The Northeast is Mallorca’s far north-eastern corner: the four municipalities of Artà, Capdepera, Son Servera and Sant Llorenç des Cardassar, 65 to 90 minutes from Palma. Old inland towns sit among the Llevant hills, with beach resorts, coves and long stretches of protected coast below them. Buyers come here for year-round town life or a quiet seaside home, and accept living well away from the city.

The zone covers about 320 square kilometres. Hills of the Serres de Llevant run through much of it, rising to about 560 metres at Talaia Freda in the Artà hills, with farmland in the valleys between. The coast begins on the Bay of Alcúdia at the sa Canova dunes, on the Santa Margalida boundary, and passes Colònia de Sant Pere and Betlem. From there to Cala Torta it is still in its natural state. It then rounds the Capdepera lighthouse, on the island’s easternmost point, and runs south past Canyamel, Cala Millor and Sa Coma to S’Illot, on the Manacor boundary. About 43,400 people were registered here in 2025.

Life follows two calendars. The inland towns of Artà, Capdepera, Son Servera and Sant Llorenç, and the village of Son Carrió, are lived in all year, each with a primary school, public health care and a weekly market. On the coast, Cala Ratjada (about 7,160 residents), Cala Millor, Sa Coma and Colònia de Sant Pere also have a primary school and a public health unit, part-time in the Colònia, but they are busiest in summer, and in Cala Ratjada and Cala Millor most hotels close in winter. Canyamel, Font de sa Cala, Cala Mesquida, Betlem, Costa dels Pins and Port Verd are much smaller and quiet out of season.

The Ma-15 is the main road: dual carriageway from Palma to just short of Manacor, then single carriageway past Sant Llorenç, Artà and Capdepera to Cala Ratjada. There is no railway: the Manacor to Artà line closed in 1977 and is now a greenway, so trains to Palma leave from Manacor. Buses 411 and 412 run all year from Cala Ratjada and Costa dels Pins to Manacor, the 401 from Cala Millor and Sa Coma to Palma, and from late March to October an airport bus starts in Cala Bona. The public hospital is in Manacor; the state secondary schools are in Artà, Capdepera and Son Servera.

Much of the open country is protected. The Llevant natural park, declared in 2001 and enlarged about tenfold in 2023, takes in the Artà hills, the sea cliffs of Cap de Ferrutx and Cap des Freu, and the dunes of sa Canova, Cala Mesquida and Cala Agulla. Punta de n’Amer, the pine and juniper headland between Cala Millor and Sa Coma, has been protected since 1985. There are golf courses at Canyamel, Costa dels Pins and Pula, plus Capdepera Golf between Artà and Capdepera. Cala Ratjada and Cala Bona have harbours, Colònia de Sant Pere a marina, and sights include the Coves d’Artà, Capdepera’s castle and Artà’s Sant Salvador sanctuary.

Who buys here

Germans have long been part of the zone: in 2006 about 1,600 were registered in Capdepera, its largest foreign group, and some 650 in Son Servera. Cala Ratjada’s summer visitors are mostly German, Cala Bona is popular with British holidaymakers, and Costa dels Pins has long been a summer base for well-off Spanish families. Families wanting schools are best served by an inland town or a larger resort. Walkers, cyclists and golfers have the hills, the greenway and the courses, and the quieter resorts suit second homes and retirees.

Property

The old stock is inland. Artà and Capdepera have old townhouses on narrow streets below Sant Salvador and the castle, Son Servera, Sant Llorenç and Son Carrió have older houses in their centres, and there are country houses in the valleys. Capdepera’s old town has strict building rules, and Son Servera limits new building in its historic centre to two storeys. Most coastal building dates from the 1960s onwards: flats in Cala Ratjada, Cala Millor, Cala Bona and Sa Coma, low-rise houses around Colònia de Sant Pere and Betlem, and villas among the trees at Costa dels Pins and Canyamel. How the Northeast breaks down

  1. The two old towns of the north, about 10 minutes apart. Artà, with about 7,600 residents, has the hilltop Sant Salvador sanctuary, the Tuesday market and a secondary school; Capdepera, with about 3,800, grew up around its castle and has the town hall, a health centre, a secondary school and the Wednesday market. Townhouses in the centres, country houses around.

