Living here

Wheat, pork sausages and a full calendar of village fiestas are what Sant Joan is known for. Around 2,300 people live in this small farming municipality in the Pla, Mallorca’s inland plain, about 45 minutes east of Palma. It is for people who want a lived-in town, country walks close by and a central base, and who can do without the sea.

Sant Joan’s streets climb a hillside above 150 metres in the middle of the Pla, with Sineu to the north, Petra and Vilafranca de Bonany to the east, Montuïri to the west and Porreres to the south. It is often called the most agricultural village on Mallorca: wheat and garlic are its best-known crops, and pork sausages are still made in the traditional way. The parish church of Sant Joan Baptista was largely rebuilt between 1927 and 1939, keeping the bell tower and the façade of the 18th-century church before it.

Just under a kilometre south of the centre, a long, wide stone stairway climbs to the sanctuary of Consolació, which locals regard as the town’s birthplace; its round courtyard doorway is thought to survive from the first 13th-century oratory. A flat circular walk of almost 5 km loops south of town, and routes of 3 to 9 km take in the Puig de Sant Nofre (254 m) to the north, with the ruins of an early 15th-century hermitage on private land near the top. Els Calderers, an 18th-century estate 3 km away, is now a house museum with more than 30 furnished rooms, native farm animals and old tools.

Everyday needs are covered in town. The weekly market is held in the Plaça de la Constitució (Plaça Nova) on Thursday mornings, and there are three supermarkets, a pharmacy, a library, a municipal pool and the Son Juny sports centre. The public health unit opens every weekday, mostly in the mornings, with one afternoon session a week. Out-of-hours urgent care is at the health centre in Vilafranca, about 10 minutes away, and the hospital for the area is in Manacor. Children start at the Els Molins nursery (ages 0 to 3) and the state primary school, CEIP Son Juny, then go on to IES Sineu for secondary school.

Community life is busy for a town this size, with 26 associations. Up to 14 bonfires burn on the eve of Sant Antoni in January, and for more than 400 years people have walked up to Consolació on the fourth Sunday of Lent for the Quart Diumenge, also called Pa i Peix. At sunrise on 24 June children climb the same hill for Es Sol que Balla. The patron saint’s fiestas fall around 29 August, and on the first weekend of October the Festa del Botifarró brings open-air grills of local sausages and a dance. Local notices are still read out over loudspeakers on the bell tower.

Who buys here

Sant Joan is still a farming town with a strong local identity. Its population fell for most of the 20th century but has been growing again since the 2000s, and the town hall gives newcomers a welcome guide, written in Catalan, that urges them to shop locally and join its associations. It is better for people who want to take part in village life, such as families wanting a village school or buyers restoring an old townhouse, than for those looking for a holiday base.

Property

Most homes in town are terraced village houses on streets that step up the hillside, and the zoning keeps to this type in the old core and the newer streets around it. Four windmills are now homes. Out in the fields are farmhouses and old estates (possessions), sixteen of them protected in the municipal heritage catalogue. The planning rules (Normes Subsidiàries) were approved in 2016 with conditions; a change to meet them, returning some unbuilt land on the edge of town to rustic status, went out for public comment in March 2026 and still needs the Consell de Mallorca’s final approval. Have a lawyer check any plot or country building.

How do I get to the train?

By bus: TIB 442 runs from Sant Joan to Sineu station in 8 to 10 minutes, ten times on weekdays and seven times at weekends and on holidays, and the train from Sineu takes about 50 minutes to Palma’s Estació Intermodal. Sant Joan’s own station, outside the village, closed in 2012.

How far is the nearest beach?

Sant Joan is in the middle of the island. The beaches at Can Picafort, on the Bay of Alcúdia, and at Porto Cristo, on the east coast, are each about 30 to 35 minutes by car, and Es Trenc in the south about 40.

What schools are there?

Sant Joan has a municipal nursery for under-threes, Els Molins, and a state infant and primary school, CEIP Son Juny. Secondary pupils go to IES Sineu, about 10 minutes away.

Could I let the house to holidaymakers?

Not easily. Flats can no longer be registered for holiday lets in Mallorca, and the limited new places for houses are sold by the Consell de Mallorca under strict conditions. If you need rental income, look for a house that already holds a licence and have a lawyer check it.
