Living here

The municipality of Sencelles covers about 53 square kilometres of farmland in the western part of the Pla de Mallorca, the flat plain in the middle of the island. Just under 4,000 people live in Sencelles town, the village of Biniali and a scatter of tiny hamlets. Palma is 30 to 40 minutes away by car, near enough for regular trips.

Sencelles is one of the largest municipalities in the Pla, and a flat one: nowhere rises above 160 metres. It borders Santa Eugènia, Consell, Binissalem, Inca, Costitx, Lloret de Vistalegre and Algaida, and to the north-west it meets the Raiguer, the band of towns and farmland at the foot of the Tramuntana. The town hall calls it a town of towns. Sencelles town holds most of the people. Biniali, a few kilometres west, has about 280, and the rest live in tiny hamlets such as Ruberts, Jornets, Judí and Cascanar, some of them almost empty.

People have farmed this land for a very long time. The talaiot of Son Fred, part of a prehistoric settlement, is the most important of several talaiotic sites on an archaeological route shared with Costitx, which was itself part of Sencelles until the 1850s. Vines were the main crop, alongside figs, almonds, cereals and livestock, until phylloxera ruined them in the 1890s, and the municipality is still one of five in the Binissalem wine denomination. The population fell for much of the 20th century, to about 1,600 in the 1980s.

Services are concentrated in Sencelles town: the town hall, the municipal nursery, the Can Bril state primary school, a health post open on weekdays from 8am to 3pm, and markets on Wednesday and Saturday mornings. Biniali has a small health post, with a doctor for an hour on Monday mornings, and a Saturday food market. Secondary pupils from both take a school bus to IES Sineu. The area’s health centre, with out-of-hours urgent care, is in Binissalem. The nearest public hospital is the Hospital Comarcal d’Inca, and the reference hospital is Son Llàtzer in Palma.

The Ma-3020 runs west from Sencelles through Biniali to Santa Maria del Camí and the Ma-13 motorway, which puts central Palma 30 to 40 minutes away, depending on where you start. Inca and Sineu are each about 15 minutes from the town. There is no train station in the municipality; the nearest are at Binissalem, Inca, Santa Maria del Camí and Sineu. TIB bus 304 links Sencelles and Biniali with Inca and Palma about ten times each way on weekdays and five at weekends, and stops at Son Llàtzer hospital.

Who buys here

Since its low point in the 1980s the municipality’s population has more than doubled, as new residents and second-home owners, some of them from abroad, have joined families who have lived here for generations. Buyers usually choose between a village house in Sencelles, close to the school and markets, an old stone house in Biniali, a little nearer Palma, one of the few houses in the listed hamlet of Ruberts, or a country home out on the plain.

Property

Most of the municipality is farmland, so homes fall into three broad kinds: traditional village houses in the old centre of Sencelles, stone houses in Biniali’s protected core, and fincas and country houses scattered across the plain. Biniali and Ruberts are both listed historic ensembles. Biniali’s protection plan, approved in 2023, sets strict rules for works in the old core, while Ruberts' plan was only provisionally approved, in 2021. The town hall has also drawn up a heritage catalogue covering buildings in the town and the hamlets. Planning still runs on rules from 1995. Out on the plain, a lawyer should confirm that every building is legal and registered.

How Sencelles breaks down

  1. The main town, home to most residents, with the town hall, the nursery, the Can Bril primary school, a weekday health post and markets on Wednesday and Saturday mornings. Palma is about 35 minutes away by car.

  2. A village of about 280 people a few kilometres west of the town, with a protected core of stone houses around the 17th-century church of Sant Cristòfol, a Saturday food market and few shops. Palma is about 30 minutes away.

  3. A listed hamlet of about 25 people among fields in the south-east of the municipality, built around the Son Jordà estate and an 18th-century church. Strict heritage rules leave little room for new homes.

Pros and cons

  • Nursery, primary school, health post and two markets in town
  • A choice of town house, protected village house or country home

Against

Questions buyers ask

What does the municipality of Sencelles include?

Sencelles town, where the town hall and most residents are, the village of Biniali to the west, and a handful of tiny hamlets such as Ruberts, Jornets and Cascanar, all set in farmland. In 2025 just under 4,000 people lived in the municipality.

Which part should I look in?

Sencelles town suits buyers who want to walk to the school, the health post and the markets. Biniali is smaller and a few minutes nearer Palma, with a protected core of stone houses. Ruberts and the countryside suit those who want quiet and space and are happy to drive for everything.

How far is Sencelles from Palma and the airport?

By car outside rush hour, central Palma is about 30 minutes from Biniali, 35 from Sencelles town and 40 from Ruberts, and the airport is 35 to 45 minutes away. Without a car, TIB bus 304 takes about 45 minutes from the town to Palma’s Estació Intermodal.

What planning rules apply?

The municipality’s Normes Subsidiàries date from 1995. A revision was given initial approval in 2014 but has not been completed, and in September 2025 the town hall signed an agreement with the Consell de Mallorca for help drafting new rules, with no date set. Biniali’s old core has a protection plan approved in 2023, and Ruberts' plan was provisionally approved in 2021, so ask the planning office and a lawyer whether it is now in force and what is allowed before you buy.

Where are the doctors and schools?

Sencelles town has a health post open on weekdays from 8am to 3pm, the municipal nursery and the Can Bril state primary school, and Biniali has a health post with limited hours. Out-of-hours care is at the health centre in Binissalem, and secondary pupils take a school bus to IES Sineu.
