Living here

Illetes (Illetas in Spanish) and its neighbour Cas Català are the first stretch of Calvià’s coast west of Palma, about 9 km by road from the cathedral. Small coves, seafront hotels and villas on the slopes behind give it the feel of a seaside suburb of the city. The draw is the sea, schools close by and Palma about a quarter of an hour away.

Cas Català sits right on the Palma boundary along the Andratx road, and Illetes runs south from it along the Passeig d’Illetes to Cala Xinxell and the old fort facing Bendinat. Development began in 1933 on land from the Bendinat estate, and the first hotel opened in 1953. In the early 1950s the area drew film stars and politicians. Errol Flynn lived here for a time with his last wife, Patricia Wymore, and is remembered with a monolith. Today the hotels sit close to the water, while the streets behind are quiet and residential.

The coast is a run of small coves and beaches. Platja d’Illetes is the best known, while Cala Comtesa and Cala Xinxell, a little further south, are usually quieter. Several of the beaches here, Cala Comtesa among them, held the Q tourism quality flag in 2026. The islets that gave the place its name lie just offshore, one of them topped by an old watchtower. The small beach at Cas Català has a lift down from the street and gets shade from the surrounding buildings in the late afternoon. The water is clear, and on mild winter days people still sunbathe on Cala Comtesa.

Shops are few: a handful of small supermarkets and convenience stores, a pharmacy, and restaurants and beach clubs along the coast, so a big shop usually means a drive. The public health unit, UBS Bendinat, is on Carrer de les Escoles, and the state primary and secondary schools, CEIP Bendinat and IES Bendinat, are just inland on Carrer de l’Arquitecte Francesc Casas. The council runs a library and a sports ground for the area. Agora Portals and other international schools in Portals Nous and Palma’s Sant Agustí are within about ten minutes.

A little over 3,000 people are registered in Cas Català and Illetes together, and in winter it is a quiet suburb. In summer, hotel guests, beach clubs and day visitors from Palma make the coves much busier. Palma’s Sant Agustí starts where Cas Català ends, with Cala Major just beyond. Puerto Portals, the Bendinat golf course and the 19th-century Bendinat Castle are a few minutes west, and the Passeig Calvià walking and cycling route starts here. There is no weekly market, and the local fiestas are in mid-September.

Who buys here

Buyers include families who use the state schools here or the international schools nearby, people who work in Palma, retirees, and second-home owners who value the short run to the airport. What they share is a wish to live by the sea without giving up the city.

Property

Along the shore, hotels and apartment buildings sit close to the water, several from the 1950s and 1960s. Two stand out: an apartment complex in Cas Català by Antonio Lamela, and a 1964 hotel on the Passeig d’Illetes by Josep Antoni Coderch, known for its chocolate-brown tiled facade. Inland from the coast road, residential streets run up towards the Ma-1 motorway, with detached houses and large villas, many with sea views. Cas Català, by the Palma boundary, is a large, quiet residential area; in 2025 residents opposed a plan for three apartment blocks on a plot there crossed by a torrent. As elsewhere on this coast, building land is scarce.

Questions buyers ask

Is Illetes in Palma or Calvià?

Calvià. Illetes and Cas Català are the first Calvià neighbourhoods west of the city, and the boundary with Palma’s Sant Agustí runs along the northern edge of Cas Català. Because the houses carry on without a break and Palma city buses run here, many people assume it is part of Palma.

Which are the best beaches in Illetes?

Platja d’Illetes is the best known and the most popular. Cala Comtesa and Cala Xinxell, a little further south, are usually quieter, and the small beach at Cas Català has a lift for people with limited mobility. All of them are small, so arrive early in July and August.

Is there a bus into Palma?

Yes. City bus line 4 runs from Illetes through Cas Català, Cala Major and El Terreno into the centre, and intercity TIB buses also stop in Cas Català. The A11 airport bus stops in nearby Bendinat.

What is the old fort between Illetes and Bendinat?

The Fort d’Illetes, a coastal fort facing the islets, planned in the 1890s and in use by the early 20th century. It served as a military site and prison, including during the Civil War, has had no military use since 1997 and has been heritage-protected since 2003. It is now privately owned and in poor condition, and plans to turn it into a memorial centre and park have stalled.

Can I rent my home out to tourists?

Only with a tourist-rental licence, and the Consell de Mallorca controls the limited pool of tourist places on the island. Check that a property already has a valid licence and registration number before you buy, and take legal advice if rental income matters to you.
