Living here

Ruberts is a tiny hamlet set in farmland in the south-east of Sencelles municipality, in the Pla de Mallorca, close to the boundaries with Lloret de Vistalegre, Costitx and Algaida. About 25 people are registered there. The whole hamlet is a listed historic ensemble. Buying here means an old village house in open farmland, strict building rules and a drive for everything.

Ruberts stands at about 110 metres among fields on the flat centre of the island, roughly 7 km from Sineu. It appears in the 13th-century Llibre del Repartiment, and its name probably comes from the Robert family, from Tarragona, who settled here after the conquest of 1229. The hamlet grew up around the Son Jordà estate, the largest in the area by the late 16th century, and its houses still ring the old estate house. In the late 19th century it had 31 houses and 156 people. Numbers fell to just 4 registered residents in 2000 and have since crept back to about 25.

The main street loops round the hamlet and opens onto the square, with the church of the Mare de Déu del Carme, the entrance to Son Jordà and an old stone well. The church was built in 1768–70 on land given by the estate’s owners and enlarged in 1909–10. Electricity arrived only in 1964. The remains of Es Fornàs, a prehistoric talaiot (stone tower), lie within the protected area. Its patron, the Mare de Déu del Carme, is celebrated around 16 July. For shops and schools you drive to Sencelles or Sineu, each about 10 minutes away, and the public health post is in Sencelles, so a car is essential.

Who buys here

Only about 25 people are registered here. Numbers recovered from a low of 4 in 2000 to the mid-20s by the late 2010s and have stayed at about that level since. The hamlet’s protection plan notes that some houses are being turned into second homes. The hamlet will appeal to someone who wants a quiet old house in farmland near the middle of the island and is happy to drive for daily needs.

Property

Ruberts is around 30 houses, mostly of one or two storeys, along short narrow lanes around the church and the Son Jordà estate house. They range from 17th and 18th-century village and farm houses to 19th and 20th-century homes, and a handful built since the 1960s. In 2008 the Consell de Mallorca declared the hamlet a Bé d’Interès Cultural (historic ensemble), with a protected belt of farmland around it. A protection plan, provisionally approved by the town council in 2021, would limit each plot to one home, ban basements, restrict plot splits and leave room for about five new homes. Check whether it is now in force before buying.

Against

Questions buyers ask

Can I renovate or extend a house in Ruberts?

Only within heritage rules. The hamlet is a listed historic ensemble. Its special protection plan, provisionally approved by the town council in September 2021, gives each building a protection level, rules out extensions to catalogued buildings and requires an archaeological dig before any work below ground. Ask the town hall and a lawyer whether the plan is now in force and what it allows for a given house before you buy.

Which roads lead to Palma and the airport?

Country roads west to the Ma-13 motorway bring you to central Palma in about 40 minutes outside rush hour, and the old Sineu road (Ma-3011) to the airport in about 40 to 45.

Where do residents see a doctor?

The municipality’s public health post, in Sencelles town about 10 minutes away, opens on weekdays from 8am to 3pm. Out of hours the town hall points residents to the urgent care point (PAC) at the health centre in Binissalem, about 25 minutes away, or to Son Llàtzer hospital in Palma. The nearest public hospital is the Hospital Comarcal d’Inca, about 20 minutes by car.

How many people live there?

About 25 were registered in 2025. In the late 19th century the hamlet had 31 houses and 156 people. It lost most of them in the second half of the 20th century, falling to just 4 registered residents in 2000, and has partly recovered since.

Is there a train nearby?

Sineu station, about 10 minutes by car, is on the line from Palma to Manacor. Trains take about 50 minutes to Palma’s Estació Intermodal.
