Living here

Built on an old farm estate between El Toro and Magaluf, Son Ferrer is a modern residential village in Calvià, about 25 to 30 minutes' drive from Palma’s old town. Its own schools, health unit and Friday market cover most daily needs, and Santa Ponsa and the coast are a few minutes away.

Son Ferrer sits on flat ground set back from the sea, with El Toro and Port Adriano to the west, Sa Porrassa and then Magaluf to the east, Santa Ponsa to the north-west and an 18-hole golf course on its south-eastern side. It is a young place. The town hall describes it as an old rural estate that was built up in the second half of the 20th century. About 2,500 people lived here in 1991, almost 5,900 in 2010 and just over 6,100 at the start of 2025.

The village is split into a commercial zone, where homes share the streets with shops, and a residential zone that is housing only. Every street but one, Carrer Can Ferrer, is named after a bird: large birds in the commercial zone, small ones in the residential zone. For daily needs there is a supermarket, a pharmacy, cafés and restaurants, and a market every Friday selling fruit and vegetables, clothes, local produce and crafts. Town hall facilities include a public library, a cultural centre, a pool, a sports hall, a football ground and a social centre for older residents.

The village has a municipal nursery, a state primary school (CEIP Son Ferrer) and a state secondary school (IES Son Ferrer), and Baleares International College, a British-style school running from primary to sixth form, has a campus in neighbouring Sa Porrassa. A small public health unit on Carrer Ocell del Paradís opens on weekdays from 8am to 2.30pm (3pm on Fridays). It belongs to the Palmanova health centre, about 10 minutes away by car, and the reference hospital is Son Espases in Palma. TIB buses run to Palma (line 106) and along the coast between Santa Ponsa and Cas Català (line 123), via Magaluf, Palmanova and Portals Nous.

There is no beach in Son Ferrer itself. The nearest beach is Platja del Toro, in a sandy cove beside Port Adriano marina in El Toro, about 5 to 10 minutes' drive, and the larger beaches of Santa Ponsa and Magaluf are 10 to 15. Closer to home, a small wood of pine and scrub is set aside for sport and recreation, and the Passeig Calvià walking route passes through. Beside houses on Carrer Oronella stands the Túmul de Son Ferrer, a protected prehistoric site with a rock-cut burial chamber from the early Bronze Age and a stepped tower dated to around 900–800 BC, excavated between 2000 and 2005.

Who buys here

Son Ferrer is a place where people live all year rather than a holiday resort: the town plan treats it as a purely residential area, and the town hall describes it as quiet, residential and family-oriented. With a nursery, a primary and a secondary school, sports facilities and a library in the village, and an international school next door in Sa Porrassa, it suits families with children. It also works for anyone who wants a no-fuss base near Santa Ponsa and the coast, with daily shopping close by.

Property

Almost all the housing dates from the late 1970s onwards. Building was heaviest in the 1980s and carried on through the 1990s and 2000s, and little has been added since about 2010. Most homes are flats in multi-family blocks of three to five storeys, which fill much of the eastern side around the shops. The western side is mostly single-family houses, typically of two storeys. Calvià’s planning review, using 2015 land-registry data, counted about 2,240 homes here, around 460 of them single-family houses. The ground is flat, there is no seafront, and the edges of the village give onto pine woods and the golf course.
