Living here

Andratx is the municipality at Mallorca’s western tip, where the Serra de Tramuntana runs down to the sea. Its 12,000 or so residents live in Andratx town, Port d’Andratx, S’Arracó, Sant Elm and Camp de Mar, and the island of sa Dragonera lies just offshore. Harbour, beach and village life are all on offer, 30 to 40 minutes from Palma.

The municipality covers about 81 square kilometres. The sea lies to the north, west and south, and on land it borders only Calvià to the east and Estellencs to the north-east. The northern part is mountain, within the Serra de Tramuntana’s UNESCO World Heritage landscape, and rises to 927 metres at the Mola de l’Esclop. Off the western tip, across a narrow strait, lies sa Dragonera, a four-kilometre island that belongs to Andratx and has been a natural park since 1995. Boats cross to it from Sant Elm.

Andratx town, the inland administrative centre, holds about two thirds of the population and the town hall. Port d’Andratx has about 2,600 residents, S’Arracó about 800, and Sant Elm and Camp de Mar only a few hundred each. The public health centre for the whole municipality, CS Andratx-Ponent, is in the town, with small units open a few hours each weekday in the port and in S’Arracó. There is no hospital: the reference hospital is Son Espases in Palma.

Schooling is spread across three settlements. There are municipal nurseries in the town and the port, and state primary schools in the town (CEIP Es Vinyet), the port (CEIP Ses Bassetes) and S’Arracó (CEIP Els Molins). The state secondary school, IES Baltasar Porcel, is in Andratx town. The same three places each have a weekly market: Port d’Andratx on Monday, Andratx town on Wednesday and S’Arracó on Saturday. Since 1984 the town has held the Fira d’Andratx, an annual fair, on the first weekend of April.

The Ma-1 runs east past Peguera and Santa Ponsa to Palma. The Ma-10 begins in Andratx town and climbs north through the mountains towards Estellencs, and the Ma-1030 links the town with S’Arracó and Sant Elm. TIB bus 101 connects Palma with Camp de Mar, the town and the port; line 121 runs between Sant Elm, S’Arracó, the port and the town; and line 122 links the port and the town with Camp de Mar, Peguera and Santa Ponsa.

Who buys here

Andratx has one of the highest shares of foreign residents in Mallorca, and Land Registry figures for 2025 put it first among the island’s municipalities for homes owned by foreigners. At the 2001 census Germans were the largest foreign group, ahead of the British. Port d’Andratx draws buyers at the top of the market, many of whom spend part of the year here. Andratx town, with its schools and health centre, suits people living here all year, while Sant Elm and Camp de Mar are mostly second homes.

Property

Each settlement has its own kind of housing. Andratx town has village houses in its old quarters, with apartments and newer houses around them. Port d’Andratx is mostly detached villas on the hills around the bay, with apartments and townhouses near the harbour. S’Arracó keeps low village houses with small gardens, and modernist houses paid for by emigrants in France. Camp de Mar was built almost entirely from the 1980s onwards, and Sant Elm is mainly holiday homes. Beyond them are country houses and fincas, some on protected rural land, so licences need careful checking.

How Andratx breaks down

  1. The inland administrative centre, home to about two thirds of residents. Town hall, health centre, primary and secondary schools, the Wednesday market and the April fair. Village houses in the old quarters, newer homes around them, and villas and fincas in the valleys.

  2. The natural harbour about 5 km by road from the town, with about 2,600 residents, the yacht club, a fish market on the quay and a Monday market. Villas fill the hillsides around the bay. It has a primary school and a small health unit, and is much quieter in winter.

  3. A small resort on a sandy bay between Peguera and Port d’Andratx, with about 240 registered residents, an islet reached by a footbridge and the 18-hole Golf de Andratx. Built mostly from the 1980s onwards: apartments, golf-side complexes and hillside villas.

  4. An inland village of about 800 people on the road from Andratx town to Sant Elm, whose church dates from 1704. Low village houses and modernist homes built with money from emigrants in France, plus a primary school, a small health unit and a Saturday market.

  5. The westernmost village, a former fishing settlement of about 430 residents facing sa Dragonera, with a small sandy beach and boats to the island. Mostly holiday homes. Walks lead up to the old monastery of La Trapa. About 15 minutes from Andratx town.

Pros and cons

For

  • Harbour, sandy beaches, villages and mountains close together
  • Health centre, primary and secondary schools in the municipality
  • Sa Dragonera natural park and the Tramuntana on the doorstep
  • Three weekly markets and buses linking all five settlements

Against

  • The far end of the Southwest: 35 to 50 minutes from the airport
  • No hospital; Son Espases in Palma is 30 to 40 minutes away
  • A 2006 planning scandal means licences need careful checks
  • Sant Elm and Camp de Mar are mostly second homes, quiet in winter
  • Fire risk in the wooded hills; a 2013 fire burned some 2,300 ha

Questions buyers ask

What does the municipality of Andratx include?

Five settlements: Andratx town, Port d’Andratx, S’Arracó, Sant Elm and Camp de Mar, plus the island of sa Dragonera, a natural park. The town hall, the main health centre and the secondary school serve all of them.

Should I look in the town, the port or the smaller villages?

Andratx town suits buyers who want schools, the health centre and shops nearby all year. Port d’Andratx suits those who put the harbour and sea views first. S’Arracó offers quiet village life, while Sant Elm and Camp de Mar are beach places that get much quieter after the summer.

Where are the doctors and the nearest hospital?

The public health centre, CS Andratx-Ponent, is in Andratx town and is open from 8am to 8pm Monday to Thursday and until 3pm on Friday. Port d’Andratx and S’Arracó have small health units with limited hours. The reference hospital is Son Espases in Palma, about 30 minutes away.

What schools are there?

State primary schools in Andratx town, Port d’Andratx and S’Arracó, municipal nurseries in the town and the port, and one state secondary school, IES Baltasar Porcel, in Andratx town. The nearest international schools are in the Calvià area, about 20 minutes' drive from Andratx town.

What should I know about planning rules in Andratx?

Between 2000 and 2006 the town hall granted permits for houses on protected rural land. Arrests followed in November 2006, the mayor of the time was later sentenced to prison, and several houses were ordered to be demolished. Before buying, especially in the countryside, have a lawyer and an architect confirm every licence.
