Living here

Costitx is one of Mallorca’s smallest municipalities, a quiet village on a low rise among the farmland of the Pla de Mallorca, about 40 minutes by car from Palma and 15 from Inca. Around 1,600 people live here. It has an infant and primary school, a small health unit and a Saturday market, and makes a peaceful base in the middle of the island.

The municipality covers just over 15 square kilometres of farmland between Sencelles, Inca, Sineu and Lloret de Vistalegre, and the village stands on a low rise at about 138 metres. Its population fell for most of the 20th century, to 683 in 1981, then climbed again to 1,591 by 2025. For centuries Costitx depended on Sencelles. It won its own council by royal order in 1858 and became a parish in its own right in 1913. The parish church of the Mare de Déu was rebuilt between 1695 and 1706.

The municipality has 19 archaeological sites, one of the highest densities on the island. The best known is the sanctuary of Son Corró, about 1.5 kilometres out on the Sencelles road, where three bronze bull heads were found in 1894. The originals are in the National Archaeological Museum in Madrid, and the village has asked for their return. Bronze replicas made in 1985 are kept in the Casa de Cultura, and a signposted archaeological route links sites in Costitx and Sencelles. South of the village, the Astronomical Observatory of Mallorca opened in 1991 and later added a planetarium. Its operator went into insolvency in 2016 and the site was later put up for sale, so check what is open before planning a visit.

Day to day, the village has a Saturday morning market in the Plaça del Jardí, a pharmacy, a library and a few small shops, and people drive to Inca or Palma for bigger shopping. The state infant and primary school is CEIP Nadal Campaner Arrom, which in 2024 was authorised to add two classrooms for under-threes. The public health unit opens only on some weekdays and belongs to the Sineu health centre, which also handles urgent care out of hours. The year’s biggest event is Costitx en Flor, centred on 1 May, when residents decorate the streets and squares with flowers and plants and visitors arrive in their thousands.

Country roads lead north to the Inca to Sineu road and south-west through Sencelles, and both routes reach the Ma-13 motorway, so central Palma is about 40 minutes away and the airport 45 to 50. Sineu and Inca, both with train stations, are 10 to 15 minutes' drive. Without a car, TIB bus 304 runs to Inca and Palma about ten times a day each way on weekdays and five times at weekends, taking 50 to 55 minutes to Palma’s Estació Intermodal. The nearest beaches, on the Bay of Alcúdia or Palma’s city seafront, are about 35 minutes away.

Who buys here

The population has recovered strongly since its 1981 low, and the village is lived in all year. Whether they want a home or a quiet base, buyers choose between a village house within walking distance of the school, the market and the bus stop, and a country house among the fields within reach of Palma, Inca and the Bay of Alcúdia.

Property

The village is compact, with the church, the main squares and the market within a short walk, and traditional stone townhouses on narrow streets around them. These are close to everything, but parking, light and access vary a lot from house to house. The town hall keeps a heritage protection catalogue, so check whether a house is listed before planning works. Beyond the village, the farmland holds fincas and country houses that give more space and privacy but mean driving for almost everything.

What is the commute to Palma like?

About 40 minutes by car to central Palma and 45 to 50 to the airport, joining the Ma-13 motorway either through Sencelles or via Inca. Without a car, TIB bus 304 takes 50 to 55 minutes to Palma’s Estació Intermodal, about ten times a day on weekdays and five at weekends on the timetable in force since September 2025.

Is there a doctor in Costitx?

Yes, but the village health unit on Carrer Rafel Horrach opens only on some weekdays, so check the current hours. It belongs to the Sineu health centre, about 10 minutes away, whose urgent care point (PAC) covers evenings, nights and weekends. The nearest hospital is the Hospital Comarcal d’Inca, about 15 minutes by car.

What is Costitx en Flor?

A flower and garden fair centred on 1 May, when residents decorate more than 20 streets and squares with flowers and plants. It draws big crowds: municipal sources estimated about 20,000 visitors in 2025, and in 2024 the queue of cars reached the roundabout by the Inca hospital. If you live here, plan around the day.

When are the other festivals and the market?

Bonfires mark Sant Antoni on 16 January and Sant Sebastià on 20 January. The patron saint’s festival, the Mare de Déu, falls on 8 September, with several weeks of events around it. The weekly market is held in the Plaça del Jardí on Saturday mornings.

What should I check before buying a country house here?

Have a lawyer confirm that every building and extension is legal and registered. A 2024 Balearic law opened a three-year window, running in Mallorca from February 2025, to legalise some existing unlicensed buildings on rustic land, and Costitx council has approved the environmental conditions for these cases. Houses in the village may also be in the municipal heritage catalogue.
