Living here

Badia Gran and Maioris are two residential urbanisations on the cliff-top coast of Llucmajor, south-east of Palma, about 4 km apart by road. Badia Gran, begun in 1969, is mostly houses and has its own shops, health unit and primary school. Maioris, built from the 1990s, is mainly apartment complexes near Golf Maioris. Both suit buyers who want a quiet coastal base about 20 to 25 minutes from the airport.

Maioris Dècima, usually just called Maioris, is the northern of the two. It stands on land that belonged to the old Son Granada de Baix estate, with Puig de Ros just to its south. Badia Gran lies about 4 km further down the Ma-6014, the coast road from s’Arenal towards Cap Blanc, beyond Sa Torre and Badia Blava, which was built as Badia Gran’s second phase. Its land, known as els Marsals, was once part of the Sa Torre estate. Just past Badia Gran is Tolleric, where bus 504 ends.

Badia Gran is the larger and older of the two, with about 2,000 registered residents. It was started in 1969 and handed over to the town hall in 1976. It has the everyday basics: a small shopping area with a supermarket, bakeries and a pharmacy, a Saturday morning market in the Plaça de l’Almirall Joan de Borbó, a public health unit open on weekdays, a state primary school (CEIP Badies) and municipal sports courts. Badia Blava, next door, adds another supermarket and a sports centre with tennis and padel courts. The two, known together as ses Badies, share a parish church and hold their fiestas in August.

Both end at the sea in high cliffs with viewpoints, such as Badia Gran’s Mirador de Pedrafort, and neither has a beach. The cliff edge lies within a protected area for seabirds that stretches from Cap Enderrocat to Cap Blanc. One way down to the water is at Badia Blava, where a steep road leads to a free car park and a wooden staircase drops to a small rocky cove. Near Maioris, a path known as the Davallador des Carros leads down from the hotel area to rocks below cliffs of about 90 metres. For sand, there is the small cove at Cala Blava, and the long Platja de Palma starts in s’Arenal.

Maioris is smaller and newer, with about 1,100 registered residents; building began in 1992. Its shopping centre has a supermarket, a bakery, a few bars and restaurants and some gyms, and there is a market on Wednesday mornings. The 18-hole Golf Maioris, created in 2006, is just inland, and there is a padel club. A hotel complex sits on its southern edge, towards Puig de Ros, which has another supermarket and a pharmacy. Maioris holds its fiestas in the second half of July. TIB bus 504 links both places with s’Arenal and Palma’s intermodal station.

Who buys here

People live in both all year, alongside the second homes this coast has long attracted, and a growing number of foreign residents have settled in Llucmajor’s coastal urbanisations. Badia Gran, with its gardens, primary school and health unit, suits families and retired couples who want a quiet street. Maioris, mostly flats beside a golf course, suits golfers and anyone who wants a home they can lock up and leave. Either makes a practical base for a job in Palma or frequent flights.

Property

Badia Gran is almost all houses: mostly detached homes on their own plots, plus a good number of plots holding two homes and a few small blocks. Building began in 1969, but most houses date from the 1980s and 1990s, so much of the stock is 25 to 45 years old; only a few have been added since 2010. Maioris is the opposite. Building began in 1992, and most of its homes are flats in apartment complexes of up to about 90 units, built between the late 1990s and the mid-2000s, with more houses added since. If you hope to let to holidaymakers, ask to see the licence before you commit.

Questions buyers ask

How do Badia Gran and Maioris compare?

Badia Gran is the older and larger of the two: mostly houses from the 1980s and 1990s, with its own shops, health unit and primary school. Maioris, about 4 km north by road beside Puig de Ros and Golf Maioris, is newer and mostly flats in apartment complexes. Sa Torre and Badia Blava lie between them.

Can I get down to the sea?

Yes, though not onto sand. Both sit above high cliffs: at Badia Blava a wooden staircase leads down to a small rocky cove, and near Maioris the Davallador des Carros path drops to rocks below. The nearest sandy beaches are the little cove at Cala Blava and Platja de Palma, which starts in s’Arenal, 10 to 15 minutes by car.

Are there schools nearby?

For younger children, yes. Badia Gran has CEIP Badies, a state infant and primary school, and CEIP Urbanitzacions, another state primary, is under 1 km from Maioris, between Sa Torre and Puig de Ros. The nearest state secondary is IES s’Arenal, 10 to 15 minutes by car.

What about doctors and hospitals?

Badia Gran’s public health unit opens Monday to Friday, until 8pm on Wednesdays and Thursdays. At night and at weekends, the Trencadors centre in s’Arenal has a 24-hour service, and Son Llàtzer in Palma, 20 to 25 minutes away, is the public hospital for this coast.

Do I need a car?

In practice, yes. Badia Gran has daily shops, a health unit and a primary school, Maioris has a supermarket, and bus 504 runs from both to s’Arenal and Palma’s intermodal station. But the streets are spread out, and secondary school, 24-hour care and most other things are a drive away.
