Living here

Between Palmanova and Costa d’en Blanes on the Calvià coast, Son Caliu is a small, mainly residential neighbourhood about 20 minutes' drive west of Palma’s old town. It has a little sandy beach, a state primary school, a library and sports grounds, with Palmanova’s beaches and shops next door. For a year-round home close to the city and the airport, it is a practical choice.

Son Caliu lies on both sides of the old Palma to Andratx road (Ma-1C), with Palmanova to the west and the villa hillside of Costa d’en Blanes to the east. The Ma-1 motorway runs along its inland edge, and a landscaped walkway, the Passeig Calvià, follows the main road. The name is old, on record since at least the 1880s, and before 1934, when Palmanova was planned, it also covered the land next door. Tourism first reached this stretch of coast in the 1920s, and one of the hotels on its beach marked its 50th anniversary in 2014.

The local beach, Platja de Son Caliu, is a narrow strip of sand only 70 to 80 metres long, with rocks, pines and tiny coves at either end and hotels and apartment buildings behind. It gets busy in summer, and seagrass (posidonia) often washes up on it, which has drawn complaints in the past. Palmanova’s beaches, starting with Es Carregador, are a short walk west, and Puerto Portals marina is a few minutes' drive east.

Son Caliu has more public facilities than its size suggests. It has a state primary school (CEIP Son Caliu), a municipal nursery school, a public pool and rugby pitch, a sports ground, a centre for older people, and Es Generador, a council youth centre that also holds a branch library. There is a supermarket and a pharmacy, with many more shops in Palmanova. The nearest public health centre is in Palmanova, about a kilometre west.

The council puts the population at about 4,000 and describes Son Caliu as calm and well connected, with people living here all year round. TIB bus 108 starts here and runs to Palma via Portals Nous, Bendinat and Cala Major, lines 104 to 107 to Palma also stop on the main road, and so does the A11 airport bus. Market day means a short drive to Son Ferrer on a Friday.

Who buys here

The buyers who do best here want services on the doorstep: families who value a state school, nursery and sports grounds within walking distance, people who work in Palma or around Calvià, and second-home owners who like having the airport about half an hour away. The residents' association asked for the area to be recognised in its own right, separate from Palmanova, and the council has backed the request.

Property

Son Caliu is compact. By the beach, along Avinguda de Son Caliu, hotels stand beside apartment buildings. The other homes are in the streets on either side of the main road, many of them named after Spanish cities and regions, such as Saragossa, Burgos and Navarra, close to the school, the sports grounds and the shops. Much of the Calvià coast went up in the tourist boom of the second half of the 20th century, so ask how old a building is and how well it has been kept. For a detached villa with a garden, the Costa d’en Blanes hillside next door is the obvious place to look.

Pros and cons

  • School, nursery, library and sports grounds in the neighbourhood
  • Small beach on the doorstep, Palmanova’s beaches a short walk away
  • Direct bus to Palma, and the A11 airport bus stops here

Against

  • Its own beach is small, busy in summer and often has seagrass

  • Street parking only near the beach, and scarce in season

Questions buyers ask

Is Son Caliu part of Palmanova?

Both are in Calvià, and officially Son Caliu has long been counted as part of Palmanova. In early 2025, at the residents' request, the council provisionally approved making it a locality of its own, of about 4,000 residents, covering Son Caliu Vell, Ses Planes and Voramar. Older records and addresses may still say Palmanova.

Is there a school in Son Caliu?

Yes. CEIP Son Caliu is a state primary school, with a municipal nursery school beside it on Carrer Saragossa. The nearest state secondary schools are in Bendinat and Son Ferrer, and King Richard III College and Agora Portals International School are a few minutes' drive east, around Portals Nous.

Is there a bus to Palma and the airport?

Yes. TIB line 108 starts in Son Caliu and runs to Palma’s intermodal station via Portals Nous, Bendinat and Cala Major. Lines 104 to 107 to Palma and the A11 airport bus also stop in Son Caliu, on the main road.

Where is the nearest doctor?

The nearest public health centre, Centre de Salut Palmanova (Na Burguesa), is about a kilometre west in Palmanova. Son Espases, Palma’s main public hospital, is 15 to 20 minutes away by car.

Is there a wildfire risk?

Yes. There is pine woodland close to homes here. In July 2012 a fire, thought to have been started deliberately, burned about 33 hectares of pine forest at Son Caliu, by the environment ministry’s count, and came close to houses before it was brought under control nearly three days later.