  2. Working towns further south, 5 to 20 minutes from the beaches. Son Servera has a health centre with 24-hour urgent care, a secondary school and a Friday market. Sant Llorenç (Thursday market) and the village of Son Carrió (Friday market) each have a primary school and a health unit; both were hit hard by the 2018 flood.

  3. The quiet Bay of Alcúdia side, 15 to 25 minutes from Artà. Colònia de Sant Pere, founded as a farming colony in 1880, is a low-rise village of about 760 people with a small beach, a marina and a primary school. Betlem, where the coast road ends, is a spread-out area of holiday homes with no school or bus stop.

  4. The eastern tip. Cala Ratjada, with about 7,160 residents, has a harbour, two beaches within walking distance, a primary school and the Saturday market, and is crowded in summer. Font de sa Cala, just south, is a small beach resort, and Cala Mesquida a small resort by protected dunes on the north coast; both are very quiet in winter.

  5. Villa areas beside golf courses, either side of Cap des Pinar. Canyamel has a sandy beach, an 18-hole course, the Coves d’Artà and villas on wooded slopes; Costa dels Pins has around 250 houses among pines next to the Son Servera golf club. Both have few shops and are quiet in winter.

  6. The resort coast from Port Verd to Sa Coma: Cala Millor’s 1.8 km beach, shared by two councils, Cala Bona’s small harbour, Port Verd’s quiet houses and Sa Coma’s long beach beyond Punta de n’Amer. Mostly flats among the hotels, with primary schools and GP units in Cala Millor and Sa Coma, all-year buses and quiet winters.

Which places does the Northeast include?

Four municipalities. Artà has its inland town, Colònia de Sant Pere and Betlem; Capdepera its castle village, Cala Ratjada, Font de sa Cala, Canyamel and Cala Mesquida; Son Servera its town, Cala Bona, Port Verd, Costa dels Pins and the northern part of Cala Millor; and Sant Llorenç des Cardassar its town, Son Carrió, Sa Coma, the southern part of Cala Millor and the northern side of S’Illot.

Should I look inland or on the coast?

Inland if you want ordinary life all year: Artà, Capdepera, Son Servera, Sant Llorenç and Son Carrió have schools, public health care and weekly markets, with beaches 5 to 20 minutes away. On the coast, Cala Ratjada, Cala Millor, Sa Coma and Colònia de Sant Pere have a primary school and a health unit too, while the smaller resorts are mostly second homes and very quiet in winter.

How useful are the buses?

Useful in the bigger places, much less so elsewhere. Bus 411 runs all year from Cala Ratjada through Capdepera, Artà and Sant Llorenç to Manacor, and 412 from Costa dels Pins through Cala Bona, Cala Millor and Son Servera, both stopping at Manacor’s hospital and train station, while the 401 runs all year from Cala Millor and Sa Coma to Palma. Canyamel, Font de sa Cala and Cala Mesquida have buses only from late March to October, and Betlem has no bus stop.

Is flooding or water a concern?

In places, yes. The flash flood of 9 October 2018 did its worst damage in Sant Llorenç, Son Carrió, S’Illot, Artà, Colònia de Sant Pere and Canyamel, and 13 people died across the area. Artà declared a drought pre-alert in August 2025, and Colònia de Sant Pere, which draws its water from wells, had a ban on watering gardens and filling pools in 2024 and 2025, so check the flood maps near any torrent and ask about water before planning a pool.

Can I let my property to holidaymakers?

Only with a tourist licence, and new ones are scarce. Flats can no longer be registered for holiday lets anywhere in Mallorca, new places for houses are limited to owners of at least three years, and in September 2026 Artà gave initial approval to caps on tourist places in each settlement. Buy a home that already has a licence and have a lawyer check it.
