. Amanecer (Son Pardo) is a low-density pocket of houses with gardens and few shops, with the islands' higher conservatory of music at its southern end. The Camp Redó and S’Escorxador public health centres serve the area, S’Escorxador with out-of-hours urgent care. Underground stations at Jacint Verdaguer and Son Costa-Son Fortesa link the area with Plaça d’Espanya.

Who buys here

Choose it if schools, shops, buses, trains and the main hospital close at hand matter more to you than a sea view. Camp Redó grew with the wave of migration from the 1950s and today has a population of mixed backgrounds and incomes. In 2023 a German-language island magazine described Blanquerna as a street in transition, where people from very different walks of life meet and stylish Central Europeans fill the terraces nearest the centre.

Property

Plaça de Toros began around 1930 as a residential area with a few villas. Rationalist buildings from the 1930s and 1940s survive, including villas on Avinguda de Gaspar Bennàssar, though few of the first villas are still lived in. Camp Redó grew from the 1950s, when Corea, an estate of 22 blocks of flats for workers, was built. Son Oliva followed from the 1970s to the 1990s, and the centre of L’Olivera since 2005. Amanecer stands apart, with houses and gardens first built as summer homes from the 1930s.

Questions buyers ask

Is the Northern Eixample an official name?

No. It is our grouping of eight official barris in Palma’s Nord district: Arxiduc, Plaça de Toros, Bons Aires, Amanecer, Camp Redó, L’Olivera, Cas Capiscol and Son Oliva. Arxiduc, Bons Aires and the southern half of Plaça de Toros belong to the city’s first eixample (expansion), planned in 1901 beyond the old walls.

Is it practical without a car?

Yes, for everyday life. Shops, schools and health centres are within walking distance, city buses run through the area, and Plaça d’Espanya, with the metro, trains and island buses, is about 15 to 20 minutes' walk from the bullring. A car helps for beaches and trips into the countryside.

Are bullfights still held at the Coliseu Balear?

Yes, though only occasionally and in summer. Animal-rights groups protested outside the ring before a bullfight in late July 2026, and a July 2025 report said it had held one a year in recent years. The rest of the time the privately owned ring is used mainly for concerts and other events, which some neighbours have complained about.

Can I let a flat here to holidaymakers?

No. Palma has not allowed holiday lets in apartment buildings since 2018. A final council vote in May 2026 extended the ban on new holiday-rental places to houses, though existing legal licences can carry on.

How far are the international schools?

Queen’s College and Bellver College, both British schools, are on Palma’s western side, in La Bonanova and Cala Major, and Green Valley School, a British and IB school, is in La Vileta. Each is about 10 to 15 minutes' drive outside rush hour. In the area itself, state secondary schools include Ramon Llull and Joan Alcover in Bons Aires and Joan Maria Tomàs in L’Olivera.
