Living here

Built of honey-coloured local stone, Santanyí is the old market town of the island’s south-east corner, a few kilometres inland from the coves of Cala Santanyí and Cala Figuera. Home to the town hall and about 3,700 people, it is 50 to 55 minutes from Palma. Buyers who want a town with life in every season, and coves close by, should put it on their list.

Santanyí heads a municipality with about 35 km of south-east coast, from Cala d’Or and Portopetro to Cala Figuera and Cala Llombards, plus the inland villages of S’Alqueria Blanca, Calonge and Es Llombards. The Plaça Major is the heart of the town, home to the town hall, finished in 1902, and the parish church of Sant Andreu, begun in 1786 and built over about 25 years in the local stone. Inside is an 18th-century baroque organ by Jordi Bosch, made for Palma’s Dominican convent and bought by the town after the convent closed. Next door, the Roser chapel, the original 14th-century parish church, was fortified against pirates.

After 16th-century corsair raids, one of which sacked the town in 1531, Santanyí built walls, and the Porta Murada gate tower survives. The local stone, pedra de Santanyí, comes from quarries around the town and was used in Palma for the Llotja, Bellver Castle and parts of the cathedral. On Wednesday and Saturday mornings the market is held around the Plaça Major, selling produce and clothes. It draws big crowds in summer, and in 2024 residents complained about the number of visitors. The town has several art galleries, and a group of 20th-century writers from here, including the poet Blai Bonet, is known as the Escola de Santanyí.

The town has several supermarkets, pharmacies, banks and a post office. The public health centre is on Carrer Bernat Vidal i Tomàs, and the hospital for the area is the public Hospital de Manacor, about 35 minutes away. Schooling is covered in town: the state primary school Blai Bonet, the church-run, state-funded Bisbe Verger school, which takes children from nursery age to 16, and the state secondary school, IES Santanyí. Winter has its own calendar: the fair in October, the Sant Andreu fiestas at the end of November and the Sant Antoni bonfires in January.

The sea is a short drive away. Cala Santanyí, a small white-sand beach, and the fishing harbour of Cala Figuera, in a deep, narrow inlet, are each about 10 minutes by car. The marina at Cala d’Or is 15 to 20 minutes away, and so is the Mondragó natural park, 785 hectares of coves, dunes and pine woods protected since 1992. Around the town the land is fairly flat farmland, good for cycling, and the Consolació sanctuary, on a 205-metre hill near S’Alqueria Blanca, looks out over the whole area. The railway that once linked the town with Palma closed in 1964.

Who buys here

Santanyí’s people are a mix of local Mallorcan families, people who moved from mainland Spain to work in tourism, and a large foreign community. Foreign nationals make up a sizeable share of the municipality’s residents, and the mayor has described its German community as long settled and well integrated. Living in the centre puts the market, shops and health centre within walking distance, with the coves a short drive away.

Property

The buildings of the old centre around the Plaça Major are of the local honey-coloured stone, which is still quarried nearby, and the remains of the 16th-century town walls are a listed monument. Beyond the town, the farmland towards the coast and the villages is dotted with old estates, known as possessions, such as Son Danús Vell, whose houses keep a 17th-century defence tower. Planning follows the municipality’s Normes Subsidiàries, first approved in 1985 and amended since, so have an architect check what you can build or extend. If you plan to let a home to holidaymakers, check its licence first, as new licences are tightly limited.

Questions buyers ask

Is Santanyí town on the coast?

No. The town is a few kilometres inland. The beach at Cala Santanyí and the harbour at Cala Figuera are each about 10 minutes by car, and both belong to the same municipality.

When is the Santanyí market?

On Wednesday and Saturday mornings, around the Plaça Major. In summer it gets very busy, so it is worth going early.

What goes on in Santanyí in winter?

Town life carries on. About 3,700 people live here, with schools, a health centre and the town hall, and the fair in October, Sant Andreu in November and Sant Antoni in January keep the calendar going. Coastal resorts nearby, such as Cala Santanyí, are far sleepier in winter.

Is there a direct bus to Palma?

Only from late March to October, when line 515e from Cala d’Or stops in Santanyí and runs straight to Palma’s intermodal station. All year, TIB lines 515, 516 and 517 run to Campos, where you change for line 501 to Palma or the A51 to the airport.
