Living here

Biniaraix is a cluster of old stone houses on a low hill at the north-east end of the Sóller valley, about half an hour’s walk or a few minutes' drive from Sóller’s main square and roughly 40 minutes from Palma. The Barranc de Biniaraix, one of Mallorca’s best-known walks, starts at its edge. Walkers and lovers of old stone houses will feel at home; shoppers less so.

The village grew from an Islamic farmstead called Beniaraix, which became part of the king’s share after the conquest of 1229. It lived from orchards, vines and olives, and from the 18th century from exporting citrus fruit. The core is tiny: one square, Plaça de la Concepció, beside the parish church, and a handful of steep, narrow lanes, most of them cobbled and closed to cars. A first church was built in the 16th century and rebuilt in the next. Old washhouses and irrigation channels survive, and the patron’s festival falls on 15 August. In 2010 the Consell de Mallorca declared the whole village a protected historic ensemble.

Biniaraix sits at the mouth of the Barranc de Biniaraix, a gorge climbed by an old cobbled path that has been a protected heritage monument since 1994. The path is part of the GR 221 Dry Stone Route and leads up towards l’Ofre and the Cúber reservoir. It draws a steady flow of walkers, especially outside the summer. A small part of the village lies in Fornalutx, about 5 minutes away by car. Services are minimal: in 2024 the local press reported that residents shop in Sóller, which also has the market, the health centre and the secondary school, a few minutes by car or half an hour on foot.

Who buys here

Official figures count about 450 residents in Biniaraix, though a 2024 local press report put the number living in the old village at about 100. Sóller council’s 2025 resident survey says the town has drawn well-off Europeans looking for landscape, peace and heritage, and that many old farms in the municipality have become second homes or holiday lets. Biniaraix suits buyers after an old stone house or a country property close to the mountain paths, who accept that most errands mean a trip to Sóller.

Property

The protected core covers about 1.5 hectares of village houses on small plots, mostly of one or two floors, some with a loft under the roof, built of rough local limestone. In and around it stand the houses of old estates such as Cas Don, Can Gotleu and Can Quart, among large citrus orchards and small terraced plots; newer houses have mostly gone up in the orchard land, outside the village. Heritage rules cover the village and an 11-hectare buffer around it: buildings keep their present height, traditional building methods are expected and the rural setting is protected. Most lanes are pedestrian, so parking at the door is rare.

Is Biniaraix part of Sóller?

Yes. It is one of the four settlements of the municipality of Sóller, alongside the town, Port de Sóller and l’Horta. A small part of the village lies in neighbouring Fornalutx, so check which town hall a property comes under.

Can I drive to a house in the village?

Only up to a point: most lanes in the old core are steep, narrow and pedestrian. In 2024 Sóller brought in a seasonal limit on cars entering the village, letting in only residents of Sóller and Fornalutx and asking visitors to park about 2 km away. Ask the town hall whether it still applies and where you could park.

Can I renovate or extend an old house?

Yes, under strict rules. The whole village has been a protected historic ensemble (conjunt històric) since 2010, with a protected buffer zone around it. Buildings should keep their present height, traditional building methods are expected and changes to façades are tightly controlled, so involve a local architect before you buy.

How long is the Barranc de Biniaraix walk?

The old cobbled path climbs the gorge from the edge of the village towards l’Ofre and the Cúber reservoir. The Balearic government’s signposted route from Cúber down to Biniaraix follows the GR 221 for about 11 km, is rated medium and is timed at about two hours.

Where are the nearest shops, schools and doctors?

In Sóller, about 5 to 10 minutes away by car. The town has a municipal market open every morning except Sunday, supermarkets, the Serra Nord public health centre and schools, including the state secondary school.
