Living here

Vineyards and fields surround Biniali, a village of about 280 people in the municipality of Sencelles, on the Pla de Mallorca about 30 minutes by car from Palma. Its old core of stone houses around the church of Sant Cristòfol is a protected historic ensemble. The village is quiet but lived in, and the city is close.

Biniali lies on the left bank of the Torrent de Solleric, in flat farmland west of Sencelles town, where the Pla meets the Raiguer. It began as an Islamic farmstead, was attached to Sencelles when King Jaume II reorganised the island’s towns in 1309, and had grown into a small village by the end of the 16th century. Its fortunes rested on vines until phylloxera ruined the vineyards in the 1890s, and wine is still made around it, within the Binissalem denomination. In 2009 the Consell de Mallorca declared the old core a historic ensemble (Bé d’Interès Cultural).

The centre is the 17th-century parish church of Sant Cristòfol and its rectory, with an obelisk to the Immaculate Conception, begun in 1854 and finished in 1918, in Plaça de la Concepció. The protection plan’s heritage catalogue also lists a windmill from 1835 and a well by the bridge that dates from before 1789. Sant Cristòfol, patron saint of drivers, is celebrated around 10 July with a blessing of cars and other vehicles. A weekend fair in early June, the Fira de Biniali, brings traditional Mallorcan games, music and a parade, and a small food market runs on Saturdays.

Services are thin. The village health post, on Carrer del Torrent, has a doctor for an hour on Monday mornings and a nurse for an hour on Monday and Friday afternoons. The town hall, a weekday health post, a nursery and the state primary school, Can Bril, are in Sencelles, 5 to 10 minutes away. The health centre in Binissalem has an urgent care point (PAC) for evenings, nights and weekends. There are a few bars, but shopping is limited, so most errands mean a drive to Sencelles or a bigger town nearby.

Who buys here

About 280 people live in Biniali, making it the second-largest settlement in Sencelles after the town itself. It is a good fit for someone who wants an old stone house in a real village, with quiet streets and vineyards around it, Palma about half an hour away by car and the airport about 35 minutes, and is happy to drive for most errands.

Property

The protected core is compact. The typical house stands wall to wall with its neighbours along the street, usually on two floors, the older ones with thick walls of stone or rammed earth. The protection plan catalogues about 60 buildings, mostly village houses from the 17th to the 20th century. They include grander family houses, some with an arched stone doorway and a balcony above it, the old estate houses of Son Antic and Son Raió, and farmhouses the village absorbed as it grew. Newer homes date from the 1960s on, a few of them detached.

Questions buyers ask

How close is Palma?

About 30 minutes to central Palma and 35 minutes to the airport by car outside rush hour, west along the Ma-3020 and then down the Ma-13 motorway.

Can I renovate or extend a house in the old centre?

Yes, within limits. The 2023 protection plan for the historic ensemble caps houses in the old core at two floors, rules out basements and splitting or merging plots, and sets traditional materials and colours, with no aluminium or PVC windows. Any work that digs into the ground needs approval from the Consell de Mallorca’s heritage commission, and works within 100 metres of the Torrent de Solleric need the water authority’s permission.

Are there schools and a doctor nearby?

Biniali’s health post has a doctor for an hour on Monday mornings and a nurse for an hour on Monday and Friday afternoons. Sencelles, 5 to 10 minutes away, has a weekday health post, a nursery and the Can Bril state primary school, and the health centre in Binissalem has an urgent care point for evenings, nights and weekends.

Is there public transport?

TIB bus 304, which links Inca, Sencelles and Palma, stops on the Ma-3020 at the edge of the village and calls at Son Llàtzer hospital on the way into Palma; check the current timetable before relying on it. The train stations at Santa Maria del Camí and Binissalem, on the line to Palma, are about 10 to 15 minutes away by car.

When are the village festivals?

Sant Cristòfol, the patron saint, is celebrated around 10 July, when cars and other vehicles are blessed. The Fira de Biniali, with traditional Mallorcan games, music and a parade, takes over a weekend in early June, and the town hall also puts on Christmas and Three Kings (Reis) events in the village.
