Living here

Valldemossa (Valldemosa in Castilian) is a stone-built village about 400 metres up in the Serra de Tramuntana, roughly 30 minutes' drive north of Palma. Its landmark is a royal palace turned Carthusian monastery, where Chopin and George Sand spent part of the winter of 1838–39. History, mountain walks and a short run to the city are the appeal; the trade-off is a steady stream of day-trippers.

The village fills a high valley below the Puig del Teix, its steep lanes lined with old stone houses. Its centrepiece is the Cartoixa, the Carthusian monastery founded after King Martí gave the royal estates here to the monks in 1399. They stayed until 1835, when the state seized church property and sold it off. Today its church, cloister, old pharmacy and the cells linked to Chopin and Sand are open to visitors, along with the older palace of King Sanç. Catalina Thomàs, the island’s most revered saint, known locally as the Beata, was born here in the 1530s, and tiled panels on many houses tell her story.

Valldemossa is one of the most visited villages in Mallorca. On busy days, above all in the main tourist season, the car parks fill early and coach groups and day-trippers crowd the lanes between the car parks, the Plaça de la Cartoixa and the monastery. Early mornings, evenings and winter are much calmer, and the side streets feel residential. Local life has its own dates too: the Festes de la Beata around 28 July, declared intangible cultural heritage by the Consell de Mallorca in October 2026, Sant Bartomeu on 24 August, the Chopin Festival concerts in August and a Moors and Christians re-enactment each October.

For a village of about 1,800 people, the everyday basics are close at hand: a small supermarket, a couple of small food shops, bakeries, a pharmacy, two bank branches, a public library and a Sunday market. There is no large supermarket, so a big weekly shop means a drive. There is a municipal nursery for under-threes and a state infant and primary school, CEIP Nicolau Calafat, and a school bus takes older pupils to the secondary school in Esporles. The village health unit opens on weekday mornings except Wednesday, but there is no emergency service here. The nearest 24-hour care is at the Esporles health centre, about 20 minutes away.

Son Espases, the island’s main public hospital, and the University of the Balearic Islands are both on the road down to Palma. In the other direction the Ma-10 runs north-east past Miramar, the estate where a school for missionaries was founded at Ramon Llull’s request in 1276 and which Archduke Ludwig Salvator bought in 1872, then on to Deià in 15 to 20 minutes. Walkers can pick up the GR 221 long-distance trail or the Camí de l’Arxiduc, a high path the Archduke laid out on the ridge above the village. The sea is about 15 minutes' drive away, down a narrow road to Port de Valldemossa.

Who buys here

Locals still set the tone in Valldemossa. Foreign residents are a minority, and Catalan is the everyday language of the school, the town hall and village life. As in other Tramuntana villages, high housing costs have pushed many young locals to cheaper parts of the island. It is best suited to buyers who put history, mountain walks and village life ahead of a beach, and who want Palma within half an hour. Writers and artists have been drawn here since Chopin and Sand, from Rubén Darío to Jorge Luis Borges.

Property

In the old centre, homes are mostly older stone village houses on narrow, steep lanes. The centre is a restricted traffic zone that only permit holders may drive into, and parking is scarce, so access is worth checking before you buy. Around the village and along the Palma road there are newer houses and a few small residential estates, such as s’Arxiduc on the edge of the village and Son Maixella towards Palma. Beyond them, most of the municipality is woodland and farmland, with old country estates, terraces of olive and almond trees and scattered fincas. Down at Port de Valldemossa there is a small cluster of summer houses.

Questions buyers ask

Is Valldemossa too touristy to live in?

It is very busy by day for much of the year, most of all in the main season, especially around the monastery and the main car parks. Early mornings, evenings and winter are much quieter, and the side streets away from the Cartoixa feel like an ordinary village.

Is Valldemossa within commuting distance of Palma?

At about 30 minutes to central Palma by the Ma-1110, and about 35 to the airport outside rush hour, it is close enough for a daily drive. TIB line 203 also links the village with Palma and, in the other direction, with Deià, Sóller and Port de Sóller.

Are there schools in Valldemossa?

Yes. There is a municipal nursery for children under three and a state infant and primary school, CEIP Nicolau Calafat, where teaching is mainly in Catalan. Secondary pupils go by school bus to the institute in Esporles. The international schools are in western Palma, Calvià and Marratxí, roughly 25 to 35 minutes' drive away.

Is there a beach near Valldemossa?

Not in the village itself. The nearest sea is at Port de Valldemossa, a small shingle beach with a tiny harbour for small boats, about 15 minutes down a narrow, winding road. That road was closed by rockfalls in October 2026, so check that it has reopened.

Which municipality is Valldemossa in?

Valldemossa is its own municipality. Besides the village it takes in Port de Valldemossa, the Miramar estate on the border with Deià and a few small residential estates.
