Living here

Can Pastilla and Les Meravelles are the Palma barris along the western part of Playa de Palma, the sandy beach that runs about 4.5 km east to s’Arenal. They sit right beside the airport, about 20 minutes' drive from the old town. Pick them for the beach on the doorstep and flights close at hand, as long as a busy tourist season doesn’t put you off.

Can Pastilla, also called Sant Antoni de la Platja, grew from the 1920s on the land of the Sa Torre Rodona estate, and the first stone of its parish church was laid in 1927. Les Meravelles (Las Maravillas) was laid out in the 1930s on the dunes and pine woods of the Son Sunyer estate. It was planned for homes, but hotels, restaurants and nightlife venues now dominate its seafront. The Ses Fontanelles wetland, the largest left on the Bay of Palma, lies between the two, with the airport behind. Can Pastilla had about 5,600 residents in 2024 and Les Meravelles about 4,200 in 2022.

The beach starts in Can Pastilla, with fine sand and shallow water, beside the marina of the Club Marítimo San Antonio de la Playa, founded in 1934, which runs a sailing school. From there Playa de Palma (Platja de Palma in Catalan) runs about 4.5 km east to s’Arenal. It is divided into 15 sections called balnearios, each with a numbered beach bar, counting down from 15 at Can Pastilla. A promenade follows the whole shore. West of the marina are small coves such as Cala Estància, then the Es Carnatge natural area, with its fossil beaches, towards Coll d’en Rabassa.

Everyday services are mostly in Can Pastilla, which has a public health centre, a state infant and primary school (CEIP Can Pastilla) and the parish church. Les Meravelles has its own parish church, Sant Ferran, but in 2024 residents complained that there was no health centre close by, so they go to Can Pastilla or to the unit at Es Pil·larí. IES La Ribera, a state secondary school, is just inland. Son Llàtzer is the area’s public hospital. City buses run all year, including line 25 to Plaça de la Reina via the motorway, line 35 along the coast through Coll d’en Rabassa and the A2 to the airport.

Summer and winter feel very different. In season the hotels, terraces and beach are full, and the Ballermann party strip around Balneario 6, further east towards s’Arenal, draws big crowds. After the season many hotels, cafés and other businesses close. The airport is part of daily life, and residents of Can Pastilla, Coll d’en Rabassa and Sant Jordi have long campaigned against aircraft noise. In 2025 the city presented 35 projects up to 2035, including a renewed promenade, green corridors, a new car park and the restoration of Es Carnatge. A railway from Palma to Llucmajor via the airport, with a stop serving Les Meravelles, is expected around 2032.

Who buys here

Spanish and foreign residents live side by side. In 2018 about 2,100 of Les Meravelles' roughly 4,500 residents were foreign nationals, most of them from other EU countries, and the barri has a residents' association founded in 1958. The right buyer wants a flat or house near a long sandy beach, with the airport minutes away and buses into Palma, and doesn’t mind living among hotels in summer.

Property

Blocks of flats from the 1960s to the 1980s hold most homes, according to cadastral records, with hotels and other tourist accommodation along the seafront and the streets just behind it. Can Pastilla also keeps a number of older single-family houses, mostly from the 1940s to the 1960s, and a few from its first decades. Les Meravelles has more single houses, many from the 1950s and 1960s and a fair number built or rebuilt since 2000. Palma’s 2025 plan for the area proposes about 470 new homes on land at Ses Fontanelles, with the details still to be agreed.

Questions buyers ask

Is Can Pastilla part of Playa de Palma?

Yes. Playa de Palma (Platja de Palma) is both the 4.5 km beach and the tourist area along it, running from Can Pastilla east through Les Meravelles to s’Arenal. Can Pastilla and Les Meravelles are barris of Palma; s’Arenal, at the far end, is split between Palma and Llucmajor.

How noisy is it with the airport so close?

The airport lies directly behind Can Pastilla, and residents here, in Coll d’en Rabassa and in Sant Jordi have campaigned against aircraft noise for years. How much you hear depends on the street, so spend time near a property on a busy summer day as well as a quiet one before you buy.

Is this the Ballermann party area?

The Ballermann strip around Balneario 6 is further east, in the Ses Cadenes area of s’Arenal, about 3.5 km from central Can Pastilla. Can Pastilla’s end of the beach is busy with package holidaymakers. Les Meravelles is closer to the nightlife, and in 2024 some residents complained about noise from a seafront venue. In 2020 the Balearic Government brought in a decree against excess tourism covering much of Playa de Palma.

Can I let a home by the beach to holidaymakers?

Not with a new licence. Flats in Palma cannot be let to holidaymakers, and since May 2026 the same goes for new holiday rentals in houses. If a seller mentions rental income, check the licence before you buy.

Which schools are nearby?

CEIP Can Pastilla is a state infant and primary school in Can Pastilla, and IES La Ribera, a state secondary school, is just inland from Les Meravelles. Eurocampus, a German school from kindergarten to Abitur, is at La Porciúncula, about 10 minutes away. Most British international schools are in western Palma, Calvià and Marratxí, about 20 to 30 minutes by car.
