Living here

Montuïri is a small town on a low hill in the Pla, Mallorca’s central plain, beside the Ma-15 between Palma and Manacor. About 3,300 people live in the municipality. Made a royal town in 1300, it keeps a medieval street grid, a row of old windmills and one of the island’s most important prehistoric sites. Palma is 35 to 40 minutes away, and many residents commute to Palma or Manacor.

The town sits on a low ridge about 170 metres up, with the Ma-15 dual carriageway running past its southern edge. In 1300 King Jaume II made Montuïri a royal town, gathering its scattered settlers into a planned village whose regular grid still runs along the ridge, with Carrer Major as the spine. The Plaça Major holds the town hall and the parish church of Sant Bartomeu, recorded since the 14th century, with a bell tower from 1552. The small Plaça Vella, where the town began, keeps some of its oldest buildings, and the Molinar quarter on the south side has the eight windmills that give Montuïri its skyline.

Cereals, almonds, figs and apricots grow on the plain around the town. The old lagoons that once surrounded it were drained with ditches and dry-stone channels, and vegetable gardens with old water wheels (sínies) still ring the built-up area. About 2.5 kilometres out on the road to Pina lies Son Fornés, a Talaiotic settlement of more than three hectares with the largest talaiot found on Mallorca. Its finds are shown in the Molí des Fraret, an 18th-century windmill in town. To the east, the oratory of the Mare de Déu de la Bona Pau stands on the Puig de Sant Miquel (239 metres), where a hermit was recorded in 1396.

The weekly market fills the Plaça Major on Monday mornings. The public health unit on Carrer de Palma opens on weekdays; out-of-hours care is at the Vilafranca health centre, about 15 minutes away, and the area’s hospital is in Manacor. Children start at the municipal nursery and the state primary school, CEIP Joan Mas i Verd, named after the town’s mayor during the Second Republic, when its building went up, then go on to IES Porreres for secondary school (ESO). There is a municipal music school and a public library, and rubbish is collected door to door.

The year follows the church calendar. On Easter Sunday the Encontre procession leaves the parish church, and on the Tuesday after Easter, the Dia des Puig, townspeople go up to the Bona Pau oratory. The fiestas of Sant Bartomeu fill August and peak on the 24th. The Cossiers, a troupe of dancers with a Lady and a Devil, come out only three times a year, on 15, 23 and 24 August; the town hall says they are the only troupe on the island that has never stopped dancing. On the first Sunday of December the Fira de sa Perdiu, revived in the early 1980s, holds a contest of decoy partridges.

Who buys here

Montuïri’s population fell from just over 3,000 in 1950 to about 2,050 in 1991 and has grown by more than 1,200 since. Many residents commute to work in Palma or Manacor along the Ma-15. In the 2022 municipal register, 573 of the 3,119 residents held a foreign nationality, the largest groups being Moroccan and German, with only 16 British. Choose it for a working village with strong traditions, the countryside at the door and Palma within easy reach.

The old town keeps its medieval grid of streets lined with traditional village houses, some with round-arched doorways, and a few on and around Carrer Major date from the 16th and 17th centuries. Old windmill towers line the street through the Molinar quarter. Outside the town, the farmland is well kept and lightly built on, with historic estates (possessions) such as Son Fornés, Tagamanent, Sabor and Son Company, as well as country houses, fincas, rural hotels and agroturismes. A new general plan, with a catalogue of protected heritage, was given initial approval in July 2025. Have a lawyer check the planning status and legality of anything you buy.

Questions buyers ask

How often do buses run to Palma?

TIB line 401, from Cala Millor and Manacor, stops in Montuïri about once an hour every day and reaches Palma’s Estació Intermodal in about 40 minutes. Line 403 from Campos adds around a dozen trips a day, taking 45 to 50 minutes. Both use the stop on Carrer de la Constitució at the edge of town, which a free municipal minibus links with the centre.

Is there a bus to the airport?

Only in season. The A42 from Cala Bona to the airport stops in Montuïri (in 2026 from 27 March to 31 October) and takes about half an hour, but boarding here must be booked by 9 pm the day before. The rest of the year, change in Palma.

Is there a secondary school?

Not in town. Montuïri has a municipal nursery for under-threes, a state infant and primary school, CEIP Joan Mas i Verd, and a municipal music school, and secondary pupils (ESO, ages 12 to 16) go to IES Porreres, 10 to 15 minutes away, which does not teach the Batxillerat.

Where do I see a doctor?

At the public health unit on Carrer de Palma, which sees patients on weekdays, with afternoon hours on Tuesdays. Out of hours, the urgent care point (PAC) is at the Vilafranca health centre, about 15 minutes away, and the hospital for the area is the Hospital de Manacor, 20 to 25 minutes by car.

Can I renovate or build?

Only after careful checks. When Montuïri’s new general plan was given initial approval in July 2025, the town hall suspended licences across the municipality wherever the new rules change what is allowed. The suspension lasts up to two years or until the plan’s provisional approval, which extends it by up to a year, although works that fit both the current and the new rules can still go ahead. Talk to the town hall and a lawyer before you buy.
