Living here

Bendinat is an upmarket residential area in Calvià, on the coast between Illetes and Portals Nous, about 15 to 20 minutes west of Palma’s old town. It grew out of an old country estate whose neo-Gothic castle still stands beside a wooded golf valley. It is a natural choice for buyers who want a quiet villa address with the city, the airport and the international schools close by.

The Serra de na Burguesa hills rise behind Bendinat, which reaches right to the boundary with Palma. The Ma-1 motorway runs along its inland edge, and the old Andratx road (Ma-1C) runs through it, linking it with Illetes and Cas Català on one side and Portals Nous on the other. This whole stretch of coast was once a single estate. Building on its land began in the 1930s, a development plan followed in 1959, and the old estate is now shared between Portals Nous, Costa d’en Blanes, Illetes, Cas Català and Bendinat itself.

Bendinat Castle is the estate’s old manor house, remodelled in neo-Gothic style in the mid-19th century for the Marquis de la Romana. It is privately owned and hired out for weddings and events, so it is not open for ordinary visits. Beside it, the Real Golf de Bendinat fills a wooded valley with views over the Bay of Palma. Designed by Martin Hawtree, it opened with nine holes in 1986 and grew to 18 in 1995. Local legend says King Jaume I named the place after a good meal here in 1229, though scholars trace the name to Arabic.

The shoreline is rocky and broken into small coves. Cala Bendinat, also known as Portals Nous beach, is a small, quiet cove backed by pines and low cliffs, and the coves of Illetes, including Cala Comtesa, are a few minutes east. Bendinat has a public primary school, a public secondary school (IES Bendinat), a municipal nursery and pool, and a small public health clinic run by the health centre in Palmanova. A supermarket and a few shops are on the main road, with more shops, pharmacies and cafés in neighbouring Portals Nous and Illetes. Puerto Portals marina is 5 to 10 minutes away.

Bendinat has a few hotels but is mainly residential, with little nightlife, so it changes less with the seasons than the resorts further west. There are walking routes in the wooded hills around it, with views out to sea. Most residents drive, because the streets are hilly and spread out. TIB buses on the old Andratx road run to Palma and along the Calvià coast, and the A11 airport bus stops here. Bendinat has no weekly market of its own; Calvià’s markets are held further west, in places such as Calvià Vila on Mondays and Santa Ponsa on Saturdays.

Who buys here

Buyers here want a settled, private address close to Palma. Families come for the international schools in Portals Nous and western Palma, others because they work in the city or play golf, and second-home owners like being within half an hour of the airport. Many owners live here all year rather than only in summer.

Property

Detached villas with gardens make up much of the housing, set on the slopes around the golf course, where the higher streets look out over the Bay of Palma. There are also apartment complexes, some beside the golf course and others nearer the coast towards Illetes and Portals Nous. Homes tend to be spacious and the layout is low-density, with no village centre, so the feel is of separate, quiet residential streets rather than a town.

Pros and cons

For

  • Palma in 15 to 20 minutes, the airport in 25 to 30
  • Quiet, green and residential, with little nightlife
  • Bendinat golf course, with Puerto Portals 5 to 10 minutes away
  • Public and international schools within a few minutes

Against

  • Few shops within walking distance, so a car is close to essential
  • Hilly streets mean steep walks to the coast or a bus stop
  • Its own beach is a small cove, and parking at Illetes is very limited
  • Rush-hour traffic around Palma slows the drive into the city

Questions buyers ask

Is Bendinat part of Palma?

No, it is in Calvià. It sits right on the boundary with Palma, between Illetes and Portals Nous, so the city’s western edge is only a few minutes away.

Can you visit Bendinat Castle?

Not as a regular sight. The castle is privately owned and used for weddings and private or corporate events, so you only get inside as a guest at a booked event. You can see it from the golf course.

Is there a beach in Bendinat?

Yes, a small one. Cala Bendinat, also called Portals Nous beach, is a quiet cove backed by pines. Platja de l’Oratori beside Puerto Portals and the Illetes coves, such as Cala Comtesa, are a few minutes away.

Do I need a car in Bendinat?

Most residents drive, because the higher streets are steep and spread out. Close to the old Andratx road you can manage by bus: TIB lines run to Palma and along the coast, and the A11 goes to the airport.

Which schools are near Bendinat?

Bendinat has a public primary and a public secondary school. King Richard III College (British curriculum) and Agora Portals International School (International Baccalaureate) are in neighbouring Portals Nous, and Baleares International College has a nursery and primary campus in Sant Agustí, about 5 minutes towards Palma.
