Living here

Palmanyola is a residential area in the municipality of Bunyola, at the foot of the Serra de Tramuntana beside the Palma to Sóller road and 20 to 25 minutes' drive from central Palma. Laid out from the late 1960s, it had 2,265 registered residents in 2025 and has its own minor local authority, a primary school and a health unit. Homes are mostly detached houses with gardens.

Palmanyola lies about 100 metres above sea level at kilometre 10 of the Ma-11, where the Ma-1140 branches off. It was laid out on part of Sa Font Seca, an old country estate whose owners began dividing it into plots in the second half of the 1960s. Plot sales were launched in 1968, and a competition held during the sales campaign chose the name, a blend of Palma and Bunyola, because the place lies between the two. Almost every street is named after a flower. The area north of Avinguda de Santa Maria, around the old estate houses, is still known as Sa Font Seca.

Many of the first owners came only at weekends, and in the 1980s Palmanyola had little more than 200 residents and lacked basics such as paved streets and street lighting. Neighbours campaigned for self-government, and in June 1985 it became an entitat local menor, a minor local authority within Bunyola and the only one in the Balearics. It elects its own batle pedani (local mayor) and runs some services and events itself, while Bunyola town hall is responsible for others, such as water and rubbish collection. Relations between the two have at times been tense, including over water and funding.

Everyday needs are mostly covered locally. There is a supermarket, bakeries, a butcher, a pharmacy, a post office, a bank branch, a dental clinic, a vet, hairdressers and a few bars and restaurants. The public health unit on Carrer Hortènsies opens on weekdays from 8:00 to 15:00, and CEIP Gaspar Sabater is the state infant and primary school, with a nursery for under-threes on the same street. There is also a parish church, a library, a municipal football ground, a multi-sports court and a recycling point. Bunyola village and Son Espases hospital are each about 10 minutes away by car.

For its size, Palmanyola has plenty going on. The summer festes run through the first half of August and close on the 15th, the feast of the Assumption, with a solemn mass in the parish church. The Firabona, a craft and food fair, reached its 13th edition in 2026, and classes from yoga to theatre run through the school year. Just up the Sóller road is Raixa, a historic estate with 19th-century gardens and what is said to be Mallorca’s largest water tank. It is open to visitors from Tuesday to Saturday, 10:00 to 15:00.

Palmanyola grew from little more than 200 residents in the 1980s to 2,265 in 2025, and people now live here all year rather than coming at weekends. With a primary school, a health unit and shops on hand and central Palma 20 to 25 minutes away, it suits families and people who work in the city and want a house with a garden, and buyers who want the mountains close without the isolation of a hill village.

Property

Palmanyola was sold as building plots from 1968, and its first house went up on Avinguda Dàlies. Land registry (Catastro) records show that almost every home is a detached single-family house (xalet) on its own plot, with a few semi-detached houses and a handful of small blocks of flats from the 2000s. Most houses date from the 1970s and 1980s, and more have been added in every decade since. Sa Font Seca, north of Avinguda de Santa Maria, was planned differently and surrounds the old estate houses. With any older house, check that extensions and outbuildings are legal and registered, and confirm a licence before planning holiday lets.
