Living here

Cala Deià is the small pebble cove below Deià village on Mallorca’s north-west coast, where the Torrent Major reaches the sea, with a small group of houses around it. About 2 km from the village and 50 to 55 minutes from Palma, it is for buyers who want to live almost on the water in the Serra de Tramuntana and can put up with summer crowds.

The cove sits at the foot of a steep valley between the headlands of Punta de Deià and Punta de Son Beltran. The beach is about 70 metres of pebbles, and its very clear water draws swimmers and snorkellers. Old fishermen’s houses, stone boat ramps and a small landing stage sit on the rocks, beside two seafood restaurants. The carretera de la Cala, a narrow, winding road of about 2 km, leaves the Ma-10 just north of the village and drops to a car park. On foot, an old path beside the torrent takes about 20 minutes. In 1981 the cove was a filming location for Evil Under the Sun.

The cove changes completely with the seasons. In summer it is busy, traffic builds on the narrow road and parking is scarce. The car park is metered from April to October, and permit holders use an orange resident zone. Out of season it is very quiet, and only around a dozen people are registered as living here. Apart from the two restaurants there are no services at the cove. Deià village, about 10 minutes away by car, has food shops, a pharmacy, a primary school, a part-time health post and the TIB 203 bus to Palma. Sóller has the nearest health centre and secondary school.

Who buys here

Cala Deià offers a house by the sea in the Tramuntana, close to Deià’s village life but off the main road. Only around a dozen people are registered as residents, so very few live here all year. Couples and retirees, and anyone who can plan around the summer traffic, will find it easier than families, since shops, schools and doctors are all up in the village or in Sóller.

Property

Housing is a small cluster. The Sa Cala development (urbanització) is a group of houses beside the cove, reached across a bridge over the Torrent Major at the end of the road, and old fishermen’s houses and boat sheds sit by the water. As in the rest of Deià, there are almost no apartment buildings. Sa Cala, the settlement at the cove, is part of Deià’s listed historic ensemble (conjunt històric), and the valley around it lies in the protected Serra de Tramuntana natural area. In 2022 the council suspended most new building licences, pools included, for a year, and in 2026 Deià’s new general plan was still in draft.

Questions buyers ask

Can you live at Cala Deià all year?

Yes, but very few people do: only around a dozen are registered as residents. Apart from two restaurants there are no services at the cove, so everyday life depends on Deià village, about 10 minutes away by car, and on Sóller for bigger errands and the health centre.

Is parking a problem for residents?

In summer it can be. Parking at the cove is metered from 1 April to 31 October and is scarce in the busy months. Registered residents, tenants and owners can apply to the town hall for a ZAR permit for Deià’s orange resident zones, one of which is at Cala Deià.

How far is it to Palma and the airport?

Allow about 50 to 55 minutes to central Palma, via the Ma-10 to Valldemossa, and 55 to 60 minutes to the airport. There is no bus down to the cove; TIB line 203 to Palma stops up in Deià village.

Can I add a pool or extend a house at Cala Deià?

Plan for hurdles. Sa Cala is part of Deià’s listed historic ensemble and the valley is inside the Serra de Tramuntana natural area. In 2022 Deià suspended most new licences, pools included, for a year while it reformed its planning, and its new general plan was still in draft in 2026, so ask a local architect what is allowed before you buy.
