Living here

The municipality of Bunyola (Buñola in Castilian) covers about 85 square kilometres of the southern Serra de Tramuntana, between Palma and Sóller. Most of its roughly 7,600 residents live in Bunyola village or in Palmanyola, a residential area closer to Palma, and a handful in the mountain valley of Orient. The village and Palmanyola are both within half an hour of the city, while Orient feels far more remote.

Bunyola borders Palma, Marratxí, Santa Maria del Camí, Alaró, Escorca, Sóller, Deià and Valldemossa, and does not reach the coast. The ground is rugged in the north and west and drops towards the plain in the south-east. To the north, the long ridge of the Serra d’Alfàbia, 1,067 metres at its highest, separates Bunyola and Orient from the Sóller valley. Orient lies in the north-east, in a fertile basin ringed by mountains and drained by the Coanegra torrent. Pine and holm oak cover the Comuna, the municipality’s public forest. The municipality lies on the southern slopes of the Serra de Tramuntana, on UNESCO’s World Heritage list since 2011.

The municipality has three very different settlements. Bunyola village, the largest, sits a little over 200 metres up and has the town hall on Sa Plaça, a market on Wednesday and Saturday mornings and a station on the Sóller railway. Palmanyola, about 10 minutes down the road towards Palma, is a residential area of detached houses with around 2,300 people, laid out from 1968 on an old estate. Since 1985 it has had its own minor local authority with an elected local mayor, the only one in the Balearics. Orient, with 18 registered residents in 2025, is a protected stone hamlet in its own valley.

Schools and doctors are shared between the two main settlements. Each has a state infant and primary school, CEIP Mestre Colom in the village and CEIP Gaspar Sabater in Palmanyola, and a nursery. There is no secondary school in the municipality. Pupils from the village are assigned to state institutes in north Palma, with Sóller’s as an option, and those from Palmanyola to north Palma or Esporles. Both places have a public health unit open on weekdays from 8:00 to 15:00. They belong to the Santa Maria del Camí health centre, about 15 minutes away, which provides urgent care round the clock. The reference hospital is Son Llàtzer in Palma.

The Ma-11 Palma to Sóller road crosses the south-west of the municipality, past Palmanyola and the turning for the village, and goes on through the 3-kilometre Sóller tunnel, toll-free since the end of 2017. A winding mountain road climbs from the village over the Coll d’Honor to Orient and on to Alaró. TIB bus 205 links the village and Palmanyola with Palma, and the historic Sóller train stops at Bunyola station. Two historic estates lie close to the Ma-11: Raixa, publicly owned since 2002 and open to visitors from Tuesday to Saturday, and the Jardins d’Alfàbia, near the Coll de Sóller.

Who buys here

Foreign nationals are a small minority of Bunyola’s registered residents, and many people who live here commute to work in Palma and nearby towns. With schools, shops and a short drive to the city, the village and Palmanyola suit families and people who work in Palma. Orient is different: when it was declared a protected ensemble in 2010, most of its houses were second homes, mainly owned by foreigners, and it suits buyers who want quiet and walks from the door.

Property

Homes differ sharply from one part of the municipality to another. The village has older townhouses on steep lanes and stepped alleys, with newer houses and small estates such as Pla de sa Coma around its edges. Palmanyola, including Sa Font Seca, is mostly detached houses with gardens, built from the late 1960s onwards. Orient’s stone houses form a protected historic ensemble with strict rules on materials and height. Out in the countryside are old farm estates, known as possessions, such as Coma-sema, Son Termens and Biniforani, and scattered rural houses among olive groves and terraces.

You need a tourist-rental licence first. Holiday-let registration is closed to flats in Mallorca, and new places for houses are limited and handed out by the Consell de Mallorca, so ask a lawyer to check any licence that comes with a property.
