Living here

Deià (Deyá in Castilian) is a small stone village on Mallorca’s steep north-west coast, in the Serra de Tramuntana between Valldemossa and Sóller, about 45 minutes from Palma. Known for the poet Robert Graves and the artists who followed him, it rewards buyers who value mountain and sea views and a walkable village more than convenience.

Deià sits about 200 metres above the sea on a slope facing south-west, below the Puig del Teix (1,064 metres), with olive terraces and orange and lemon groves around it. The village has three parts. Es Puig is the hill crowned by the church of Sant Joan Baptista and the small cemetery where Graves is buried. The middle strings along the Ma-10, the main road through the village, and es Clot below is the old core. Away from the main road most lanes are cobbled and free of cars. The whole Serra de Tramuntana has been a UNESCO World Heritage cultural landscape since 2011.

On the rocky coast below, the main cove is Cala Deià, a small pebble bay where the Torrent Major meets the sea. It is about 2 kilometres, or 20 minutes, on foot down an old path beside the torrent, or a short drive down a narrow road, with parking metered from April to October and partly kept for permit holders. Old fishermen’s huts and boat sheds sit among the rocks, beside seafood restaurants. Llucalcari, a hamlet of about twenty houses 3 kilometres towards Sóller, has its own small cove. To the west, Son Marroig, once the Archduke Ludwig Salvator’s estate, looks over the holed headland of Sa Foradada.

Everyday services are limited. The town hall lists two food shops and a pharmacy, along with cafés and restaurants, and there is a municipal nursery for under-threes and the Robert Graves state primary school. The local health post opens only two mornings a week, and urgent care is at the Serra Nord health centre in Sóller. For petrol, the town hall points drivers to Sóller, which also has a covered market and a Saturday street market. Son Espases, Palma’s main public hospital, is on the Valldemossa road into the city, about 35 minutes away. TIB line 203 links Deià with Port de Sóller, Valldemossa and Palma.

From spring to autumn Deià is one of the island’s favourite day trips, and traffic builds on the Ma-10. Walkers on the GR 221 Dry Stone Route stop at the Can Boi refuge in the village, and the Deià International Music Festival, founded in 1978, holds mainly chamber concerts from May to September in the church, at Son Marroig and at the old monastery of Miramar. Robert Graves’s house, Ca n’Alluny, about a kilometre out on the Sóller road, is now a museum. The village honours its patron, Sant Joan, on 24 June. In winter there are far fewer visitors, and the whole municipality has only about 740 registered residents.

Who buys here

Foreigners began settling in Deià after the First World War, and the poet Robert Graves, who arrived in 1929, was among the first. Painters, writers and musicians followed from the 1950s, and luxury tourism later brought wealthy second-home owners. For years about a third of registered residents have been foreign nationals, living alongside old Deià families. Buyers tend to be well-off and want character, views and a walkable village, accepting limited services. Many houses are now second homes or holiday lets.

Property

Deià has almost no apartment blocks. In the village the stock is old stone houses and townhouses in es Puig, es Clot and the lanes off the main road, with tight parking. Around it, old country estates and detached houses spread over the terraced slopes, along with newer clusters such as Ca l’Abat, ses Coves and s’Empeltada. Large parts of the village, Cala Deià, Llucalcari and Son Coll are a listed historic ensemble (conjunt històric), and a protection plan even sets shutter colours. In 2022 the council suspended most new building licences, pools included, to reform its planning, and in 2026 a new general plan was still in draft.

Questions buyers ask

How long is the drive to Palma?

Allow about 45 minutes to the city centre and 45 to 50 minutes to the airport. The distance to Palma is only about 30 kilometres, but the route follows the winding Ma-10 to Valldemossa and then the Ma-1110. TIB line 203 also runs to Palma.

Is Deià lively all year round?

It is busiest from spring to autumn, when day-trippers, walkers and hotel guests arrive and traffic builds on the main road. In winter it is much quieter, and the whole municipality has only about 740 registered residents.

What schools and doctors are there in Deià?

There is a municipal nursery for children up to 3 and the Robert Graves state primary school for ages 3 to 12. There is no secondary school in Deià; the nearest state one is in Sóller. The local health post opens only two mornings a week, and urgent care is at the Serra Nord health centre in Sóller.

Can I add a pool or extend a house in Deià?

Be careful. Much of Deià is a protected historic ensemble, and in 2022 the council suspended most new building licences, pools included, while it reformed its planning. A new general plan was still being drafted in 2026, so ask a local architect what is allowed now before you buy.

Can I let a house in Deià to holidaymakers?

Not without a tourist-rental licence, and new ones are hard to get. Flats can no longer be registered in Mallorca, and new places for houses are scarce and allocated by the Consell de Mallorca. In 2021 Deià already had nearly twice as many registered tourist beds as residents, so have a lawyer check any existing licence before you buy.
