Living here

Palmanova is a seaside resort in Calvià, 20 to 25 minutes' drive west of Palma, built around three sandy beaches joined by a seafront promenade. It is one of Mallorca’s oldest planned resorts, with hotels and apartment blocks along the front and quieter residential streets behind. Most buyers are after a flat near the sand, with shops, buses and the city close at hand.

Palmanova faces the Bay of Palma, with Son Caliu to the east, Magaluf to the west and the Ma-1 motorway just inland. It was one of the first planned resorts on the island. In the mid-1930s the architect Josep Goday drew up a garden-city scheme on the old Son Caliu and Ses Planes estates, but the Civil War halted the work. The first hotel opened in 1957, and by 1975 there were more than twenty. Official population figures have so far counted Palmanova and neighbouring Son Caliu together, at about 7,000 registered residents.

Life faces the sea. Three sandy beaches run one after another along the front: Es Carregador at the Palma end, beside the small marina of the Club Náutico de Palmanova, the central Platja de Palmanova, and Son Maties towards Magaluf. A largely level promenade links them and makes an easy walk, pushchairs included. All three beaches have lifeguards and sunbed hire, and the sand on the main beach has been topped up artificially. A cove at Punta Marroig is set aside for swimming with dogs all year.

For a resort, Palmanova has a good spread of everyday services. The public health centre for this part of Calvià is here, along with a state primary school, a municipal nursery school and a tourist office on the seafront. There are plenty of supermarkets, pharmacies, cafés and restaurants. The Passeig Calvià, a walkway for pedestrians that runs through several of Calvià’s coastal localities, passes through Palmanova and is known locally as the municipality’s green lung. Near the entrance to the resort, a monument with a Gothic-style cross, the Creu dels Montcada, recalls the Montcada knights killed at the battle of Portopí in 1229, during the conquest of Mallorca.

July and August bring the crowds, and the beaches fill up. From May to October craft stalls and street artists line the evening stroll every day, and Magaluf’s nightlife is next door. Visitor numbers swing sharply with the seasons, so outside summer the resort is much quieter, but people live here all year, and the health centre, schools and buses keep going. Palmanova has no street market of its own; Son Ferrer’s, on Fridays, is the nearest. The council has fitted cameras that track how full the beaches are, and says it wants to upgrade the resort.

Who buys here

Palmanova has been an international holiday resort for decades, and it draws more families and older visitors than Magaluf next door. Much of the housing is apartments near the sea, bought to live in all year, to use for part of the year or, with the right licence, to let. Being close to Palma and the airport is a large part of the appeal.

Property

Apartments make up much of the housing. On the seafront, hotels stand alongside apartment blocks, most of them dating from the late 1950s onwards. Flats on or near the promenade put the sea, shops and bus stops on the doorstep, but they live with holidaymakers, deliveries and evening activity. The residential streets set further back are quieter. Anyone planning to let should confirm that the flat already holds a holiday-rental licence.

  • Regular buses to Palma, plus the A11 to the airport

  • Magaluf’s nightlife is next door, which not every buyer wants

Questions buyers ask

Is Palmanova the same place as Magaluf?

No. They are neighbouring resorts on the same stretch of Calvià’s coast, and their beaches almost run into each other. Palmanova is generally quieter and more geared to families, while Magaluf has most of the area’s nightlife.

Is Palmanova quiet in winter?

Much quieter than in summer, but people live here all year. Palmanova and Son Caliu next door have about 7,000 registered residents between them, and the health centre, schools and buses carry on through the winter.

Can I live in Palmanova without a car?

Largely, yes. Much of the resort is within walking distance of the beaches, shops, health centre and primary school, and TIB buses run to Palma and along the coast, with the A11 going to the airport. A car still helps for the international schools and for getting around the island.

What schooling is there for children?

Palmanova has a state primary school, CEIP Jaume I, and a municipal nursery school, and Son Caliu next door has another state primary. The nearest state secondary schools are in Bendinat and Son Ferrer. For international schools, Baleares International College has a campus on the edge of Magaluf, and King Richard III College and Agora Portals are in Portals Nous, 5 to 10 minutes away by car.
