Living here

Orient is a stone hamlet in a closed mountain valley of the Serra de Tramuntana, in the municipality of Bunyola, about 45 minutes' drive from central Palma. Its old core is a protected historic ensemble surrounded by farmland, holm-oak woods and walking paths. Life here is very quiet, and almost every errand means a winding drive.

The hamlet lies roughly halfway along the Ma-2100, the mountain road between Bunyola and Alaró. Mountains ring the valley, from the Serra d’Alfàbia, at 1,067 metres, to the crags of the Penyals d’Honor and Alaró castle. It is farmland and holm-oak woodland, much of it on old estates such as Son Palou, Son Terrassa and Coma-sema. The village is a cluster of stone houses and stepped lanes climbing to the church of Sant Jordi, at about 450 metres. An oratory here is recorded in 1346, and the present church went up between the mid-18th century and 1813. The patron’s feast on 23 April brings a solemn Mass and cultural events.

Apart from a couple of restaurants, there is little in the hamlet itself, so a car is essential. Bunyola village, 10 kilometres away over the Coll d’Honor, takes about 20 minutes and has the town hall, a public health unit open on weekdays from 8:00 to 15:00, a state infant and primary school, a market on Wednesday and Saturday mornings and a station on the Sóller railway. Alaró is about 15 minutes the other way. Round-the-clock urgent care is at the Santa Maria health centre, about 30 minutes off.

Walkers come for the paths. One passes the Font des Freu to the Salt des Freu, a waterfall that only flows in wet spells, and routes carry on over the Pas de s’Estaló or down the Coanegra valley towards Santa Maria. In the cycling season the road is busy with cyclists at weekends, and when the waterfall is flowing, visitors park along the verges. The valley is cooler and wetter than most of the island, with frequent winter frosts. After heavy snow from storm Juliette, the road from Bunyola was still closed on 10 March 2023.

Who buys here

Only 18 people were registered as living in Orient in 2025. When the core was declared a protected ensemble in 2010, most of its houses were second homes, mainly owned by foreigners. Orient suits people who want an old stone house in a quiet mountain valley, with walks from the door, and who are ready to drive to Bunyola, Alaró or beyond for shopping, schools and doctors.

Property

Homes in Orient are old and few. The core is a group of low stone houses of fairly uniform style, some with vegetable gardens, along narrow, steep lanes that are mostly pedestrian, many of them cobbled and edged with irrigation channels. Since 2010 the core, about 4 hectares, has been a Bé d’Interès Cultural historic ensemble, with a protected setting of about 29 hectares around it. The rules require traditional materials and building types and generally limit buildings to a ground and first floor. In 2022 the houses still relied on septic tanks. Around the village, much of the valley belongs to old rural estates.

Bunyola village, about 20 minutes away, has the town hall, a public health unit open on weekdays from 8:00 to 15:00, a state infant and primary school (CEIP Mestre Colom) and a twice-weekly market. Round-the-clock urgent care is at the Santa Maria health centre, about 30 minutes away.

What is the road to Orient like?

The Ma-2100 runs for about 18 kilometres from Bunyola to Alaró through Orient. It is winding, and its surface was in poor shape for years. The Consell de Mallorca began reinforcing the whole road in January 2026, with closures on some weekdays, in works expected to last about eight months, so check whether they are finished before you plan a move.

Can I extend or renovate a house in the village?

Only modestly: the core has been a protected historic ensemble since 2010, so traditional materials and building types are required and buildings are generally kept to a ground and first floor. Until a special protection plan, in preparation since at least 2022, is finally approved, licences also need the approval of the Consell de Mallorca’s heritage committee, and plots cannot be divided, merged or given more building volume. Involve a local architect before you commit.

How far is a doctor or hospital?

Bunyola’s public health unit, about 20 minutes away, opens on weekdays from 8:00 to 15:00. Urgent care around the clock is at the Santa Maria health centre, about 30 minutes away, and Son Llàtzer, the reference public hospital, is 35 to 40 minutes by car in Palma.

Is a holiday let an option in Orient?

Only with a tourist-rental licence, and those are hard to come by. The Consell de Mallorca rations new places for houses, and flats are excluded altogether, so ask a lawyer to confirm any licence a house is sold with.
