Living here

Andratx town is the inland centre of the municipality at Mallorca’s western tip, about five kilometres by road from Port d’Andratx. More than 8,000 people live in and around it, and it has the town hall, the public health centre, the secondary school and a Wednesday market. Unlike the coastal resorts, it stays busy all year, and the sea is only a few minutes' drive away.

The town lies about 100 metres above sea level, at the south-western end of the Serra de Tramuntana. After Jaume I’s conquest of 1229 it was listed in the Llibre del Repartiment, which recorded how the island was shared out, and from 1323 it was the seat of the Pariatge barony. The church of Santa Maria, a parish since 1248 and largely rebuilt in the 18th century, doubled as a refuge from pirates. Inside, the Quadre dels Moros shows the Turkish landing of August 1578, when the town was sacked. On a hill above the streets, the Son Mas manor house has been the town hall since 1998.

The town is made up of small quarters, each with its own name and identity, among them es Pantaleu, el Cós, Pou Amunt and sa Coma. Es Pantaleu, the old quarter, has the three 18th-century windmills of sa Planeta, and a heritage walk, the Ruta del Pariatge, leads through its streets. In sa Coma, on the north side of town, the CCA Andratx is a contemporary art centre that opened in 2001 and still puts on exhibitions. Market day is Wednesday, from 8.30am to 2pm. The Fira d’Andratx, held on the first weekend of April since 1984, brings native livestock breeds, organic produce and crafts to town.

The town covers most everyday needs, with supermarkets and smaller shops, pharmacies, a post office, the municipal library and sports facilities. The public health centre, CS Andratx-Ponent, serves the whole municipality. For children there is a municipal nursery, the state primary school CEIP Es Vinyet and IES Baltasar Porcel, the municipality’s state secondary school, plus an adult education centre and a municipal music and dance school. TIB bus 101 links the town with Palma and Port d’Andratx, line 121 runs to Sant Elm and line 122 to Peguera and Santa Ponsa.

The coast is close without being on the doorstep. Port d’Andratx is 5 to 10 minutes away by car, the sandy beach at Camp de Mar about 10, and Sant Elm, beyond the village of S’Arracó, about 15. The Ma-1 heads east to Peguera, Santa Ponsa and Palma, while the Ma-10 climbs north through the mountains to Estellencs. The northern part of the municipality is mountain, within the Serra de Tramuntana’s UNESCO World Heritage cultural landscape, and rises to 927 metres at the Mola de l’Esclop.

Who buys here

As the administrative centre, with the secondary school and the health centre, the town is home to about two thirds of the municipality’s residents. Across the municipality, foreign residents make up an unusually large share of the population. The town suits people who plan to live here full time, such as families with school-age children and those who work locally, and buyers who want the far west’s scenery with everyday services within walking distance.

Property

The old quarters around the church, such as es Pantaleu and el Cós, are made up mainly of traditional village houses (cases de poble), and the streets that have grown up around them add apartments and newer houses. On the slopes and in the valleys outside town there are detached houses, villas and country houses on rural land. Parts of the countryside are protected, and the municipality has a history of illegal building permits, so have a lawyer and an architect confirm the licences and what may be built or extended before you buy.

Questions buyers ask

How far is Andratx town from Port d’Andratx?

About 5 kilometres by road, or 5 to 10 minutes by car. TIB bus 101 between Palma and Port d’Andratx stops in the town, and so does line 122.

What schools are there in Andratx town?

There is a municipal nursery (El Sol), the state infant and primary school CEIP Es Vinyet, and IES Baltasar Porcel, the municipality’s state secondary school, which teaches ESO, Batxillerat and some vocational courses. For an English-language education, Baleares International College has a campus at Sa Porrassa in Calvià, about 20 minutes' drive.

Where is the nearest doctor and hospital?

The public health centre for the whole municipality, CS Andratx-Ponent, is in the town on Camí de Son Lluís. It is open from 8am to 8pm Monday to Thursday and from 8am to 3pm on Friday. Son Espases, the main public hospital, is about 30 minutes away in Palma.

Does Andratx town go quiet in winter?

Less so than the small resorts. It is the municipality’s main town, with more than 8,000 people living in and around it, so shops, schools, the market and public services carry on all year. Camp de Mar and Sant Elm, which are mostly second homes, get much quieter after the summer.

Why do licences need such careful checks here?

From 2000 to 2006 the town hall issued permits for houses on protected rural land, and the case that followed ended in convictions, the mayor of the time among them, and some demolition orders. Have a lawyer and an architect confirm every licence before you buy, above all in the countryside.
