Living here

The municipality of Sóller covers about 43 square kilometres of the Serra de Tramuntana on Mallorca’s north-west coast: a valley of citrus and olive groves ringed by mountains, opening onto the sea at a small round bay. Most of its nearly 14,000 residents live in the town, Port de Sóller, l’Horta and Biniaraix. Its appeal is mountain scenery with town services all year, 35 to 40 minutes from Palma.

Mountains ring the valley: the Teix to the west, the Serra d’Alfàbia to the south and, to the east beyond Biniaraix, the heights that climb to Puig Major, Mallorca’s highest peak. The Torrent Major drains the valley to the sea through a narrow gap that leads to the bay, and apart from the port the coast is steep and rocky. Sóller borders Deià, Bunyola, Fornalutx and Escorca. It lies within the Serra de Tramuntana, a UNESCO World Heritage landscape since 2011, and the council reckons only about 2 of its 42.8 square kilometres are urban land.

The town is the hub for the whole valley. The town hall stands on Plaça de sa Constitució, and the Serra Nord public health centre opens on weekdays, with its urgent-care service (PAC) covering nights and weekends, so care is available around the clock. Four state primary schools are spread across the town, the stretch towards the port and the port itself. The state secondary school, IES Guillem Colom Casasnoves, and two state-funded Catholic schools that teach pupils up to 16 are all in the town. There is no public hospital in the municipality: the health centre’s reference hospital is Son Llàtzer in Palma.

The Ma-11 through the Sóller tunnel, toll-free since the end of 2017, is the quick road to Palma, with the old Coll de Sóller road and its hairpin bends as the fallback. The Ma-10 runs along the mountains through the valley, linking Valldemossa and Deià with Fornalutx. The council counts three TIB bus lines linking the municipality with Palma and nearby villages such as Deià, Valldemossa, Bunyola and Fornalutx, plus a summer line to Port d’Alcúdia. The wooden train to Palma and the tram between the town and the port run mainly for visitors.

Between the town and the port lies l’Horta, a neighbourhood with its own patron’s festival in July. Life goes on all year across the municipality, but visitors shape it. In high season the council records queues from the tunnel and full car parks, and since February 2026 a low-emission zone watched by number-plate cameras has covered the town centre. Water is a growing worry: under a drought warning in 2025 the council restricted mains water, including a ban on filling pools. And almost all of the built-up land lies in a mapped flood-risk area of the Torrent Major.

Who buys here

Sóller’s modern growth as a place to live dates from the tunnel, opened in 1997. The council’s 2025 resident survey shows the population rising from about 10,500 in 1995 to about 13,600 in 2008, then holding between roughly 13,600 and 14,200. It says the valley drew well-off Europeans looking for landscape, quiet and heritage, and newcomers from Spain and abroad who live here full time or part of the year. It also notes that many flats and old farms have become second homes or holiday lets.

Property

Almost all homes stand on about 2 square kilometres of urban land. The town has old townhouses, flats and early 20th-century mansions; the port has mostly newer buildings and holiday apartments around the bay; and Biniaraix has protected stone village houses. Beyond them, country houses and old farms stand among citrus groves, olive terraces and wooded slopes, where a car is close to essential. The council says the land zoned for building is almost used up and most of the rest is protected rustic land, so new homes are rare, and Biniaraix adds strict heritage rules.

How Sóller breaks down

  1. The main town, on the valley floor about 3 km inland, with most residents and services: the town hall, covered market, health centre and secondary school. Old townhouses, Modernista mansions on the Gran Via and country houses in the groves around it. The centre is a low-emission zone.

  2. The harbour village on a sheltered bay about 3 km from the town, with two beaches, a fishing harbour, a primary school and the vintage tram. Mostly post-1990 buildings and holiday flats, plus the old fishermen’s quarter of Santa Catalina. Crowded in summer, much quieter in winter.

  3. A small protected stone village at the north-east end of the valley, where the Barranc de Biniaraix walk begins; a small part of it lies in Fornalutx. It has few services, so errands mean Sóller, a few minutes away by car. Steep, mostly car-free lanes and strict heritage rules.

What does the municipality of Sóller include?

Four settlements: Sóller town, Port de Sóller about 3 km away on the coast, l’Horta between the two, and the small village of Biniaraix at the foot of the mountains. Around them lie citrus and olive groves and steep, largely protected mountainside. The town hall in Sóller serves them all, though a small part of Biniaraix falls under Fornalutx.

Should I look in the town, the port or the countryside?

Choose the town if you want the market, schools and health centre on foot all year. The port suits those who put the sea first and accept summer crowds and quiet winters. Country houses in the valley and Biniaraix give more space and peace, but most errands mean a drive into town.

Is there a hospital in Sóller?

No. The Serra Nord health centre in the town handles everyday care, and its urgent-care service (PAC) covers nights and weekends. Its reference hospital is Son Llàtzer in Palma, about 30 to 35 minutes away, and Son Espases, Palma’s main public hospital, is about 25 to 30 minutes by car.

Can I build a new house on country land?

Expect very tight limits. The council’s 2026 strategic document says only about 2 of the municipality’s 42.8 square kilometres are urban land, with no room left to grow, and that most of the rest is protected rustic land. Have an architect and a lawyer check exactly what a plot allows before you buy.

Can I get to Palma without a car?

Yes. TIB buses run through the tunnel to Palma, and the council counts three lines serving the municipality, plus a summer line to Port d’Alcúdia. The historic train takes about an hour, but with few departures and fares aimed at visitors it suits days out better than commuting.
