Living here

On the headland between Santa Ponsa bay and El Toro, Nova Santa Ponsa is a quiet residential area of Calvià, about 25 to 30 minutes west of Palma. Its villas spread over raised ground and along clifftops facing the Malgrats islets, with golf courses on the landward side. The appeal is space and sea views, with Santa Ponsa’s beach and services a few minutes away.

The estate covers much of the headland, with the Santa Ponsa golf courses on its landward side. Part of it sits on a raised promontory and part runs along the cliffs facing the Malgrats, two small protected islets a few hundred metres offshore, with the Illa del Toro further south. It has no population figure of its own in official statistics and shares Santa Ponsa’s 07180 postcode. Calvià council treats the two together too, with one councillor covering both and weekly office hours at the Santa Ponsa sports centre.

The shoreline here is rocky, much of it cliff, and Calvià’s official beach list has no beach in Nova Santa Ponsa itself. For sand, people go to Caló d’en Pellicer, a small cove between Santa Ponsa beach and the Club Náutico Santa Ponsa marina, to the long beach at the head of the bay, or to El Toro’s beach beside Port Adriano. The waters around the Malgrats and the Illa del Toro form a marine reserve, first protected in 2004 and enlarged since. For golfers, Santa Ponsa I is an 18-hole course open to visitors, while Santa Ponsa II and the nine-hole Santa Ponsa III are for shareholders.

On the hill next to the estate, the Puig de sa Morisca archaeological park covers 45 hectares of Mediterranean woodland and Talaiotic remains, with more than 8 km of paths and viewpoints over Santa Ponsa, Son Ferrer and El Toro. It is open every day. The Passeig Calvià, the council’s walking route across the municipality, also passes through. Nova Santa Ponsa itself is mainly residential, so for most shopping and services people go into Santa Ponsa, which has supermarkets, the public health centre and a Saturday market. TIB buses 106 and 123 stop in the estate.

Who buys here

This is where to look for a detached house with space and privacy that is still close to a town. Families have Santa Ponsa’s schools, shops and beach nearby, golfers have the Santa Ponsa courses on the doorstep, and boat owners have the Club Náutico and Port Adriano close by. It also suits retirees and second-home owners looking for quiet streets and sea views, and Santa Ponsa’s long-established English-speaking community makes it an easy place to settle.

Property

Homes here are mainly detached villas with gardens. Along the seaward side, houses on the clifftops look out over the sea towards the Malgrats and the Illa del Toro, and homes on the higher ground of the promontory can also have wide views. Compared with the streets around Santa Ponsa beach, which are mainly apartments and townhouses, plots here tend to be larger.

Questions buyers ask

What is the difference between Nova Santa Ponsa and Santa Ponsa?

Santa Ponsa is the main town around the beach, with most of the shops and services. Nova Santa Ponsa is the quieter, mainly residential area next to it, on the high ground and clifftops of the headland between the bay and El Toro. It shares Santa Ponsa’s postcode and has no separate population figure.

Does Nova Santa Ponsa have a beach?

Not a sandy one of its own, as the shore is rocky. Caló d’en Pellicer, a small sandy cove by the Club Náutico, and the long beach at Santa Ponsa are a few minutes away, and El Toro’s beach is beside Port Adriano.

Can you dive or take a boat out around the Malgrats?

Yes, within limits. The Malgrats and the Illa del Toro are in a marine reserve, first protected in 2004, enlarged in 2022 and redrawn in 2025. Jet skis are banned and boat speeds are limited in the high-protection zones, and group diving follows set rules, so check the Balearic government’s regulations first.

Do I need a car in Nova Santa Ponsa?

It helps. TIB line 106 to Palma and line 123 along the coast to Cas Català stop in the estate, and the A11 airport bus stops in Santa Ponsa. Shopping, the health centre and most schools are in Santa Ponsa or neighbouring areas, a drive from most streets.

Where are the nearest schools and doctors?

The public health centre is in Santa Ponsa, on Carrer del Riu Sil, with a 24-hour urgent care point (PAC), and El Toro has a small public health unit. State primary schools include CEIP Puig de sa Morisca, beside the archaeological park, and CEIP Ses Rotes Velles in Santa Ponsa, and the nearest state secondaries are IES Calvià and IES Son Ferrer. Baleares International College has a campus on the edge of Magaluf.
