Living here

Ariany split from Petra only in 1982, which makes it Mallorca’s youngest municipality. The village sits among farmland in the north-east of the Pla, about 50 minutes by car from Palma and 20 from the beaches of the Bay of Alcúdia. It is quiet and lived in all year, with fields and old estates all around.

Its neighbours are Petra, Sineu, Maria de la Salut and Santa Margalida. The town hall says it has long been little known because no main roads link it directly with the bigger towns, and that this isolation helped keep its landscape and traditions intact. Farming shaped the place for centuries, and the countryside is still dotted with wells, cisterns, threshing floors and seven old windmill towers. From the church square there is a wide view across the plain to the hill of Randa.

The name comes from Arian, an Islamic-era farmstead recorded when Jaume I shared out the island. From the 16th century the land belonged to the Cotoner family, and the village grew up around s’Auberg, the house beside the church where farmers paid their dues. In 1717, after the War of the Spanish Succession, Philip V made Marc Antoni Cotoner Marquis of Ariany, and the marquis gave the village a new church, finished in 1737. Its present nave opened in 1818, and the transept and bell tower were added in 1908–1913. Ariany became a parish in 1935 and a municipality on 30 July 1982, after attempts in 1925 and 1949 failed.

Just over 1,000 people live in the municipality, most of them in the village. Services are basic: a pharmacy, a post office, a state infant and primary school (CEIP Guillem Frontera Pascual) and a small public health unit on Carrer de Sant Josep, open on weekdays. The unit belongs to the health centre in Vilafranca de Bonany, about 20 minutes away, and the hospital for the area is in Manacor, also about 20 minutes by car. Manacor has a much wider choice of shops, and Inca is about 25 minutes away.

Sant Antoni, in mid-January, brings bonfires to the streets. A night fair is held on the last Saturday of July, and the next day the village celebrates its independence. The patron saint, the Mare de Déu d’Atotxa, is honoured at the end of August. In the square, s’Aljub, the old village cistern, which holds 800,000 litres, can be seen through a glass panel. Ariany has no station: Petra’s, on the Palma–Manacor line, is about 10 minutes by car, and TIB bus 441 links the village with Sineu station. The beaches at Can Picafort are about 20 minutes away.

Who buys here

Ariany is still mainly a village of long-established local families, and Mallorcan surnames such as Mestre, Ribot and Bauçà are the most common. The population fell in the 1990s and has grown since, from about 770 in 2001 to 1,072 in 2025. In 2022 the largest groups of foreign residents were from Morocco, Colombia and Germany. It rewards people who want a small, close community with fields on the doorstep and don’t mind driving for shopping, the hospital and the beach.

Property

Most people live in the compact village, with a scattering of farmhouses and old estates in the countryside. The town hall’s heritage catalogue was approved provisionally in 2022, and final approval rests with the Consell de Mallorca. Its 2020 draft treats the streets around the church square as the historic centre, with rules for facade and roof works such as Arab roof tiles, wooden shutters, upright windows and lime-rendered or stone fronts. It also lists older village houses, windmill towers and estates (possessions) such as Son Reixac and Sa Cabaneta, and several prehistoric sites in the fields are protected monuments. Questions buyers ask

Is there a bus or train?

TIB bus 441 runs a loop between Sineu train station, Ariany and Maria de la Salut, and trains from Sineu reach Palma’s Estació Intermodal in about 50 minutes, so check the bus times against the trains. Petra’s station, about 10 minutes' drive away, has a car park and trains to Palma in about an hour.

Why is Ariany the youngest municipality on Mallorca?

It was part of Petra until 30 July 1982, when it became a municipality of its own after attempts in 1925 and 1949 had failed. Its boundary follows the parish created in 1935, and the village marks its independence on the last Sunday of July.

What should I check before renovating an old house?

In its 2020 draft, Ariany’s heritage catalogue lists well over a hundred buildings and sites, most of them in the countryside, and sets rules for facades and roofs around the church square. The town hall approved it provisionally in 2022, and final approval rests with the Consell de Mallorca. Ask the town hall’s planning office which rules apply to the house you want.

When is the health unit open?

A small public health unit on Carrer de Sant Josep opens Monday, Wednesday, Thursday and Friday from 8 am to 3 pm, and Tuesday from 1 pm to 4 pm. It is part of the health centre in Vilafranca de Bonany, about 20 minutes away, and the public Hospital de Manacor is about 20 minutes by car.

Can I rent it out to holidaymakers?

Only if it already holds a licence. Flats can no longer be registered for holiday lets anywhere in Mallorca, and the few new places for houses are sold by the Consell de Mallorca, so ask a lawyer to check the licence of any house you are counting on for rental income.
